Welcome to the most incredible views in town in your chic mountain hideaway in Hideout, just 10 minutes from Park City. This modern 3-bedroom, 3.5-bath townhouse offers stunning views of the mountains and Jordanelle Reservoir, providing a peaceful retreat for up to 8 guests. With a spacious, multi-level design, it's perfect for those seeking a quiet escape while remaining close to all the action. The main level features an open-concept living space with large windows, flooding the area with natural light. The kitchen is equipped with stainless steel appliances, a large island, and bar seating for four. A dining area for eight and a cozy living room with a gas fireplace and Smart TV make it ideal for relaxation. The master bedroom on this level has a king bed, a Smart TV, and direct access to a balcony with panoramic views. The ensuite bathroom includes a double vanity and a walk-in shower. Upstairs, enjoy a second living area with a wet bar, Smart TV, and Sonos soundbar. Two additional bedrooms, each with ensuite bathrooms, provide plenty of space and comfort. There's also a small balcony and a back patio for further relaxation. The property includes a 2-car garage and extra driveway parking. This home is located near hiking trails like Ross Creek and SkyBridge North, as well as the Outlaw Golf Club. Park City's shops, restaurants, and ski lifts are just a short drive away, making this the perfect base for your mountain adventures. APRÈS Vacation Homes complies with all applicable laws, including the Americans with Disabilities Act (ADA) and the Fair Housing Act (FHA). If a guest will be traveling with a service animal, they are required to notify us prior to check-in. House Rules: 🕓 CHECK-IN / CHECK-OUT Check-in: 4:00 PM | Check-out: 10:00 AM (Mountain Time) Early check-in or late check-out must be requested at least 48 hours in advance and approved in writing. Additional fees apply and are billed in 30-minute increments at $50 per hour. 👤 RESERVATION HOLDER The primary guest must be 21 years or older, present during the stay, and accept responsibility for all guests and actions on the property. A valid government-issued ID may be requested at any time before or during the stay. 🔇 NOISE & OCCUPANCY Quiet hours: 10:00 PM – 7:00 AM (Strictly Enforced) per Summit County law and local HOA rules. No parties, events, or gatherings of any kind. Maximum occupancy is limited to the number listed in your reservation unless otherwise approved in writing, If the number of guests exceeds the reservation count without written approval, a fee of $85 per unauthorized guest per night may be charged to the primary reservation holder, and APRÈS may cancel your reservation with no qualifying refund. 🚭 SMOKING / VAPING Absolutely no smoking, vaping, or cannabis use inside or on property grounds. A minimum $500 fine applies for any odor, evidence, or damage caused by smoking. 🚫 PARKING & VEHICLES Street parking is PROHIBITED, unless otherwise noted. All vehicles must be parked in the garage, driveway, or assigned spaces. Guests are responsible for any towing, HOA fines, or violations related to improper parking. Many neighborhoods are actively monitored by the HOA and private security. 🐾 PETS & SERVICE ANIMALS Pets are only allowed at designated pet-friendly properties and must be approved prior to arrival. Undisclosed pets will incur a $500 violation fee. Service animals MUST be disclosed to host, PRIOR to arrival per ADA requirements; no additional fees apply to qualified service animals. 🛋️ HOME CARE & FURNITURE Do not move indoor furniture. Damage or repositioning will result in a re-staging or repair fee. Outdoor furniture may be repositioned but must be returned to original placement before check-out. Do not hang towels or clothing on railings, decks, or furniture. Use hooks or designated drying racks if available. 🌡️ HVAC & ENERGY USE (if applicable) Do not leave windows or doors open while using the heat or air conditioning (if amenity is applicable). Adjust thermostats no more than 2–3 degrees at a time. Failure to follow this may cause system damage and result in service/repair charges if negligence is determined. 🚽 TOILET USE & PLUMBING Only flush toilet paper. Do not flush wipes, feminine products, paper towels, or any other materials. Additional cleaning during your stay may be available for an added fee, or mid-stay cleans based on availability with 48-hour advance notice. Excessive mess left at check-out may result in additional cleaning charges. ♨️ HOT TUB / SPA USE (if applicable) No food, glass, or oils/lotions allowed in hot tubs. Children under 12 must be supervised. Misuse that requires draining, cleaning, filter replacement, or repair will result in a $450 fee (with documentation). Use of hot tubs is at your own risk. Guests waive host liability by choosing to use these amenities. 🔐 SECURITY CAMERAS & SAFETY Exterior security cameras may be present at entrances, driveways, or garages. Cameras are for guest safety, occupancy enforcement, and property protection. There are no cameras inside the home. 🗑️ TRASH & DISPOSAL All trash must be bagged and placed in designated outdoor bins. Bags left outside or on the ground (not in bins) may result in a $85 disposal fee. If bins are full, please notify us during your stay. 📦 MAIL / DELIVERIES Mailbox access is not available. The unit and the views are beautiful-just like the pictures. It’s an easy 15 minute drive to Park City lifts. There’s a separate living area on the 3rd floor which was perfect for our adult kids. Communication with the property manager was excellent. We’ve never stayed in this area of Park City but we’ll definitely stay there again. You can’t beat the views. Beautiful new property Nice layout with plenty of room for a larger group. Nice linens, bathrooms are good. Pillows were way too soft my preference Lots of construction around so a little loud but not annoying. Only real complaint - when we arrive trash was still in kitchen w old shoes in one bin and full second bin. We emptied but had no trash bags so we bought some. Note - no iron on premises. Also- HVAC didn’t have zones so struggled a bit in the heat to keep things cool enough for us at night. Upstairs definitely didn’t get super cool. Overall would stay again as it was super convenient and well done overall. ##### tesa o. This unit was clean, very comfortable (including beds) with spectacular views. Check in was seamless and management was easy to contact. Kitchen was well stocked. And did I say that the design was simply beautiful? Driving to PCM or Deer Valley was an easy 15 min. There is road noise and current construction next door, but this did not deter our experience one bit (and I'm picky, just ask my kids). We loved it and hope to be back. ##### Kim M. The pictures do not do justice to the stunning vistas you see from the property. The house itself had this wonderful open/airy quality about it! The beds were incredibly comfy and the kitchen had everything you could need to cook. Really enjoyed my time. ##### William H. House was beautiful, comfortable beds, and well stocked. Location was convenient in getting to Deer Valley and restaurants. Did run into a little traffic in the morning but wasn’t bad. ##### Erin S. Spacious, luxurious, and the views were spectacular. Had a great weekend stay and would definitely recommend this rental to others. Large at least 2 car garage that can be used. Communication with the owner was good, there was a bit of confusion initially about the location since it wasn’t on google maps quite yet, but the location was made clear before we arrived so no issues. ##### Mason R.
