Main Floor – Easy Living & Entertaining
Enter through the rear porch into a bright, flowing layout. The spacious kitchen is fully equipped for real cooking and light gathering, while the living room and dining room flow together for easy connection. There’s also a powder room and direct access to a covered patio, small backyard, and grill.
Second Floor – Privacy + Comfort for All
Three bedrooms and two full bathrooms offer flexible sleeping arrangements. The spacious primary bedroom includes an ensuite bath. Two additional bedrooms share a hall bath, and one room is ideal for a single sleeper or child. Everyone gets room to relax.
Third Floor – Retreat-Style Bonus Space
Upstairs, two large bedrooms give guests even more privacy and quiet—ideal for groups, teens, or those who like to spread out. Soft natural light and generous square footage make this level feel like its own escape.
There is also a washer and dryer in the basement, always available for your laundry needs.

Guests are expected to read and honor the House Rules. No events/parties allowed, and only booked guests can be there at any time. Pet fees for pre-approved pets are $25 per night, up to two pets and are non-refundable.

We have some of the most beautiful streets in our neighborhood. Just a couple blocks away, you can find grand, detailed, historic homes to admire as you enjoy walking through one of Pittsburgh's friendliest neighborhoods.
While bus routes are plentiful, traveling by car is extremely easy from our neighborhood. Whether you're going Downtown, The North Shore, or the North Hills, this home is nearby without having to cross through the infamous mountains and tunnels. If your travels are taking you across the river into the South Hills, the bypasses easily allow you to avoid the bustling congested areas of the city.
I'm available to help make your stay the best it can be, but the level of communication is entirely up to you. It is always my pleasure to make suggestions on where to go and what to do - from museums to my favorite walkable streets.
You will also receive a guidebook three days before check-in with recommendations and instructions for the appliances in the home.

NO PARTIES, WEDDINGS, OR EVENTS
It is the booking guest’s responsibility to make sure ALL registered guests in the group honor all House Rules to avoid eviction and/or damage claims against the booking guest.
Guests
We want you to enjoy your vacation and time at our home to the maximum, but we do have to set some restrictions on visitor numbers for safety reasons. (Max Occupancy is 12 registered guests.) As part of our vacation rental agreement, we need the names and details of each member of your traveling party.
After 5 guests, the nightly cost of the booking increases by $25 per night, per guest to cover additional costs.
Any unauthorized guests will be subject to a $100 per guest per night fee. Any guests beyond the number listed on your itinerary qualify for this fee.
We reserve the right to terminate your stay without a refund if you exceed the maximum occupancy.
Any unauthorized events or parties will be subject to immediate removal and the forfeiture of the deposit. Parties and large gatherings of any kind are strictly prohibited at our home. Any small gathering must comply with our other house rules regarding noise, the neighborhood, and visitor numbers.
Guests are to allow homeowner or service access to the property for purposes of repair and inspection. The homeowner will exercise this right of access in a reasonable manner and advise beforehand when possible.
Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes!
Any time guests leave the vacation rental, it is their responsibility to ensure all windows and doors are closed and locked to maintain security and prevent rain and water damage.
Parents must not leave children unattended at any time. Any guest injuries sustained at the property are not covered by our vacation rental insurance.
Pets
Pets are welcome at our home! If you’re staying here with your furry friend, there are some things we’d like you to help us out with to ensure a smooth stay for everybody.
We know you love your pet, but we ask that you please don’t let them up onto the furniture, especially sofas and beds.
Guests are responsible for cleaning up after their pets. Please ensure you clean up after your pet daily.
Pets must not be outside of the property without a leash.
If you bring an unauthorized pet, you will forfeit your security deposit. There is a $25 per night, per pet fee not to exceed 2 pets maximum for pre-approved pets only.
Smoking
This is a non-smoking home - If you do smoke, please do so outside, away from the house, and properly put out and dispose of the cigarette outside and clean up your butts. If there’s any evidence of smoking in the unit, you will be subject to an additional cleaning fee and a damage claim.
Noise and Privacy
We hope you have lots of laughter and fun times during your vacation! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during nighttime hours between 9PM and 8AM. If any neighboring residents report excessive noise or unruly behavior, we may have to evict you from our property and terminate the vacation rental agreement. This could result in the loss of the rental amount and a damage claim.
In case of any disputes or neighbor complaints, it’s your duty to notify us as soon as reasonably possible.
There are a couple of closets in the home that are private and locked, please do not attempt to open them.
Security
Our home is equipped with noise and occupancy sensors inside and security cameras (including audio) outside. Any tampering with the devices will result in immediate eviction with no refunds.
Kitchen
We provide the basics such as cooking oil, simple seasoning and some condiments. Please treat our kitchen with the love and respect you would your own to keep it in great condition for other guests.
Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind.
Be careful not to wash food remains down the drain. Please throw any kitchen scraps into a trash bag.
To help the environment, please only switch on the dishwasher when it’s full and use the ecoprogram when possible.
Trash
We like to do our bit for the environment, and we ask that our guests do the same!
Please keep your trash and recyclables separate as the recycling pickup schedule alternates. Please feel free to use the containers in the garage stall to hold any trash until trash night.
Trash pickup is every Wednesday so please bring your trash bags to the curb on Tuesday nights. (The recycling schedule will be in the guidebook you will receive before your stay.)
Please do not flush any sanitary products down the toilet. We provide a bin for this in each bathroom.
Kitchen cleaning products are under the sink. If any products run out during your stay, please let us know so we can replace them for you and/or the next guests.
Parking
Parking is very easy anywhere along the cross street, Millerton. The three garage stalls behind the house belong to me so feel free to park in front of them or in the open stall, nearest the house.
Miscellaneous
Please do not move any furniture from one room to another without agreeing to it with us first.
Please don’t take any bath towels with you from the property.
Damages
In case any damage to the property or its appliances is not covered by our insurance, the guest will pay for the repair costs in damages.
We are not responsible for the loss of any personal belongings or valuables. In case you misplace something in the house, please let us know so we can look out for the item during the changeover and vacation rental cleaning.
