10/10 Excellent

"Only negative would be the room wasn’t ready when we arrived (1 hour after check in opened). That said 10 minute wait and all was sorted. Very friendly staff (Carlos on front desk especially). Well maintained clean and great view."

"I feel as if the moto today is pay more and get less but that’s across the board for everything. The room needed a few more towels. I don’t mind not having daily maid service ( and I could ask for it) but please give me more than two towels in the room. We were able to ask for more but then again I paid enough not to have to go get more towels. The breakfast nook was very minimal, which wasn’t a big deal for me but again pay more get less. The coffee was terrible. So weak it didn’t even taste like coffee. Again, pay more get less. On the positive I would go back and recommend the hotel. It was a perfect location! Very friendly staff and very clean. The little things that can mean a lot just weren’t there."

"The rooms were clean but housekeeping is only by request. Towels and extras were easily provided at the front desk. The beach and pool are so close and convenient. The pool doesn’t open until 10 am and had quite a bit of sand. The restaurant was delicious, reasonable and had the best ocean views. We ate there 2 x. The hotel could use a little more cleaning indoors and outside but was adequately maintained. The beach area could use ropes for a clear walkway and areas to clean your feet. (They no longer had an outdoor footbath area.)"

"Rooms are super comfy, loved making use of the fire pit and having a great restaurant right next door. Only complaint would be the TV, it stopped working for a little while and wouldn’t allow my to connect my Apple TV to the hdmi port. Some of the outlets didn’t work either. Otherwise, I definitely would stay here again. The beach is not far, and Newport is a short 25 min drive away!"

"Staff courteous and helpful. The Beach House is run down, even more than when I visited in 2025. It’s part of the charm. However, I had three guest rooms, and one of them a king suite, the bathroom ceiling was falling apart there was mold on the ceiling as well. Light bulbs were burnt out as well. Couch was stained, worn, and not comfortable. Additionally there were never any beach towels available when e asked for them. It’s a wonderful location, but I think they I’ll stay elsewhere next year due to the property conditions."

"It has an excellent location, and the room was clean and tidy, though it needs updating; the hairdryer in the room worked but was very dirty. Another issue: they tell you parking costs $35 a day, but when you check out, the charge on your card is higher! When I made the reservation, I paid taxes and everything; I was only told that at the hotel I would need to pay $78 in destination fees and $35 per day for parking (for three days). The total should have been $173, but they charged my card $236.81."

"We loved our stay here. The hotel was really cute with spacious rooms. Staff was very helpful. There was a shuttle that ran from hotel to town every hour. We would stay again. Only small complaint was there could be more lighter in the room, but nothing to change my rating. They even had a steamer in the room and great products, soap and cream."
