Was not expecting the hotel to be so limited. No phone in the room, no TV, WiFi very limited, AC was not great. In my opinion night rate was not worth it.

We absolutely adored, staying here the staff is very friendly and helpful in any way, Great breakfast and lunches It’s was very quiet and relaxing I absolutely love the room we were in. One thing was the sea weed and I felt bad for the people cleaning it up every day. But even though we had time in the ocean and very Beautiful white sand definitely would come again 😃

Horrible experience, don’t go here. Our hot water did not work, and despite bringing this to the attention of management multiple times, it was never fixed. Further, we were charged for damage to the room that was not our fault. Save yourself a headache and try one of the many other options nearby!

Stayed for 2 nights on NYE 2023 with my girlfriend. Hotel was well priced compared to other properties in the area, we didn’t know what to expect. We were pleasantly surprised. This is a small, well kept property. Our room was one of the ground floor ones, liked the fact that it was steps from The beach. This is really chill place at the quieter side of the hotel strip, which is what we really needed. A few things to note: no issues with hot water, but shower pressure is weak at best. No closet or other place to unpack clothes which I found very strange… at least a sofa or a couch to lay clothes or excess pillows/bedding would help. Otherwise, all your stuff will be laying around on floors. Service at breakfast and beach was very slow… didn’t bother us much, we had nowhere else to be. Would definitely recommend and stay again, especially if priced competitively.

Awful. Not clean at all. Pillows and sheets had stains in them. Charged with things a didn’t order and told me I had to pay attention to what I sign. Amenities are below any expectations!

Very expensive for what you get, the photos and descriptions don’t really show what it is nd what do you get there, also this is a very insecure place, things are lost, they double charge any consumption, the furniture, building and estructure in general are in very poor condition with very limited maintenance.

We stayed here last year and had a good time. We returned a year later and brought friends. Each member in our group lost hot water in the showers at least three times during our six day stay. the most upsetting part was the bar and restaurant. The bartenders were decent. But the servers had several issues. First they took forever even when they were slow. But more upsetting was after our first bill, we noticed several extra charges that were added to bills. And they try to charge 500 pesos (which is about $25 USD) for two cups of coffee. We brought it to the servers attention and they argued with us. Second meal, we had a different server, but encountered the same issue. They thought that because we were drinking we wouldnt notice and just add it to the room charges After that we did not trust them to charge it to our room. When we needed to buy something we closed out the bill and paid in cash. Cant trust them. Upon checking out, they attempted to add bills we paid out in cash to our room bill. The last issue that we encountered was on the last day. If you buy water bottles from the front desk, they will charge you $9 for a bottle of Avian. So we went to the market and bought our own water. While sitting at the hotel, a server told me that Im not allowed to bring an outside water bottle. When I asked why, he said the owner doesnt allow any water besides ones you purchase at the hotel. That was ridiculous and petty. Glad we were leaving. We won't be returning to this hotel.

Akkuun was amazing. Since day 1, they treated my husband and I with a lot of respect and attention. It was our honeymoon and they received us with complementary drinks, our room was beautiful and Eli from the front desk, was very helpful 24/7. She arranged everything we needed and was very sweet. Overall, Tulum was amazing and we definitely want to come back. The hotel is spectacular and staff as well.

A couple of things to know before booking
To say the least, we were underwhelmed with the quality of the hotel. Couple of things they don't tell you before you book, the beach in front of the hotel cannot be used due to the amount of seaweed in the water, you have to walk 10 - 15 minutes to get to an area where you can swim. The rooms all look like cute little bungalows on the pictures but unfortunately given the way the rooms are positioned, you will have a direct view into other guests' room (as they will in your room). The only way to have some privacy is to shut the curtains (therefore there is no more view on the ocean). Inside the rooms are rather worn out, and most likely only looked like the pictures on hotels.com at the time of opening but not anymore today. We had an incident where the cleaning crew carelessly threw away a medical device of one of the guest while cleaning the room. The manager profusely apologized but ultimately we were told they could not do anything and that no compensation was due as it was an accident. The promises of finding a replacement device or providing compensation where obviously hot air. Overall, I am sure there are much better options in the area.

The staff was wonderful. The place was beautiful and was nice to have a laid back relaxing atmosphere. We had an amazing time. This is Tulum so there is bound to be some issues with facilities but the staff was quick to respond. One tip, we found it best to text over WhatsApp in order to get a response. This isn’t just with our hotel but pretty much everything else in Tulum.

Small hotel, right on the beach. Rooms were clean. No telephone or television, so you're forced to relax (not bad). Menu is limited but quite good. I recommend the shrimp tacos... the chipotle / mayo sauce is delicious!

We reserved a room with a partial ocean view and when we showed up to check in they told us our room was not available and they gave us a room with no view. The room we stayed in was okay but the floors felt like they were covered in sand. Rooms have very few amenities and when you ask the hotel for something it takes them forever to get it to you. Also we were over charged for our room for almost $200 due to an "exchange rate" this was scam which we will be disputing with Expedia/ our credit card company because the hotel will not refund us. During breakfast items were brought out late or forgotten about, food quality was very mediocre. When you go to the bar no one comes up to you to ask what you would like and drinks are very watered down. The doors to the room are large glass doors with no security, the doors are very difficult to lock and a few days later we realized our glass door had two sliding doors one of which does not close all the way so overall we felt very unsafe staying here. Also our room did not have a shower door so water leaked into the entire bathroom floor. Overall this was the worst service we have ever received from a hotel and DO NOT recommend to stay at this hotel.

Unfortunately, this place changed management (Owner) and it seems that the new owner is just looking to make money but, not paying for personal. The staff is doing the best but, I feel that their hands are tied. The beach is not clean as should be, but this is because of their short staff. We had an inconvenience with our room, because it was listed as Ocean view when really is a partial view and was one of the los expensive room with a horrible location right in front of the bar where if you open your curtains you will see people seating and you will also listen the music which was not crazy loud but, me and my wife felt very uncomfortable because of that. The room was not a big of the deal for the price so, the should change it the room description and update their pictures. Fortunately after all the inconveniences the manager Fixed the problem and moved us to a different room, so thanks for that, he literally show his face and apologized for the inconvenience and make us a surprise for my wife birthday. Juan in the Pool area will literally do his best to get you your drinks lol, great guy 👍 At the end of day the staff will do the best but, the owner you invest more in staff and the structure of the hotel.

Akkuun, I’d say the only good thing about this boutique hotel is that it’s in TULUM! Otherwise, the lack of management, terrible customer service and disappointing beach cleanliness!

Akkuun was nothing less than an amazing experience. From Isabel reaching out to us prior to arrival to assure we didn’t need anything else for our stay. To Juan attending to our every need while we were there, Akkuun was a great and relaxing time! Centralized in a great location everything was no more than a bike ride away. If you’re looking for a great experience while in tulum. Akkuun is the place to be! We will definitely be coming back to Akkuun on our next visit to Tulum.

Expectativa e realidade.
Deixou a desejar. A expectativa era grande por se tratar de um hotel Boutique, com poucos quartos e ser relativamente novo. Porem a porta estava quebrada e precisamos pedir pra consertar, havia um vazamento no banheiro, a limpeza tambem achamos deficitaria. Serviço de praia muito ruim. Cafe da manha muito limitado. Nao havia um frigobar no quarto, que fez muita falta. Acredito que nao voltaria. Uma pena.
