The property was very nice, clean, well maintained, and very close to the beach and Broadwalk. This is a collection of 5 or more hotels, with 1 office for all of them. I think they bit off more than they can chew. Checking in left A LOT to be desired. Then I was hit with a $200 "Resort Fee". When I booked on Expedia, it showed all of the fees and taxes, or so I thought. This left a bad taste in my mouth.

Very happy overall with our stay, we had an upgraded room which was lovely, included a small kitchenette. The outside could use a makeover, but the room was absolutely perfect with a view of the ocean from our door. Busy checking in but if you go on off peak times it was fine.

Be aware of hidden fees. On the check in I was charged $140 per room "hotel charge" on top off 17.50 per room hotel charge, and nobody can explain what the $140 charge is for. The room was super old with stale smell of smoked cigarettes. The breakfast was pathetic. The kitchenette is fine, but there is no cup, or plate, or spoon, or pan provided, so you cannot use it. If you don't want to ruin your vacation, don't book any of HBH, Hollywood Beach Hotels, there are many nice hotels around. Oh, and HBH charge $96.30 parking charges if you use their parking lot.

So much to list, homeless using pool, dog swimming in pool, noise, no kitchen wares (coffee cups, glasses) not sure what the resort fee covers, pretty sad breakfast, thin walls. The only good thing was location but the are better places than this for your money and enjoyment.
