Located just a few blocks from the downtown center of Palm Springs, Ruth Hardy Park, five star restaurants, cafes, the famous Spa Casino and the historic O\`Donnell Country Club are all within an easy walking distance. Formerly owned by Dale Wassermann who wrote \`One Flew Over the Cuckoo’s Nest,\` this luxury estate is crazy good! If you’re looking for a large private property, luscious greenery, and luxuriously appointed, this private Movie Colony Neighborhood estate is for you. Lavish layout includes living room, dining room, and step-down media room. There’s not only a large modern kitchen, but also a butler’s pantry, replete with a bar and 2 wine refrigerators. The landscaped exterior with its jaw-dropping waterfall, pristine pool, jacuzzi and private sunning area make being out of doors a magnificent experience. A covered patio runs the length of the house providing shade and a breeze from 2 exterior-ceiling mounted fans. Features include Chaise lounges, conversation corners, and dining tables that collectively serve up to 20 guests. And, the separate Casita makes it easy to vacation together, yet provide “alone” time, too. Nearby Ruth Hardy Park affords public tennis courts, basketball courts, children’s play area, shaded picnic areas and walking paths. 1\. You must be at least 28 years of age to reserve any home with ModMansions. Guest must provide a copy of a valid government issued photo id. 2\. Your reservation will be confirmed upon receipt of a completed and signed rental agreement and a copy of your valid government issued photo ID. 3\. Parking: A maximum of 5 cars. 4\. Check-in is between 4 pm - 6pm and check-out is 10 am. 5\. All homes are non-smoking. 6\. Exterior music of any level is prohibited 24/7 by the City of Palm Springs Vacation Rental Ordinance and your signed rental agreement. 7\. Our homes are for overnight accommodation only. No Parties or Events permitted 8\. Dogs (2 dogs maximum) are welcome at our property with a $200 each non-refundable deposit. 9\. The Pool is NOT heated. However, please let reservations know if you would like to have the Pool heated. Pool HEAT: Flat rate of $65 per night--three night minimum stay. Contact ModMansions at least 2 days prior to arrival for this option. Pool is heated from 5am-9pm, to between 80° - 85° depending on exterior temps. If property is listed as having a Jacuzzi, then Jacuzzi & Pool HEAT combined OR separate has a flat rate of $65 per night. Swimming Pools : Our pools are exclusively for humans, NEVER for dogs. Pet fur can wreak havoc on pool and spa filters, so please keep them out so you don\`t incur charges. Instead, we invite them to enjoy the backyard from the grass or patio areas. 10\. 3rd Party Vendors such as Chefs, Masseuses, etc., need to provide liability insurance certification. Please advise ModMansions. 11\. CANCELLATION POLICY: 30 days prior to scheduled arrival date, you will receive a refund of any advance payments. 14 days prior to scheduled arrival date will receive a 50% refund. Between 0 and 13 days prior to scheduled arrival, no refunds will be granted. No refund will be given for early departures. Should you have any questions, please feel free to contact ModMansions. Special event weekends, holidays (Christmas/NYE/Thanksgiving/Coachella, etc.) & long-term rentals (stays 28 nights +) no refund will be given. Should ModMansions re-rent the property for those specific dates, then ModMansions has the option of refunding the amount we were able to re-rent it for, up to the prepaid amount. Should the stay exceed 28 nights and utilities used exceed the utility deposit, the guest agrees to pay an additional deposit to cover the remaining stay. The neighborhood was quiet. David was awesome and available if needed. Every single person could not stop raving about how incredible this house was. Perfect location with tons to walk to and an incredible pool to enjoy. It is large and well laid out. The outdoor space and furniture is fantastic with multiple seating areas and arrangements. The pool has a lovely waterfall in it. There is an outside fireplace and a large gas grill. Inside, the kitchen is very well stocked. it has everything and more. I have rented houses and condos for 35 years and this is the best stocked kitchen ever. It has a subzero refrigerator, a viking stove, several sinks and two dishwashers in the kitchen. As an example, there are two crockpots, 3 coffee pots, a dozen frying pans, glassware for dozens and on and on. An extra refrigerator is in one of the garages. There is a whole cabinet of plastic glassware for the pool area alone. The house has a room that is a bar adjacent to the kitchen. The beds are comfortable, the bathrooms clean and well stocked with towels, washcloths and hand towels. The house was very very clean. There are two living rooms, two large dining room tables. There are two driveways off of two different streets so plenty of room for 6 cars.It is very easy to rent and the response from the management is immediate and awesome. We called about a faucet in the kitchen that needed attention and the maintenance staff came and fixed it. The location is supreme - walkable to everything in downtown Palm Springs. Location, location, location. There were 9 of us with 7 bedrooms and at least 6 bathrooms - perfect for all. ##### Connie O. The house is huge, very well appointed and spotless upon check in. It also has wonderful separation of space between the bedrooms and the living room/kitchen areas. Our host, David, met us at the property for check in and gave us a very thorough tour. There was a lot of information, but he assured us that he would be available for questions during our stay. The kitchen has everything you could ever need and it is all in very good condition, unlike some other rental properties. The yard is beautiful and very private. The pool is in the shade, which was great during such hot temps. Floaties are supplied for the pool. Love that! There are numerous signs everywhere stating the rules and penalties of the property. Though these can be offputting, it is completely understandable that the owners are just trying to protect their investment and hoping, in this time of folks not reading things, that the volume of written information will get through. This is a superb house, especially for a large group and the hosts are five star. ##### Rhonda S.
