Fully stocked kitchen with granite counter tops and built in appliances. It has four bedrooms and 3 baths, great for a family get away. Enjoy sitting on the back porch with built in benches. Spacious living room with a 55" TV for relaxing. You will enjoy this home away from home. The Space: Living room- 55" TV, just off living room is extended sitting area, leads right out to back porch. Kitchen- Fully stocked, granite counters, built in appliances. Master bedroom downstairs- King bed. Master Bathroom downstairs- Full bathroom with both tub and shower. As you can imagine, when 1-2 people spend the night, the wear and tear on the house is far less than when additional guests are in the house. Although this property can sleep more than 2 guests, the base price is for 2 people. There is a $15 per night price increase for each additional guest staying in the house over 2 people (the exception is for infants under 12 months.) Putting in your accurate overnight guest numbers PRIOR to booking will ensure you can see what the correct price will be for your stay. \-Visitors: We are perfectly fine with you having family or friends visit you during your stay. If you are planning to have more than 2 visitors who will NOT be spending the night, please let us know. At no point can there be more people at the property than the maximum house capacity listed. (For example: if the house sleeps 8 and allows you to book for 8 people, then there can never be more than 8 people at the property – even if they are just visitors stopping by.) If this rule is not abided by, there will be a $40 fee per unapproved visitor. \-Fire/Smoke: Fireplace is non-working. It is a property rule that there are to be no fires, candles, smoking or burning of any kind in the property. This does include not having any fires in the fireplace. The cleaning company charges a $200 fee if there is any indication of any form of burning/smoke in the house. (This is for the safety of our guests and to protect the property.) \-Excessive mess: If the property is left excessively dirty there will be a $100 fee for extra cleaning. \-Late check-out: Late Note: For Security Deposits, VRBO collects these funds and returns them to you if the property is not damaged. As the host we do not receive these funds. Please remember to declare the total number of guests in your booking, including children aged 2 and up, in accordance with Vrbo policy. This helps us ensure a comfortable stay for everyone. Thank you for your cooperation! check-outs are allowed only if explicitly approved. If approved prior to arrival you can check-out as late as 11:00 a.m. with no charge. There is a $25 charge per hour if we extend anytime beyond 11:00 a.m. and the latest we can let someone checkout is 1:00 p.m. For day-of late check-out requests there is a $35 per hour charge. If not approved, there will be a $50 charge for a 30 minute late check-out. If the guest has not left the property after 2 hours they will be charged for a full additional day. This does not allow the guest to stay an additional night; it's a penalty fee. This extra day fee is without discounts. \-Guests must provide a working telephone number. If the telephone number does not work then the reservation can be canceled without refund. \-We will always go above and beyond for you. That said, if you have a complaint about any aspect of the property (amenities, cleanliness, etc.) upon sharing the complaint with us or VRBO you are authorizing us to come into the property to fix it. (We will always attempt to call you before entering to fix the problem.) \-Locals must contact host before booking. \-Any house rules broken are grounds for immediate cancellation of reservation and departure from the property without refund. Other things to note: \*YMCA Access: We have worked it out with the YMCA that our guests can use their facilities for free for up to 7 days.
