House Rules: \- Guests must be 24+ to book the property. \- One-night stays must be approved. \- Groups larger than 16 need to be approved. We do not allow parties. \- Quiet hours are from 10pm-8am. \- Any damages to the house or property during your stay will result in a deduction or additional charge for the resulting repair/replacement cost. \- All pets must be approved by our team, stay off of all furniture, be cleaned up after in the yard, and not left alone inside the home unless in a kennel. \- No parking allowed on lawns, yards, empty grass lots or other neighbors’ driveways, even if their home appears unoccupied. \- Oversized vehicles/trailers are not permitted unless explicit approval has been received from our team. \- Do not turn the AC below 70 degrees. If you do, you will risk the AC unit freezing up, requiring it to thaw out which will result in the home getting extremely warm. \- The homeowner\`s routine pool maintenance cannot be rescheduled and is required for the health and safety of our guests. They will not need to access the home but will access the yard. \- No jumping or diving into the water. Positives: great AC, spacious, comfortable bed, great for kids. Negatives: very dirty. Floors, kitchen plates, cups that were in the cabinets were dirty. So many things were broken: door handles, blinds, dishwasher, dryer, shower head in side house, arcades weren't working, pool table with missing balls and half working sticks, pool chairs. Safety is big for me, especially with children, and only 1 of 2 locks, on both front and back doors worked. Pool was dirty, floor was very slippery and chemicals were not balanced. I immediately notified the owner and was told to just use spray from under the sink (seriously?). These aren’t “just a few bugs” – this is a dirty, unsafe, and unsanitary environment.I’ve lived in Texas for years and have never dealt with roaches or bed bugs until staying here. We booked in May after checking reviews, but only after arriving (past midnight) did we discover bed bugs. Later, I saw that other recent guests have reported the same issue.Neither the owner nor VRBO have done anything about this, and it’s clear they continue to rent the place out knowing about these problems. Unsafe. Unsanitary. Night 1, my mom, nephew, brother, and 4-year-old son, all sleeping in the game room, woke up covered in painful bed bug bites. We sent the owner photos of the bugs and bites. Hours later, they offered only 250 and a “touch-up clean”.Bed bugs require professional extermination treatment, not quick cleaning. Instead of enjoying my planned vacation, I spent my time buying medication for my family and trying to get the owner and VRBO to care and help us find a solution. My mom slept on the living room couch for her 50th birthday since the game room and those beds were off-limits. Our luggage is still “cooking” outside weeks later, terrified of bringing the infestation back into OUR homes.We discovered a review from 2023 describing the exact same bed bug infestation, so the owner clearly knows, yet continues to lie to guests and take their money and putting our children at risk.We didn’t want to leave since we had used our PTO and spent our hard-earned money, but the 3 remaining nights were not to listing expectations and what we agreed to. They made no effort to relocate us, and we believe the other 3 nights (75% of our stay) should be refunded. The owner still refuses to do the right thing. We will be pursuing legal action. The dishwasher didn’t work well, the dryer to several hours to dry, there were no shades on the windows so we had to pile pillows up against them for privacy. Neighbors are quiet, beautiful view from the back, very cleand and stocked with everything you need. They checked in with me often through the app to make sure all was good. The pool was crystal clear and seeing the sunset from the pool was amazing. Only thing is.....the outside pool room with the bunk beds dod have a air conditioner, but it was a little warmer than we prefer at night. But the house had plenty room and we were all able to be in there. A/C worked great inside the house though! Séjour de 3 nuits en avril 2025 ### 2/10 – Terrible #### Rose P. 11 avr. 2025 Points faibles : Propreté #### Great location, property not maintained Check in was smooth, upon arrival we found multiple broken pieces of furniture (bunk beds, ottoman) and feces left on floor in en suite bathroom, we informed the property management and we declined a visit from maintenence. During our stay we enjoyed the view and pool. The home is in need of maintenence. We later found broken dining room chair, broken coffee pot, only 2 intact pool cues, no net for ping pong, broken pool net, broken corn hole boards, garbage throughout yard, dirty utensils left in kitchen, broken trim, walls have sheetrock damage, blinds are damaged/missing sections, we had no water for about an hour but it came back on. Beachbox always responded to messages promptly. We hope they will address these issues for future guests. We will not be staying in a property managed by BeachBox in the future. ##### Rose P. Overall our stay was very pleasant. This home is very nice and the garage being enclosed and finished out was a plus. Our kids loved that area which had bunks and was sort of a game room. Communication was wonderful from start to finish. We did have a few hiccups but nothing major. Upon arrival wasn’t the best first impression as the yard was very over grown and since we knew they were expecting us we were surprised the property wasn’t prepared outside. This was communicated to the property management and they sent someone out the next day. Upon entrance into the property, everything was very nice, but we did notice that the Ottoman in the living room was caved in This was also reported to property management. The coffee pot carafe was broken. This was reported to property management and they asked us if we wanted this addressed while we were there. We just told them no. Dryer takes a takes a few rounds to actually get everything dry. Again, overall, this was a very pleasant stay maybe the few things we told them about could be addressed before the next person is there. ##### Amie P.
