LOCATION: Riverside Park (across the street) boasts trails, overlooks of the James River, multiple playgrounds, tennis, basketball, a train, a fun sprayground in the warm season (bring your bathing suits, kids!), and more.
PARKING: along the street and there is usually 1-2 spaces available in front of the home. If not, or if you have more vehicles, there are more spots on the other side of the street.
CLIMATE CONTROL: central heat & air (please note there is not a separate thermostat for the basement apartment. It naturally stays on the cool side and we provide blankets & space heaters for our guests who prefer some extra warmth!)
***PETS***
We allow 1 well-behaved dog per stay with an additional $100 fee. Here are the requirements:
-Dog must be up to date on flea & tick treatments. (proof provided upon request)
-Dogs are not allowed on the furniture.
-Dogs will be crated when owners are not present
***You must be over 25 years old to rent this home.
HOUSE RULES
1. NO SMOKING OR VAPING. You must be at least 25 ft away from the home and please dispose of all trash. We will impose an additional charge if our cleaning staff smells smoke after your stay.
2. NO EVENTS, GATHERINGS, OR PARTIES. No outside guests are allowed on the property without the permission of the hosts. We reserve this space for our confirmed, overnight guests.
3. 1 DOG ALLOWED PER STAY (see additional requirements above). Extra charges will be assigned if there is evidence of damage upon departure.
4. QUIET HOURS. We want to be good neighbors to the elderly couple next door. Any noise outdoors needs to be kept to a minimum after 9pm.
5. Please FOLLOW CHECKOUT INSTRUCTIONS in the Guest Manual before departing.
6. SHOES OFF the rugs and furniture so that we may keep the house in top shape.

OTHER THINGS TO NOTE:
This brick beauty, built in 1932, has lots of charm and is set in the "Rivermont Historic District" surrounded by plenty of stately neighbors. We are firm about outside noise levels after 9pm to ensure we are good neighbors to those around us.
It's an honor to have a home located "on the Ave," but please note "the Ave" is a fairly busy street and parking is along the street. For children, the backyard of the Gem is fenced and Lynchburg's best park & splash park are just across the street!
THE NEIGHBORHOOD: Our multi-cultural neighborhood is active, and you'll often see a few joggers/dog walkers on the sidewalk any given day! There is a beautiful park across the street with a large play ground, picturesque trails, and a sprayground during the warm season. (bring your swimsuits, kids!)
Walk 4-5 blocks to some of our favorite food spots: Magnolia Foods, Rivermont Pizza, & Golf Park Coffee.
Entrance to Blackwater Creek Trail is also within walking distance of our home. A short drive will get you to the downtown area which boasts even more great eateries, retail boutiques, coffee shops, and an eclectic Community Market.

Really lovely house! We rented this Vrbo for a group of 6 for our college reunion. The bedrooms were all nice and the kitchen was fully stocked. Very homey and a great place to relax and catch up with friends. Would definitely stay here again!
The 5 bedrooms were ideal for our extended family, and the living areas gave us plenty of options for gathering, both inside and outside. The whole home feels recently renovated and fresh, and we would definitely stay again!
It’s never easy to find a place that feels like home but this place had everything we needed for our short stay. Super clean and convenient location. Can’t wait to return!

They say the most important thing in real estate is location. This house was perfectly located! We loved having Riverside Park across the street for our kids to play at! The local restaurants, especially Riverside Pizza, were greatly enjoyed! This home comfortably fit our family, perfect stay!
We had 2 families with adult children and 1 baby stay for 3 nights and it was wonderful. All bedrooms are on the upper or basement levels so there are stairs for all bedrooms. Main living space was beautifully decorated and had comfortable sturdy furniture. Very clean with plenty of towels. We would totally stay again.
We really enjoyed our stay visiting our LU students. The house was spacious and very clean. Plenty of room for a large group. There's a lovely park across the street. Unfortunately the weather didn't cooperate for us to explore more. Would definitely return to this house. Angela was wonderful to work with and always quick to respond.
Our family loved this home. It’s perfect walking distance to Randolph College, coffee shops and great park across the street. All the beds were very comfortable. We were a family of 12 and were able to prepare our meals and all sit at a truly work of art dining table. We built a fire in the fire pit out back and played a game in the backyard. The hosts were very responsive Our Granddaughter is a Junior at Randolph so we will be back. Lynchburg is a beautiful town.
Our family traveled to Lynchburg last weekend for our daughters senior vocal recital. We decided to stay together at the Colonial Gem rather than booking individual hotel rooms. This home was exactly what we needed! Very well appointed with all of the comforts of home. We were able to enjoy meals together at the large dining table, soak in the crisp fall weather by the fire pit, and hike the rivers edge in the park across the street. We thoroughly enjoyed our stay and will consider this home again for our trips to Lynchburg! Thank you!
We were visiting family in Lynchburg and came from CA. The home was exactly as pictured. The beds were incredibly comfortable, my entire family said the same! I love the little thoughtful touches in the home (ear plugs, coffee, make up wipes etc). The home’s location was centrally located to everything we wanted to visit. We felt very safe, went on about a 3 mile walk most mornings. There’s a great park right across from the house! The entire basement is its own little home. My husband and I enjoyed staying down there while we sent all of our kids upstairs to the main rooms. It was nice to have the privacy we needed to relax. I appreciated the weights in the little gym area in the base meant, I was able to get in a sufficient workout. Communication with the property manager was quick and efficient. We’d be so lucky to stay in this home again, it was a real gem!

We had a group of friends driving in from Michigan to drop off students at LU. The house worked out great and was close enough to campus that it made the transition really easy!
Absolutely loved our 3-Night stay in this amazing little house. Just don't mind the grumpy old man next door. Everything was super clean and just as we pictured. Check out was a little early, and that hurt a bit for the non early-birds, but otherwise I would certainly come back. It wasn't until Day 2 that we found the coffee in the basement (our friends that stayed down there failed to mention it to us--LOL). So, lock that down first thing when you arrive. Thanks for having us!
Such a fantastic house in a great location, close to downtown and restaurants. The house was perfect for our group of college friends and our annual reconnect weekend. Well-stocked with the basics, comfortable beds and appeared to be professionally decorated…what more could you ask for? Highly recommend and would absolutely stay here again.
