Good location. Tasty breakfasts. Large suitcases can be a problem if your room is at the top of the narrow staircases, but once at the top the room is cozy and comfortable.
This was a really lovely guest house, the staff were so friendly and helpful! The room was very cosy and well maintained, and it was only a 10-15 minute walk to the town centre. Would definitely stay here again.
the room was cute, but the walking space around the bed was so small and tight that a bigger person would have had a hard time fitting. we felt that they should have mounted the tv on the wall and gotten rid of some of the furniture to make more room. there wasn’t even enough space to open our suitcases without putting them on the bed one at a time. but otherwise it was charming, great location, and clean!
Clean rooms. Staff very friendly and helpful. Several parks/green areas nesrby. 15 - 20 minutes walk to town center, and also a bus stop just outside. Breakfast is very good!
Many stairs and no lift, so not recommended for guests who have problems with stairs.
Great location! Close to everything. Staff very helpful. Rooms were clean.
Unfortunately, the rooms were on the second floor and even though we were seniors, there was no one to help us with taking our luggage up and down. It was very stressful.

Lovely Stay
Excellent stay with comfortable beds and beautifully decorated.
Lovely stay in Brooks Guesthouse. Our room was beautifully decorated and had everything we needed.
Staff were very friendly and most accommodating.
Brooks Guesthouse is a short walk from Bath City so the location was perfect.
Staff were lovely and location for bath city centre was great. Unfortunately would not stay again as our room was freezing when we got back at 11pm and heating did not come back on till the morning.
Clean, convenient and comfortable. Loved the location which was a quick walk to the city center and close to restaurants and parking. The rooms were slightly small but we were out most of the time and were there only for one night so it served us well.
I enjoyed my time at the guesthouse, the room was very clean, cozy, comfortable and had a very nice sleep, just the way I expected. Also, there is the Royal Victoria park nearby to visit. Magdalena was very nice and helpful with my stay.
I really recommend it!!
We had a great time at the Brooks Guesthouse. It's a very nice Victorian house, very well preserved and decorated. The people who work there are very friendly and helped us with practical issues. They serve an excellent breakfast. Our only complaint is that the folding sofa-bed in our room was too hard.
Bath is lovely , Brooks is great , (another one in Bristol ,just as good) walked into central Bath .

The owners were very gracious and friendly. The room was very, very small for two people each with suitcases. There is no lift and the room was on the second floor.
Easy to get to from the train station, via walking or bus. The atmosphere here was very nice, the common room felt quite welcoming, had some board games and some comfortable chairs.
Getting around Bath from here was great. Bath is an extremely walkable city, and there's a lot of convenient restaurants within a short distance.
The room itself was really nice, I'd say quaint. Seemed well decorated and clean.
Staff were friendly. I only ate breakfast once just to try it, and it was good.
Was a perfect place for a nice relaxing few days in Bath.

Steep stairs. Attic room where I bumped my head in both bathroom & room.(I am 5’8”).
Food was excellent.
We only stayed 1 night but I felt we were overcharged. Breakfast definitely should have been included.
