Our home is the closest single family vacation home to Universal. This home is perfect for large groups or big families that are looking for privacy. \*\*Please be sure to read our entire listing description\*\* Features: Spacious Accommodations: With ample room to spread out, our home comfortably accommodates large families or groups, ensuring everyone has their own space to unwind. BONUS: Guesthouse fully equipped. Home Layout: The main house consists of 4 bedrooms (each with 1 queen bed), living room, dining room and full kitchen. The guesthouse has its own private entrance, 1 bedroom (Queen bed), a living room with a daybed (2 twin beds), full bath and a full kitchen. Whether you're lounging on the deck or taking a refreshing dip, the pool area is the heart of relaxation. Our Heated pool allows you to enjoy our amazing pool/oasis all year round. Unlike a Hotel/Resort, our heated pool area will be exclusive for your family and friends. The patio has new outdoor furniture including, dining table, chair recliners, sectional sofa, a large umbrella and a Weber professional gas grill. Please see "Other details" below. Pets: We are dog friendly. Your pet will love our fully enclosed backyard. The dog can also be walked by the neighborhood sidewalk. There is also a community park 1 mile away, perfect for dogs. Trained dog is allowed for a $150 fee (only 1 dog allowed). The fee may be waived for registered service dogs. Must provide valid registration number with the United States Service Animal Registrar. Service dogs must always be with guest, and not be left behind for any reason. Pet fee is paid before checking-in. Please review our pet rules. Please let us know your dog’s breed before booking. Do not sneak in your dog. Prime Location: Located just a short drive from top theme parks, you’ll have easy access to thrilling attractions and entertainment. Early check-in or late check-out: We are happy to accommodate early arrival and late departure when we can. All guest have to follow these rules at all times. These rules are strongly enforced. \- Because this is an short-term rental community, not a hotel, and is also my home when my family comes to Orlando, please be respectful of the property and keep it clean before you leave. (Respect our property and our things) \- Patio Umbrellas must not be left opened and unattended. Guests must close umbrellas after each use. It can get very windy in Orlando; therefore, any damages to umbrellas due to negligence will be charged to guests. \- To provide the best quality service to our guest, we offer white hotel-quality towels/linens. Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach lines/towels. Please avoid using regular hand/bath towels with all skin products. Guest are not to wash laundry belonging to the home in order to hide stains. Housekeeping will wash all the laundry. Unsalvageable lines/bath towels will be charged to the guest. \- No parties or events \- No loud noises between 10pm-8am \- No unregistered guests \- No smoking of ANY kind \- We provide basic supplies such as linens, towels, shampoo, conditioner, bar soap, toilet paper, paper towels to get you started on your trip. However, all damages or missing items will need to be paid for by you before departure. \- This is a family oriented and child friendly home, however children and infants must be under active supervision by a parent or guardian, at all times. Children are not allowed in the swimming pool area without an adult actively supervising. \- Pool: To avoid injury, no bombing or running in the pool area. No glasses or bottles are to be taken in to the pool area - only plastic items allowed. PET RULES: 1\. Please walk your dog regularly to avoid any mishaps inside the house and the pool area. 2\. Dogs must stay away from beds and sofas to avoid potential stains, pee and hair 3\. Dogs are very territorial in new homes please keep an eye on them specially the first day as they may pee on the sofas, beds and walls. 4\. Our backyard and pool area attracts lots families with children. They play and run in the grass. Please make sure to avoid any droppings in the backyard. The home was very clean and a perfect spot for our hairless dogs that always travel with us. The location is just around the corner from Universal and an easy drive to Disney. The main home has plenty of room with 4 BRs and 2 baths, but we also rented the mother-in-law's quarters which gave our birthday girl and friends their own space. The pool and large backyard were a welcome plus. Genesis was extremely responsive and a pleasure to have has a host. We stayed during the week of Hurricane Helene when the humidity was extreme, and the a/c worked very well. Recommend this property for anyone visiting the Orlando area. ##### Tom F.
