### Spacious historic house for 12, near nature

This 17th and 18th-century residence was once the castle of the lord of Mersuay and Bourguignon-lès-Conflans, Deyle Pierre MAIGNIEN DE MERSUAY. His great-great-granddaughter, Eugénie de Coucy, was born here in 1791, the second wife of Marshal of the Empire Oudinot and Duchess of Reggio. Completely restored and tastefully decorated, it houses two adjoining gîtes, including this one, "La Demeure d'Eugénie."  
The Maladière complex is 15 km away: swimming pool, aquagym, aquabiking, finning, aqua cross fit, and pedal boat rentals.  
  
All services, including a health center, doctor, pharmacy, supermarket, bakeries, butcher, bar/restaurant, and tobacconist's are 4 km away.  
  
Local producers nearby, cheese, vegetables, bison meat...  
Fishing enthusiasts can enjoy their favorite pastime in two 75-hectare lakes as well as in the Lanterne, a river that runs through the village and is classified as a first-class fish farm. A 7 km educational trail around this lake allows you to observe and discover numerous species of birds, including kingfishers, swans, storks, kites, and more.  
  
Numerous cycling and hiking trails are nearby. This independent cottage, accessible from the interior courtyard of the main house bordering the main street, can accommodate twelve people on three floors.  
  
This accommodation is not suitable for people with reduced mobility;  
  
This area is entirely non-smoking.  
  
The ground floor includes a fully equipped kitchen, a room with a foosball table and an exercise bike, a 10/12-person living room with a TV, a laundry room with a washing machine and dryer, an iron and ironing board, as well as two walk-in showers and two toilets. A hairdryer and a vacuum cleaner are also available.  
  
On the first floor, there are three bedrooms:  
  
"Fleurs" with a double bed (160x200 cm)  
"Boats" with a double bed (160x200 cm)  
A walk-through master bedroom (two 90x190 cm beds) leads to the "Provençale" bedroom with a double bed (160x200 cm).  
  
The third floor offers a relaxation area with armchairs, a television, board games, and books.  
  
On either side of this space are two attic "Rural" bedrooms, one with two single beds (90x190 cm) and one with a double bed (160x200 cm).  
  
Bernard, the host, will gladly share historical anecdotes about the Duchess and Marshal Oudinot.  
  
Sheets, towels, final cleaning, heating, electricity, and hot and cold water are included. Equipment for babies and toddlers is available (travel cot, high chair, changing table with integrated bathtub, and children's tableware). Beds are made upon arrival.  
  
An outdoor area with garden furniture and barbecue;
