The home is modern yet cozy, with high end appliances and brand new everything. Enjoy incredible expansive views of Los Angeles (you can even see the Hollywood sign) from the private roof terrace, equipped with a state-of-the-art retractable roof pergola and built in heaters. The Space: Modern yet inviting, you'll be able to relax in comfort both with the decor and the brand new amenities. The home spans 5 floors and has 3 bedrooms and 3 bathrooms, with the 5th floor/roof being the terrace (please be aware of the stairs- if anyone in your party has any health problems that may prevent them from easily using stairs, this property is not the right fit for you). There is a private gated driveway for the building, and a private 2 car garage for your use on the property. Ground Floor- Front Door Entrance and Garage 2nd Floor- Living Room and Kitchen 3rd Floor- Bedroom 1 (Queen Bed) with en-suite Bathroom 1, Bedroom 2 (Queen Bed) with Shared Bathroom 2 4th Floor- Master Bedroom with en-suite Bathroom 3 and a private Balcony 5th Floor- Roof Terrace \*Please note that as this home spans 5 floors and has no elevator- all guests must be able to walk stairs\* Guest Access: Guests will have access to the entire townhouse. The Neighborhood: The townhome is located in a very quiet and residential neighborhood. It is in a gated community. There are a few coffee shops that can be reached within walking distance. Mad Lab Coffee and Lodge Bread Company bakery are a 6 minutes walk away. Venice Beach is a 15 minutes drive away and Santa Monica Pier is a 20 minutes drive away. Getting Around: We recommend having a car. However, it is very easy to get an Uber/Lyft from this location. Other Things to Note: NO PARTIES, LOUD MUSIC MAXIMUM OCCUPANCY MUST BE RESPECTED AT ALL TIMES ANY PARTIES WILL RESULT IN IMMEDIATE EVICTION No parties, loud music or gatherings of more than 7 people allowed in the house No music after 10pm Pets allowed on a case by case basis - please check with host before check in - $90 per pet/per day Smoking prohibited indoors (outdoors ok) - $250 fine $35 charge per towel for any stained/ruined towel $35 charge per stained pillow cover $200 charge per stained sheets/duvet cover $200 charge if the house is left excessively messy and requires additional cleaning Guests must be transparent and truthful about the questions asked by the house at booking. We chose this property because of how clean it looked in the photos. The reality didn't disappoint. The house is immaculate and very contemporary. There are little touches that we hadn't seen in other properties we have rented in the past. Make-up washcloths (I loved them because I always feel bad about white towels and removing make-up), a light by the bed for reading, each bedroom has it's own bathroom, and other touches that made the stay feel more like being at home. The host is very responsive.The 2 things I'll mention to be aware of are: you need the clicker to open the gate to get in. We misread and thought that the gate code opens the gate for parking. So, make sure you go in the house first to get the clicker. We had a 13 hour travel day and we so tired when we arrived and got frustrated when we couldn't open the gate and then realized we needed the clicker first. Secondly, and this is made very clear in the listing, there are lots of steps. It wasn't an issue for us, but carrying up a 45 lb suitcase a few flights may be an issue for some. We would DEFINITELY stay here again. The home is gorgeous, clean and well-appointed. The hosts are so responsive and we felt like if we needed anything, it wouldn't be a problem. Go to the very top and look out and see the Hollywood sign and have a relaxing time! This is the place to do it. ##### Teresa F. We loved the space. Yes, there are lots of stairs but was not a problem for us. Very convenient for 3 ppl with 3 beds and baths. Kitchen well appointed. Modern decor which we loved. Only issue was 3 electrical outlets did not work, we found circuit breaker and saw the breakers had been tripped so were able to fix. In the late hours of the nite, the fire alarm went off but there was no problem and it stopped on its own. There was no explanation, we are suspicious there may be electrical problems in the unit. There were no instructions how to escape in case of a fire so that could be improved. Even with all this, we would stay there again. ##### Karen M. It is located in a nice quiet neighborhood, but not really walking distance to the beach. Also, lots of stairs. The apartment is stacked on top of itself which allows for privacy in the sleeping spaces but would not recommend staying here with your grandparents. All in all a fabulous rental. From reservation, to the day before check-in, on checkout day and post stay. The location was a very unique experience for us. 5 stories of a building, a whole vertical slice from ground to sky. The rooftop hangout area was very much enjoyable and the location of the property felt quiet considering how much in the city proper it is. Short drive to the beach. Short drive to the airport. Short walk to some local businesses. Over all, I would absolutely recommend this property to friends and family. ##### Ben O.
