Five spacious bedrooms including two master suites with terraces overlook the sea from Cannes to Mandelieu and the rolling countryside.
Entrance hall leads into a Provencal living room with fireplace and sofas. French windows give onto the south facing sunset dining terrace, stepping down to the terraced lawn with heated pool featuring swim jet, and furnished with Dedon yin-yang and rotunda lovebeds. Lower terrace garden features illuminated pétanque area with outdoor chalet/bar.
The west covered terrace features a Mayan hammock section with cocktail bar and refrigerated drinks area.
The covered terraces are heated for all year round dining "alfresco" and the property features fully integrated Sonos indoor/outdoor music system and home cinema connected to major streaming channels.
The property has two kitchens one interior and one exterior both of bespoke design and three dining areas. The interior kitchen is fully equipped with Le Canche range cooker, fitted cupboards and quality fittings and appliances and a breakfast bar open to the indoor dining table and chairs for 10. This dining area opens through double doors to the terrace and illuminated garden. Utensils and cooking equipment is to professional standards.
Continuing outside is a Moroccan themed lounge area with stone chimney and log effect gas fire, electric heating from overhead and under-floor, and equipped with outdoor home movie/TV screen with access to most international streaming channels.
The Sardinian themed outdoor kitchen and dining area is capable of seating 14 guests in its beautiful outdoor and comfortable environment, its proximity to the pool offers easy monitoring for children at play.
In mid-winter the area is heated above and underfloor with roll down weather screens. The kitchen is equipped to professional standards with fully integrated barbecue grill, deep fat fryer, steam oven, refrigeration etc. To the rear is a further clean up area with fully equipped laundry and guest bathroom/pool changing room.
The garden also features a wooden chalet/bar by the boule court. Discreet outdoor lighting illuminates the pathways and garden features at dusk, casting a gentle glow that enhances the atmosphere for evening gatherings or quiet contemplation under the stars.
There are four bedrooms all on the upper level, two with emperor size beds and two rooms with adaptable double or twin configuration.
The magnificent master bedroom having a sea view over Cannes, is ensuite to its principal bathroom with bathrub and walk in rain-shower, and three bedrooms share a further bathroom with WC and rain-shower.
The ground floor features an additional bedroom suite with optional king or twin bed configuration and ensuite bathroom with rain-shower and WC.
Bedrooms are peaceful, tastefully decorated and well furnished with quality mattresses and bed linen. The upper bedrooms are all fully air-conditioned and have garden or sea views. Two upper terraces both with tiled roof feature relaxation areas. The ground floor bedroom ensuite features a natural airflow which in the summer evenings is almost always from an alpine direction bringing a gentle flow of cool and fresh air.
The property is set within a beautiful garden laid out on wide terraces and planted with mature palm trees, olives and flowering Mediterranean shrubs, as well as a fresh vegetable patch to the rear which guests are invited to enjoy.
The 4 x 9 meter pool is heated at 30 degrees year round, with torrent jet, shallow and deep end the perimeter of which includes a sun lounging area lined with loungers and parasols. An electric safety cover provides security for families with young children.
The property is accessed along a small country lane with electronic gates with driveway adjacent to the olive grove and fruit orchard with parking area providing secure, on-site shaded parking for at least 4 cars.
A superb residence, situated in south facing 2,000 mtr garden on the perimeter of the picturesque old village of Mougins. The village and the shopping areas are both a short walk (15 minutes). The beachfront at Cannes Mandelieu is a 7km distance, 15-minute drive. In the past many of our more adventurous guests have been thrilled with the Canyoning experience in the nearby Gorge du Loup – our nearby “Grand Canyon”
