A fully renovated two-room apartment of approximately 45 square meters, located on the first floor of a 1940s Rationalist-style building in the Appio Latino San Giovanni neighborhood. 100 meters from the Re di Roma Metro A stop. Suitable for a couple or small family. Washer and dryer. Small workspace. Air conditioning. Double bedroom. Living room with sofa bed and dining area.

Theapartment has no balconies or terrace but overlooks Via Sermide through large windows.

The apartment is equipped with the following items: 1 essential for welcome/breakfast: espresso pods and instant coffee, tea, herbal teas. 2. Personal hygiene products and supplies: shower gel, shampoo, conditioner, hand soap, tissues, toilet paper, a container for sanitary pads and/or diapers, and a hair dryer; 3. Household cleaning products and equipment: washing machine, dryer, dishwasher, vacuum cleaner, clothesline, ironing board and iron, laundry basket, paper towels, sponges and rags, trash bags, dish soap, dishwasher tablets, and some essential cleaning supplies. 4 items useful for children: a 70x140 crib with safety rails, complete with a 16-high Waterfoam orthopedic mattress, bed rails, and sheets; a portable changing pad (IKEA-style) and towels; a high chair; a baby bath seat; and mild, unscented soap. Children are welcome at this property. Guests are invited to make any requests, which the host will be happy to fulfill. 5. Other linens: pure cotton sheets and pillowcases, seasonal down comforter with duvet cover, a pair of pillows (one thick, one thin), face and guest towels, and bath towels—a total of 3 per person—plus a bath mat. Kitchen accessories: dinner plates, soup bowls, and dessert plates; tea cups; American-style coffee mugs; espresso cups; cutlery; glasses—all for a 6-person set; essential cutlery and utensils; pots and pans for basic cooking. Nespresso coffee machine, kettle, toaster, and kitchen rug.

Please note: We appreciate it if guests dispose of their trash upon departure. The trash bins are very close to the building. In addition, please be quiet between 2:00 PM and 4:00 PM and after 10:00 PM, and generally be considerate of other residents. You must present an official ID (passport or ID card) to gain access to the apartment (Art. 109 TULPS).

The apartment is 100 meters from the "Re di Roma" metro station on Line A. How to get there: 1 by plane—from Fiumicino Airport via the direct shuttle to Termini Station, then take Metro Line A toward Anagnina (4 stops); 2 by train _ from Termini Station via Metro Line A toward Anagnina (4 stops); 3 by bus _ from Tiburtina Bus Station via Metro Line B toward Laurentina (3 stops), then transfer at Termini to Metro Line A toward Anagnina (4 stops); 4. By car: There is paid parking available near the building (about 100 meters away) at a cost of approximately 20 EUR per day; Where to go and how to get around: 1. San Giovanni in Laterano is a 15-minute walk or take Metro Line Re di Roma toward Battistini and get off at San Giovanni (1 stop); 2. Santa Croce in Gerusalemme and the Aurelian Walls are a 15-minute walk away; 3. The Colosseum and the center of Rome via a direct Metro ride to Termini from Piazza Re di Roma, changing from Line A to Line B; 4 St. Peter’s / Vatican via Metro Line A from Re di Roma toward Battistini, getting off at Ottaviano; 5 For other destinations, head to Piazza San Giovanni to catch trams (for example, tram 3 takes you quickly to the San Lorenzo neighborhood) and buses.
