Welcome to Zen Exuma, a private beachfront villa on beautiful Tar Bay Beach. Formerly known as Bougainvillea House, Zen Exuma has been thoughtfully transformed with beautifully renovated indoor and outdoor spaces designed for relaxed island living.

There’s something truly special about Zen Exuma that’s hard to capture in photos. We fell in love with the villa because from the moment you arrive, it feels like your own private sanctuary. Surrounded by more than 100 coconut palms, with no neighboring homes in sight, you feel completely tucked away from the rest of the world, yet you’re right on the beautiful beach!

Guests often tell us it feels like having their own private resort, and we completely understand why. There’s a sense of peace and privacy here that makes Zen incredibly special. Come experience it for yourself!

OUTDOOR LIVING
One of Zen Exuma’s standout features is its incredible 8,000 sq. ft. of outdoor living space overlooking the turquoise waters of Tar Bay Beach.

You can take in panoramic ocean views from the 2,000 sq. ft. rooftop lounge, perfect for morning coffee, sunset cocktails, and stargazing. Spend the day by the private pool with swim-up table, relax in the 8-person hot tub, or gather at the fully equipped outdoor cabana for cocktails and laid-back island evenings.

The cabana features a grill, sink, ice maker, refrigerator, TV, gas fireplace, speakers system, fans, and comfortable lounge seating. Hammocks and a swinging daybed throughout the deck offer plenty of quiet places to unwind.

THE VILLA
With approximately 4,000 sq. ft. of interior living space, Zen Exuma comfortably accommodates up to 18 guests across six bedrooms plus a queen sofa bed.

- Bunk room: Two twin-over-double bunks with private ensuite
- Second-floor living area: Queen sofa bed, additional seating, and TV

The villa's unique two-wing layout provides plenty of room for larger groups to spread out. Each wing features an open-concept living and dining area, ocean views, and a fully equipped kitchen, giving guests two complete kitchens during their stay.

Zen Exuma is conveniently located on Tar Bay, just 5–7 minutes from Exuma International Airport (GGT) and approximately 10–15 minutes from George Town.
Beautiful beaches including Hoopers Bay, Three Sisters Beach, and Coco Plum Beach are an easy drive away, along with popular restaurants such as 23 North, Tim’s on the Bay, and Blue Conch.
