Charming coastal craftsmanship meets serene, private beachfront living. Set amid mature tropical plantings, Ulu Niu offers a tranquil, two-story retreat that captures refreshing coastal breezes in a stylish and intimate setting. The home’s thoughtful craftsmanship shines through oak floors, rich redwood paneling, and custom koa shelving, all complemented by artwork from local artists—creating an authentic and thoughtfully maintained Hawaiian escape.

Elevated, light-filled gathering spaces with ocean views. Upstairs features a vaulted living area and open-plan kitchen with new countertops—perfect for cooking, lounging, and sunset views. The upstairs also houses two spacious bedrooms, each with King beds, air conditioning, and comfortable access to a full bathroom with a tub/shower combo.

Flexible and accessible living with a private downstairs wing. A separate downstairs bedroom, reachable via outdoor stairs off the carport, includes a Queen and Twin bed setup, AC, and an attached bathroom complete with washer/dryer—ideal for guests seeking separation and versatility.

Seamless beach access and private outdoor amenities. Guests enjoy direct access to a sandy beach via a gated path, along with an outdoor hot-and-cold shower—ideal for rinsing off after morning surf or snorkeling.

Mary from Two Papayas was an incredible host. Extremely communicative reaching out the day before our trip. She was very quick to reply to any questions. The home itself was extremely comfortable. Big Island Paradise

We thoroughly enjoyed staying at this perfectly located paradise. Just steps from a gorgeous beach with fantastic snorkeling and amazing sunsets. We had a group of 7 with family and friends and there was plenty of room for everyone and the house made you truly feel the Hawaiian experience.

Beautiful beach house

Classic Hawaiian beach house literally right on the water. The property manager did a great job of communicating and checking in on us to make sure everything was to our satisfaction. The house has a ton of character and is located in a beautiful colony of houses on a hidden gem of a beach. This is worlds away from the cookie cutter golf course houses that you see too frequently here. The location generally is also excellent. It’s about a 5min drive from Hapuna beach which is one of the best beaches in the world…on par with Hanalei. And it’s only about 15-20 min to Waimea which has the best dining options on the big island.

I've stayed in several homes on Waialea Bay and this is a great one -- clean and nicely appointed with everything you need. The lack of clutter is almost as soothing as the sound of the water lapping against the shore. It's a lovely house. And the location is unbeatable.

Location!

The vibe of this place was amazing: homey and tropical. The proximity to the beach was just incredible. Hearing the ocean, having the trade winds blow through the open windows, and taking a 2 minute walk to get to the beach made it hard to want to leave to explore. I can see why the property is hard to book and why it has so many repeat guests :)

Classic Hawaiian Home On The Best Beach

We've stayed in Puako and on Waialea Bay for several years now and all agreed this is one of our favorite rentals. The house oozes classic Hawaiian charm. Traditional, not too fancy, clean and comfortable. Very well stocked amenities-wise. We are a family of 7 and felt the house fit us quite nicely. Loved waking up to the sound of birds and surf each day. The view of the ocean through the trees and the sound of the crashing waves helps give a beachfront feel without the exposure of actually being completely beachfront. Being able to feel like you have some privacy from the public beach goers was desirable for us. The side gate leading to the sand path to the beach gets you there in 20 seconds, so it was the best of both worlds. Plenty of beach paraphernalia in an outdoor closet available to borrow, as well as a fantastic outdoor shower to clean up after time on the shore. Mary at 2Papayas was wonderful and attentive. Would not hesitate to stay here again!

My family of five enjoyed this home so much—I can’t overstate how special the home and location are. The home is fully stocked and we were very comfortable cooking and enjoying the lanai and especially the outdoor shower. The real highlight is the beach—spending each morning watching the sun rise with coffee in hand then swimming, paddleboarding and snorkeling all day was remarkable. We also felt we were in close proximity to other awesome beaches. Thank you to Marley and Mary for helping us get organized with groceries and gear rental, hooking us up w a private chef one night, and answering countless emails with questions before our arrival.

Wonderful! Would definitely go back.

It was exactly what we were hoping for. The house is fully stocked has everything you need. All the appliances were new and clean, even the light/fan switches/outlets looked newly replaced and clean. What you would hope for during a pandemic. Location is perfect, the beach is beautiful and amazing snorkling. The only downfall, which is no fault of the property itself, is while the house is on a private street with gated entry the beach is public. The early mornings and late afternoon/sunset are quiet, you only meet you neighbors at a distance. However if you don't claim your spot on the beach by 8am you will be overrun by the masses coming in from the general parking at the other end of the cove. There were only a couple of nights we had to deal with beer drinking and loud music. Its all managable, just a little disapointing considering how much it costs to be in this location.

Great stay!

This is an ideal location steps from an ideal beach. We had a lovely stay in this very comfortable home outfitted with everything you need for a nice stay. I especially enjoyed the peaceful morning and evening times when it would seem we had the beach all to ourselves. The property management company was very responsive but we never had any reason to call them, everything was in order and clear instructions and information were provided in the book. Loved every minute and I look forward to a chance to return. Mahalo!

Just amazing!!

Just wow!!! We absolutely loved our visit! What a wonderful home, beautifully crafted, great kitchen, comfortable lodgings and the most incredible setting. Mary and her staff are very attentive, met us upon arrival, checked in throughout our visit and made the check out a breeze. Great quiet beach, great snorkeling and paddle boarding too. Best beach on Big Island!

Wonderful house. The beach is just a minute walk away and it’s by far the best beach on the Big Island! The owners are very attentive! The only downside is that the land surrounded the property is dry but the property is beautiful!

We had a lovely time

We stayed in the Ulu Niu property and thoroughly enjoyed our visit. We toured around the island quite a lot and saw a great many wonderful things, but the beach we had access to was among the nicest we saw anywhere. The folks at 2 Papayas were great and we felt quite at home.
