Welcome to Adams Retreat a gorgeous, newly renovated mid-century modern home located just a few blocks from Main Street in a quaint and quiet neighborhood. Perfect for group getaways or family vacations, Adams Retreat can sleep up to 6 guests. Come enjoy the weekend in the Texas Wine Country area and relax at Adams Retreat in the beautiful backyard and comfortable living space. The house includes two bedrooms each with king beds, a large lounge area with a queen sleeper sofa, comfy living room, two bathrooms, and a dining area. The kitchen comes fully stocked with plate ware, flatware, glassware, pots/pans, insulated tumblers, toaster, blender, microwave, and coffee maker. The living room and lounge area both include a TV with Roku (bring your Netflix, Hulu, Amazon Prime, etc. login information). There is high-speed WIFI at Adams Retreat with good signal throughout the house and also the back/front yards. The backyard area features a hot tub, Fire pit, private outdoor shower, corn-hole game, and a patio table with seating for 6\. We have complimentary off-street parking for 4 cars in the driveway and 1-2 cars on the street in front of the house. Other features include: Fire Pit Phone charging ready at each night stand (just bring your USB cable) Full size washer and dryer Hair dryer in each bathroom Iron and ironing pad Toiletries (body wash, shampoo, conditioner, toothpaste, etc.) Bottled water Coffee and tea Board, card, and dice games Jenga Corn-hole Puzzles One night stay Monday thru Thursday and Sunday only. We don’t like lots of rules, but we need to list a few here. As per city ordinances, please adhere to quiet hours of 10 pm - 7 am. Webcam is positioned over the Garage and is the only one on the property, there is an inside and outside sound level monitoring system. The monitoring devices do no record any conversations; they only measure and report sound levels. See Noise Aware website for specifics. Please limit over night guest to 6 people. For the comfort of all guest; sorry no pets allowed. Smoking is not allowed in any parts of the house; however, feel free to light up outside. The house is very clean and provides plenty of room for 2 couples. It's about a mile away from Main St. so if you don't like to walk (we like to walk), prepare to drive or take Uber around town. The only things we wished were different were the hardness of the beds (too hard for our taste) and the pillows do not provide enough support. The ensuite bathroom is also on the small side. We didn't find this an issue, but does need to be mentioned. We would definitely stay here again on a return trip to Fredericksburg! ##### Ross L. So that was disappointing. Only has 2 bedrooms and a "lounge room" in converted garage with pull out couch. Pull out couch should never be considered acceptable sleeping arrangements for an adult, in my opinion. Was good location close to town. Need more instructions on using the hot tub, none provided in binder. No dishwasher pods were provided to clean dishes before leaving.
