Welcome to Le Balarello, a bright and thoughtfully furnished 75 m² apartment with 2 bedrooms, 2 shower rooms and 1 seperate toilet, located in a typical Niçoise building in the heart of Nice.

Situated on the 3rd floor, the apartment offers a central yet comfortable base for exploring the city. The famous Promenade des Anglais and the beach are only a 5-minute walk away, where you can enjoy the Mediterranean and its turquoise waters. 





THE APARTMENT

The living room is air-conditioned and there are fans in both bedrooms.



LIVING ROOM:

Le Balarello features a spacious, air-conditioned living room where you can relax together, enjoy meals with family or friends, and plan your day in Nice. The Couch can be used as a sofa bed (140 x 190cm). If you book for 3 or 4 guests but would like the sofa bed prepared, a €25 linen fee applies upon arrival.



KITCHEN:

The large fully equipped kitchen makes it easy to prepare meals at home if you prefer dining in.



BEDROOMS:

The first bedroom has a king-size bed (160×200), built-in wardrobe, mirror, and private ensuite shower room.

The second bedroom features two comfortable single beds (90×200 cm), convertible into one super king-size bed (180×200 cm).

There is a fan in each bedrooms.





BATHROOMS

The apartment features an en-suite bathroom connected to Bedroom 1 with a shower, washbasin and towel heater (no toilet), a second separate bathroom with a shower, washbasin and towel heater (no toilet), and one separate toilet shared by the entire apartment.

Elevator available, but access requires:

about 17 steps to reach the lift

about 10 steps down from the 4th floor to the apartment





NEIGHBORHOOD

Le Balarello is located at on Rue Bottero, in the charming Quartier des Fleurs / Gambetta district, one of Nice’s most pleasant residential areas close to the sea.

Within a 5-minute walk, you can reach the Promenade des Anglais and the beach, perfect for enjoying the Mediterranean and its famous turquoise water.

The neighborhood offers everything you need within walking distance:

Local bakeries, cafés, and restaurants

Supermarkets and convenience stores

Pharmacies and local shops

The nearby Alsace Lorraine Tram Stop connects you directly to Nice Côte d’Azur Airport, the port, and other parts of the city, making it very easy to get around without a car.

From the apartment you can also walk to:

Promenade des Anglais – about 5 minutes

Place Masséna – about 15 minutes

Vieux Nice – about 20 minutes

- By confirming the reservation for this property, the tenant/ guest accepts our Terms & Conditions



- All of our properties are Non-Smoking. They are provided with linen and towels as booked and have a hairdryer, iron & ironing board, toiletries (including hand soap, shower gel, shampoo) and basic start up pack including toilet paper, bin bags, dishtowels, sponge.



- Please note: We provide 1 beach towel per person. We only ask that you wash them in the available washing machine before you leave (detergent is provided by us).



- Please note that our check-in hours are from 4pm to 8pm. We will be happy to welcome you after 8:00 pm. However, please note that if you arrive at the apartment between 8:00 pm and 10:00 pm, you will be charged a late arrival fee of 20€ , from 10:00 pm to midnight 30€ and from midnight to 1:00 am 50€. After 1am it is up to the check-in manager to check you in or not and the fee is 100€.

Fixed Check-in Fee only for the Christmas/ New Year’s period - 24th, 25th, 31st December + 1st of January (late fees included): 4pm – 8pm: 50€ ; 8pm – 10pm: 75€ ; 10pm – 12am: 100€ ; 12am – 1am: 150€ ; After 1am: 200€.

The late check-in fee can be paid in cash or Credit Card and is due at check-in.

- Pre-Check-in Information - To make your arrival as smooth as possible, you will receive a secure link after your booking to complete a short online pre-check-in form through our property management system.

The form only takes a few minutes to complete and helps us prepare everything for your stay and your check-in. It also enables us to comply with French legal requirements for short-term rental accommodations.

- We also give you the opportunity to book little extras as a surprise for your loved ones or simply for your own convenience. You will find out more about our upsells in the Pre-Check-In message you will receive about 3 weeks prior to your arrival.



- Baby travel cot and high chair can be book through our Pre-Check-In form 3 weeks prior to your stay (one-time rental fee for baby cot: €20; one-time rental fee for high chair: €15 – each to be paid during Check-In). Please note that we do not provide bed linen for the baby cot. We also ask that you return the cot and/or high chair cleaned, otherwise we will have to charge you an additional fee of €20 (each).
