Please note: This property is located in a quiet residential community and Folly Beach has a strict noise ordinance violation rule of 1 strike. Simply respect your neighbors, keep the noise down and no parties.

Welcome to 316 East Hudson, a comfortable and spacious 4-bedroom, 3.5-bathroom home that sleeps up to 10 guests. Located just 2.5 blocks from Center Street, you're an easy walk to Folly Beach's local shops, restaurants, and laid-back beach bars—and only a short stroll to the ocean.
The home features hardwood and tile floors throughout, along with modern appliances and cozy furnishings to help you feel right at home. The layout includes a bright second-floor living area and bedroom, with the remaining three bedrooms located on the first floor for easy access.
Enjoy plenty of outdoor space with wraparound porches on the front and back of both levels—perfect for relaxing with a drink or enjoying the breeze after a day at the beach. Each porch is furnished with comfortable seating and a casual beach vibe.
Upstairs, the rooftop area is a great spot to hang out, complete with a full-size hot tub (available seasonally October - April), grill, and plenty of space to gather with family or friends.
Whether you're here for the beach, the food, or to unwind, 316 East Hudson is a great home base for your stay on Folly Beach.

Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!

Contactless Check-In: This home offers a keyless entry system, and we will provide the code before your arrival date.
There is plenty of paring in the driveway and carport.
We do not provide beach equipment, but anything available at the property is yours to use.
Golf Cart is not included with the rental.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach noise ordinance is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 10 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.

The space was good but the rooms needed dressers for clothes storage. The main room is great for a group.The hot tub was a plus. The refrigerator ice maker was not working and the furniture is worn.Overall a good beach house but could use some touch ups.

Loved our time here. Stayed for 3 weeks, and despite a few little glitches when we got there (freezer door broken, top rack of dishwasher missing) the staff quickly made things right. The location is perfect!!! The house is spacious and comfortable.. but you need to know going into it there are a lot of stairs! Anyone with mobility issues should know this ahead of time. There is an elevator but not allowed to use, which was a bummer when unpacking and bringing in groceries,etc. In their defense, the listing didn’t state elevator. But when you see it’s there… I would suggest adding a rug or two inside. Hard to keep the floors clean even when washing feet before entering. But considering all.. a 10/10 trip!!

This place is amazing! Everything from the time we checked in until the time we checked out was great. It’s a very close walk to the beach and to the strip at Folly. We may have been to loud a couple of nights but we didn’t have any issues at all. I would recommend, the rooftop kitchen and hot tub were amazing.

Family vacation 25

This was a fantastic, beautiful home. There were 6 adults and 1 child and we all had plenty of room. We did not feel like we were on top of each other. All the outdoor patio space is a major draw for this place. The rooftop hot tub was a big seller for us on this property. Unfortunately for us when we arrived the hot tub would not heat up. I will say the propeety management refunded us some money for this without me asking. Top notch for that. The rooftop grill would have been nice too but when i checked the burners were all messed up. It was in bad shape. Never the less we still enjoyed the rooftop. However there was a secondary grill downstairs in the parking area that we used the heck out of. (Could use a good cleaning). Other than those few minor things we had a great time and thoroughly enjoyed this house. We have stayed in Folly over Memorial wknd in the and this has been the best property by far. I would definitely recomend this property. We will definitely use either this or look into other properties with this company. Awesome place! Thank you! See you nxt Memorial weekend!

What You See is What You Get!

This was the perfect property for my best friend's getaway weekend for her 30th birthday! 8 adults fit very comfortably. The location was convenient for the beach, bars, and restaurants on Folly. I gave only 4 stars for cleanliness because the hot tub was not clean upon our arrival, and we missed out on an evening of hot tubbing. The property managers promptly sent someone out to clean it the next day. We would book this house again. Thank you!

Our family of 6 was impressed with this property. The beds were comfy, showers were great and there was plenty of seating. Living roon had 4 recliners plus a couch. Located on a quiet street within walking distance of the beach and several resturants and Berts market. Outdoor space was amazing. We enjoyed the hot tub and upper deck. It was too cold to cook out but the outdoor kitchen set up looked great. Property manager was responsive with any questions we had and check in and check out was a breeze. Love that the door lock was a key pad so no need to keep up with keys. property does have a Keurig as well as coffee pot. Would definitely stay here again.

Beautiful property

We thoroughly enjoyed our our stay here. Close to the beach and restaurants. The porches with rockers and swings, roof top with a grill and lounge chairs was a fantastic place for the family to hang out in the evening. Huge open kitchen, dining and living space allowed us all to be together during meal preparation and dinner. Another grill and picnic table down stairs in the shade is another great hang out space. We had three families who all had private space. When needed. Plenty of parking some covered, under the home. Access from two streets allowed driving through with jets skis on a trailer. This home has everything you need. We had a fabulous week at our favorite, Folly beach. If you’re a shark tooth seeker, take the excursion to morris island, we found plenty of teeth, some larger than we have ever found. The management company does a fabulous job of communicating during your stay. We are looking forward to our next trip there.

We had an amazing stay! Very responsive, accessible, and accommodating interactions with property managers. The place was absolutely beautiful with amenities that made it hard to venture out of the house. When we did venture out, we could not have asked for a better location. I will say proceed with caution with hot tub, all of us that used the hot tub ended up getting a hot tub rash that required us to go to the doctor’s and take medication. Overall, would stay here again.

Christmas vacation

We stayed her for Christmas vacation since we have a family member who lives on James island and our family member didn’t want to leave! They wanted for us to do everything at the rental house because it was so spacious and beautiful! The hot tub was a hit even in December! The kitchen is spacious and clean! Don’t even get me started on all the porch space 😍 I almost slept on the big flat swing outside on the porch one night! Everything was perfect and the beach and downtown are a short little walk! 10/10 we will stay again next year.
