Your large group can spread out in a 3000 sq ft Victorian home (sleeps 13) and the adjacent carriage house (sleeps 4). This property, indoors and outdoors, is ideal for group retreats and small family reunions. Outdoor features include a spacious covered porch, sun deck, gazebo with a fire pit, and plenty of lawn space for kids and games. Main House: A three-story Victorian with 5 bedrooms boasting a total of 8 beds and nearly 3,000 square feet, you and your group will have plenty of private spaces to wind down, or gather in the spacious common areas. You\`ll have a choice of unique mattresses with different firmness levels to ensure a comfortable and quiet night\`s sleep. \* Master bedroom: The lucky guests who claim this entire 3rd floor for their stay will get to enjoy a King bed, a day bed with a trundle, their own private living room with a 65\` smart TV.. \* Our second floor includes 3 comfortable bedrooms, each with queen beds and Smart TVs. There\`s also a 4th (children\`s) bedroom with a twin over full bunk bed that sleeps up to 3\. Be sure to take note of charming details like the hand-painted fireplace tiles and views of the friendly neighborhood. This property is set in a friendly residential neighborhood, away from noisy businesses and roads, but convenient to the best shopping areas in the South Hills, night-life on Carson Street, River\`s Casino, and sports Stadiums on the North Shore along with all the excitement and architecture of downtown. For business travelers, you\`ll find one of the easiest commutes to downtown through the \`West End\` while being a short drive further west to the airport. Whether you\`re in town for business in the region\`s high tech world, or on a family trip, you\`ll enjoy this beautiful, classic Pittsburgh home. Enjoy a quiet neighborhood feel while being less than 20 minutes from the airport and 10 minutes from The Point, downtown, Acrisure Stadium, PNC Park and River\`s Casino! The driveway has recently been expanded. Please use the driveway whenever possible and leave one space available nearest the garage for our tenant next door. I\`m available to help make your stay the best it can be, but the level of communication is entirely up to you. It is always my pleasure to make suggestions on where to go and what to do - from museums to my favorite walkable streets. You will also receive a guidebook three days before check-in with recommendations and instructions for the appliances in the home. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return at least 72 hours before your arrival. The address and door code will only be provided if the form is complete. 2\. If you are local and / or under the age of 25 please notify us before making your reservation. 3\. We may place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. This is primarily for guests without an established track record of reviews from previous hosts. 4\. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow our standard cancellation policy. 5\. Guests acknowledge that they will keep their noise level to a minimum after 9:00 pm until 9:00am; please be respectful of the neighbors. 6\. Absolutely no parties or events allowed 7\. Guest must provide us with a valid working phone number. And guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible. 8\. NO SMOKING or use of fire permitted inside the rental; guest acknowledges that no \`smoking\` includes marijuana and \`use of fire\` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed. 9\. There can not be any more than the registered number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund. 10\. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules: • Please note that a $25 Pet fee will be applied per pet, per night. • Please disclose pets at the time of booking. All pets must be added to your reservation so the applicable pet fee can be applied. • We are unable to host breeds of dogs deemed aggressive, per our insurance policy. • No more than TWO (2) animals, no larger than 50 pounds. • Pets are not allowed on furniture & please clean up after your pets. • Do not leave your pet home alone unless crated (doggy doo-doo bags are provided). 11\. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos. • At departure: Please wash or place any remaining dirty dishes in the dishwasher • Please bag up all trash and place in the outdoor containers (see house guidebook for instructions) • Please follow all posted/guidebook rules for properties with special amenities like fire pits and hot tubs 12\. For your security and protection the property is equipped with an exterior camera. 13\. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances. 14\. Please remember to take all of your belongings with you upon checkout. If you do leave something important behind, we will do our best to send your items back to you within a week. 15\. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs. 16\. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. FOR MEDIUM-TERM (30+ DAYS) STAYS ONLY: 17\. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in). 18\. As part of our commitment to maintaining a clean and comfortable environment for all guests, we may require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning may take place on the 15th day of your reservation.
