They are not inlcluded. So even though the listing says they have pools and hot tubs, don't expect to be able to use them unless you pay more when you get there. "Hotel Jay at Jay Peak is very nice and the room we had was spacious, well equipped, and comfortable. We requested a cot because our son and daughter wanted their own beds (the room had a queen and a full-size Murphy bed) but the request was denied because of occupancy rules according to the front desk. We weren’t adding more guests to the room so this was off-putting, but the staff was very helpful other than that. The water park was a blast although they did run out of tubes which I heard a few...
