While being just 10 minutes from downtown, you\`ll discover peace and quiet here - kick back in the hot tub, let the dog roam freely in the fenced yard, and watch your kids light up when they see their very own playful bedroom. There is also a powder room between the living room and dining area. The first floor has a dedicated workspace next to the dining table. The dining tale accommodates six, with two additional pub seats at the kitchen counter. Outdoor areas include a side and back yard, larger than entire city lot, with a dining table, fire pit w/ chairs, a hot tub, and a grill. The yard is completely fenced-in, with gates in the front and the back. The second floor includes two bedrooms with generous closet space. Off the hallway there is full bathroom with a tub and shower, along with a closet for the washer and dryer. The larger bedroom includes a king bed. The other 2nd floor bedroom was designed to dazzle the youngers, with custom-built bunkbed setup ( two twin and one full bed), amidst a fun and lively color scheme. The third bedroom has its own full bathroom. Perched on the top floor, this bright and cheerful room has a full bed, a crib for the littlest traveler, and a cozy play zone just for the kids. We respect your privacy and will communicate as little or as much as you wish. Because the Troy Hill neighborhood can feel a little snug, we were determined to offer our guests a large private yard under an open sky, along with private parking. The neighborhood is compact, with narrow streets. Lots of houses have been renovated, but many have not. Despite its gritty aesthetic, Troy Hill is a desirable place to live, because of the rejuvenation happening there, and its proximity to downtown, the Strip District, and Lawrenceville. Two great morning spots are within walking distance: \* De Fer Coffee and Tea at 1800 Rialto St (6-minute walk) \* Scratch & Co. at 1720 Lowrie St (7-minute walk, amazing food for breakfast or lunch!) The area is served by Uber/Lyft and the street is on the #4 bus line, which is an option for getting downtown. You can also catch some nice views from Look Out Street Parklet, which is just a 3 minute walk from the front door. If you choose to brave driving up and down Rialto Street, you can enjoy Herr\`s Island, with its marina, dining at Redfin Blues, and a riverfront trail. It\`s also just a 20-minute walk from the house, but make more time for the uphill journey back, or you can just call an Uber! We\`re available to help make your stay the best it can be, but the level of communication is entirely up to you. It is always our pleasure to make suggestions on where to go and what to do - from museums to our favorite walkable streets. You will also receive a guidebook three days before check-in with recommendations and instructions for the appliances in the home. We appreciate you taking a moment to familiarize yourself with these policies to ensure a smooth experience for all guests. 1\. Upon booking, you will receive a rental agreement/check-in form/ID verification that you are required to complete, sign, and return at least 72 hours before your arrival. The address and door code will only be provided if the form is complete. 2\. If you are local and / or under the age of 25 please notify us before making your reservation. 3\. We may place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. This is primarily for guests without an established track record of reviews from previous hosts. 4\. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow our standard cancellation policy. 5\. Guests acknowledge that they will keep their noise level to a minimum after 9:00 pm until 9:00am; please be respectful of the neighbors. 6\. Absolutely no parties or events allowed 7\. Guest must provide us with a valid working phone number. And guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible. 8\. NO SMOKING or use of fire permitted inside the rental; guest acknowledges that no \`smoking\` includes marijuana and \`use of fire\` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed. 9\. There can not be any more than the registered number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund. 10\. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules: • Please note that a $25 Pet fee will be applied per pet, per night. • Please disclose pets at the time of booking. All pets must be added to your reservation so the applicable pet fee can be applied. • We are unable to host breeds of dogs deemed aggressive, per our insurance policy. • No more than TWO (2) animals, no larger than 50 pounds. • Pets are not allowed on furniture & please clean up after your pets. • Do not leave your pet home alone unless crated (doggy doo-doo bags are provided). 11\. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos. • At departure: Please wash or place any remaining dirty dishes in the dishwasher • Please bag up all trash and place in the outdoor containers (see house guidebook for instructions) • Please follow all posted/guidebook rules for properties with special amenities like fire pits and hot tubs 12\. For your security and protection the property is equipped with an exterior camera. 13\. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances. 14\. Please remember to take all of your belongings with you upon checkout. If you do leave something important behind, we will do our best to send your items back to you within a week. 15\. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs. 16\. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. 17\. There is an extra guest fee of $25 per person per night, for every person after the 4th guest. We require precise guest counts. To respect our cleaning staff and the next guests, you need to accurately report how many people are in your group. This allows us to properly plan for cleaning and re-supplying after your stay. When needed, we will use exterior camera footage and Minut crowd sensors to determine how many people were in the house. FOR MEDIUM-TERM (30+ DAYS) STAYS ONLY: 18\. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in). 19\. As part of our commitment to maintaining a clean and comfortable environment for all guests, we may require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning may take place on the 15th day of your reservation. This cleaning may be mandatory and is designed to ensure the continued cleanliness and hygiene of the property. 20\. The cleaning fee for the mid-stay clean may be deducted from your security deposit or through Airbnb resolutions if you booked via Airbnb. 21\. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more).
