Immerse yourself in Kanab's charm at Timber + Tin! Timber and Tin B is a modern one bedroom luxurious vacation rental that boasts resort-style amenities. After a day of adventure, relax in the resort pool and hot tub & unwind on your private rooftop deck. After dark, the rooftop is an excellent place for stargazing in the night sky above Kanab's Vermillion Cliffs. This is THE place to stay near Zion, Bryce and Grand Canyon National Parks.



The Space:

Crafted for the savvy explorer! Timber + Tin B isn't just a vacation rental, it's an exclusive experience designed for discerning travelers. Its one-bedroom, one-bathroom layout maximizes comfort and style, equipped with everything you need for a smooth and comfortable journey.



While this is a one bedroom unit, there is also a sofa bed and air mattress. The bedroom features a plush king bed, TV, closet, and ensuite bathroom. The bathroom actually has two entrances for your convenience. It contains a double vanity, walk-in shower and complimentary soap, shampoo & conditioner.



The living room provides the sofa bed as well other comfortable seating. There is a large flat-screen TV with access to Hulu, Disney+, ESPN+, Freevee and Roku TV.



The kitchen showcases the latest appliances and comes equipped with the supplies you need to prepare your favorite meals. There's a dining table with room for six.



Outside, you will have your very own barbecue grill, a rooftop deck with table & chairs, and a fire pit (perfect for roasting marshmallows!). As well, you'll have access to all of the common areas, which include a pavilion in the recreation area, games (corn hole!), pool, hot tub, and the restored 1920's barn. Make some new friends and while watching one of the many terrific old Westerns filmed in Kanab, and then play some games in the barn loft.



Guest Access:

You will have access to the entire home and all common areas. Key pad door lock.

Pool & Hot tub:

• Pool & hot tub hours are 8:00 AM – 10:00 PM

• The pool is seasonal, so please check with us for current dates of availability

• The hot tub is open year-round



Barn & Pavilion:

•Barn, pavilion, fire pit and play area are open from 8:00 AM – 10:00 PM

•Our historical barn is open for use and is equipped with a projector and old western movies for your viewing



The Neighborhood:

Timber + Tin B is just a few blocks from the center of town. It's a quick walk to shops, restaurants, grocery stores, museums and the tourism visitor center.



There's plenty to do with state and national parks nearby, but if you're looking for something more low-key for a day or two, consider the local hikes featured on the flyers in our house book: Squaw, Bunting and K-hill, all offering wonderful views. As well, Jacob Hamblin park has a playground, field, pool with slides, splash pad, and tennis/pickleball courts; Kanab City Library is nearby and often has books for sale; Ranchos Park has great baseball fields; Best Friends Animal Sanctuary has great guided tours (they welcome donations). Also consider the local restaurants, bakeries, and ice cream shops.



Getting Around:

This home has convenient access to Hwy 89A/89 which takes you to Best Friends Animal Sanctuary, Zion and Bryce National Parks, Lake Powell, as well as the north rim of the Grand Canyon.



Here in southern Utah a vehicle is required to get around in town and beyond. We recommend a 4WD vehicle with high clearance if you intend to go off-road to out of the way places.



Page, AZ airport is 1 hour away; St. George, UT airport is 1.5 hours away; Las Vegas airport is 3 hours away.

Cancellations Terms: Please be advised there is a 3% cancellation fee regardless of the cancellation date. This cancellation policy does not apply to HVMB guests.

Your hosts, the Jackson Family, have you covered when it comes to guided tours! Their tour company Expedition Kanab offers truly unique off-road experiences in UTVs and Enclosed Vehicles: They can take you to Peekaboo Slot Canyon, The Great Chamber, Inchworm Arch, Southfork Indian Canyon, the East Zion Warriors Walk, and really anywhere else you are looking to go. If you’re lucky, you might even find some treasure out on the trail! You can also receive 10% off any tour since you are staying with us!



Interaction with Guests:

Your hosts, the Jackson family, are 7th generation Kanab locals. Their ancestors helped settle this area. They have a deep knowledge and love of Kanab, and know all it has to offer. Information about Kanab will be available in each unit through a carefully prepared recommendation book. The owner and management team will be available for emergencies.
