HIGHLIGHTS-->>> 2 Master bedroom suites with king beds and en-suite bathrooms 3rd bedroom has 2 sets of bunk beds with twin over full Living room has a pull out couch(Vrbo says is 4th bedroom space) Florida room with ping pong table, couch and TV TVs in both king bedrooms, living room and Fl room Commercial Ice Maker Outdoor screened in porch view of the water 2 dock slips for your use Parking for your trailer and circular driveway Garage 4 kayaks Sleeps 12 Central location to all that Crystal River has to offer. Large living room/dining room combination with sleeper sofa and flat screen tv. Terrazo floors throughout the house. The living room opens out to the large Florida Game Room. Enjoy corn hole, ping pong table, tv and gaming station. The Master bedroom has a king size bed, flat screen tv, his/hers walk in closets and a private bathroom with walk in shower. On the other side of the house are the two guest rooms - guest bedroom #1 has - 2 bunks beds - full on the bottom and a twin on top. Guest Bedroom #2 has a king size bed, full bathroom with a shower tub combo and closet. There is a guest bathroom between the two rooms with a tub/shower combo. The couch has a queen bed that pulls out if you need more room. There is a wood burning fireplace between the living and dining room in the center of the house. The Kitchen features a new oven, refrigerator, built in microwave, double sink, and a breakfast nook. Inside laundry room with washer and dryer. Commercial Ice Maker!!!! 2 slips for your boat with no roof - boats with towers OK! There is a large screened in porch in the back of the house looking over the water. 2 boat slips for you to use with a dock in between. Next to the house is a large fenced area for boat trailers to park. There is a full size garage and 4 kayaks available for guests use. This house is walking distance to Crystal River Plantatin Golf Course, restaurant, tiki bar and boat rentals. Small pets ok with a $150 pet fee. Sleeps 12! Bring your boats or rent them next door. The boat ramp is minutes away. Watch the manatees come right up to the sea wall. Winter Long Term Renters Welcome - Special Rates Apply - Message for details. Pet fee applies $150 to any pets. Declare your pets. NO CATS. $50 fine for leaving dog poo in the yard. RENTAL RULES-These will be emailed to you to read, sign and email back. Guest acknowledges the Property is on the Crystal River, there is no fence blocking access to the river from the Property and there is no lifeguard on duty at or near the Property. Guest assumes all risks of damage, personal injury or death, arising from the proximity of the Property to the river and the use of the river for swimming, diving, boating and other recreation. This provision extends to Guest, the rental party and all other persons on the Property at the request or with the consent of Guest or any member of the rental party during the term of the lease. Guest will indemnify and hold Homeowner harmless from any and all claims, loss, cost, damage or expense arising from or relating to such risks. Smoking is NOT allowed in the house or on the porch, Smoking is allowed outside only. $50 fine for leaving your cigarette butts in the yard. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. (B) my participation in such activities and/or use of such equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/ or total paralysis, death or other ailments that could cause serious disability; ( ; the negligence of participants, the negligence of theirs, accidents, beaches or contract, the forces of nature or other causes. Risks and dangers may arise from foreseeable or unforeseeable causes including, but not limited to, guide decision making, including that a guide may misjudge terrain, weather, trail or ocean conditions, and water level, risk of falling out of or drowning while paddle sporting and such other risks, hazards and dangers that are integral to recreational activities that take place in a wilderness, ocean, outdoor, or recreational environment. By my participation in these activities and/ or use of equipment, I hereby assume all risks and dangers and all responsibility for any losses . I also verify that I am in good health, Not under the influence of any drugs or alcohol of any kind, nor do I have them in my possession , and am capable of pursuing paddle sports, and that my participation in this activity is voluntary. Tons of space and above and beyond everything you need. Ping pong table was a huge hit! We were there to kayak and see manatees. 3 sisters spring is an absolute must! It was a long paddle for our crew but we made it! Very close to hunter springs beach. We took the kayaks there and launched them. That is a must do as well! On our last day we rented a boat from the adventure center across the water and had a fabulous time seeing everything by boat. We hope to visit again soon! ##### Jessica S. Very functional layout. The owners have thought of everything and are very easy to communicate with. House is directly across from Plantation Inn on a narrow canal. We could have easily and comfortably slept all 11\. The convenience to get on the water daily was superb! We saw 5 manatees playing in the canal for over an hour, and we were even visited by 3 bald eagles at one time! Game room was an added bonus for the teens. We had a great time sitting on the screened porch watching the rain. Super spacious and 3 bathrooms made for great privacy for all. Loved this home!! ##### Kristy F. It is equipped with everything you need so no worries about forgetting anything. It has multiple boat slips. I have a 26’ fishing boat and had no issues getting in and out. Having a place to park the boat trailer was great! The no-seeums were bad in the evenings and the tidal swing made it difficult to use the boat slip. This house is located very conveniently near the plantation inn in the heart of Crystal River. The house has a wonderful open floor plan which makes it very spacious. The large dinning room table allowed for nice family meals and cards games. The kitchen has everything you need to cook and serve family meals. The ping pong table was a big hit as well. The dock has easy access to the canal and we had no problem docking or accessing the canal with our 25 foot boat. Check in was a breeze. Dani is a great host! ##### Jennifer L.
