Welcome to Once Upon A Trail! We're more than just a bikers paradise, we're here to please all. We feature a dedicated Theater Room, Private Hot Tub, Game Room with ping pong & air hockey, Fire Pit, and Bike-In/Bike-Out from the backyard. Kingsdale Rec Center is less than a mile away for you to enjoy golfing, swimming, tennis, basketball, mini golf, pickleball & more. Here for the lakes? We're .5 mi from a Lake Windsor boat ramp! We really have it all at Once Upon A Trail. Come see for yourself!

As you arrive at the property you'll find plenty of parking in the driveway and a 2 car garage for vehicles or bike storage.

Walking into the home through the front door you're greeted with a warm yet modern vibe. The large living room has lots of seating for your entire group and a smart TV for streaming from your own accounts. Open to the dining area you'll find a large table that seats 8 people and then an additional 4 barstools at the kitchen bar top. There are large sliding glass doors in the dining that lead out to the covered deck with cozy patio furniture for you to relax and enjoy this Arkansas weather. From the upper deck you can see the mountain bikers zipping by on the Landline trail directly behind the house. Coming back inside, adjacent to the dining is the fully stocked kitchen where you have plenty of counter space and cabinets to prepare a delicious meal. We also have a pantry for additional food storage.

Beyond the kitchen you'll find our dedicated office space with a gorgeous view out the bay windows of large mature trees and the backyard area. From the office you can access the laundry room or garage. The garage is oversized and has a workshop area, tooling station and bike storage. It also has it's own dedicated door to the outside with a smart lock that allows you to bring your dirty bikes straight in from the outside instead of having to go through the house.

Heading back inside, you'll also find two bedrooms and two bathrooms on the upper floor. The primary bedroom is beautifully decorated, has a king size bed, a smart TV for streaming, large walk-in closet, and an en-suite full bath. Bedroom 2 is across the hallway with a plush queen size bed, smart TV, closet, and full bathroom accessed from the hallway. This hallway bathroom, like the others, has gorgeous quarts countertops, modern light fixtures and plenty of fresh linens for you.

Now we venture downstairs for the real fun! The stairs walk out to the open game room equipped with an air hockey table, ping pong table, cozy lounging furniture, trail maps so you can map tomorrows ride, and sliding glass doors that walk out to the lower patio. On the lower patio you'll find a charcoal grill (bring your own charcoal/lighter fluid), your private hot tub, bike wash station, and fire pit area! If you're headed out on the trails, we have a connector from our property to the Landline Trail directly off of the backyard. This is entertainment central! You're guaranteed to not ever be bored! But wait there's more...

As we head back inside we're going to check out the theater room which is completely blacked out for prime TV, Show, Movie, and/or Sports watching time! The projector is super user friendly and has a Roku connected to it so you can stream from it just like you would a smart TV. We've got theater seating in here for you as well as popcorn and a microwave so you don't have to leave the theater to refill your popcorn bowl.

Last but not least we have 2 additional bedrooms downstairs. Bedroom 3 is the bunk room which has 2 bunk beds and a total of 4 twin size beds. This room is perfect for the kids to camp out or for a bunch or friends to enjoy close quarters for a few days! We have a smart TV in the bunk room as well as large walk in closet. Bedroom 4 is across the hallway and is setup with a plush queen size bed, smart TV, closet, and full bathroom accessed from the hallway.

* You will have access to the entire home and yard! The home sits on a beautiful wooded lot, has some grass in the front, and has a graveled backyard area with lots of shade trees making it perfect for yard games and tailgating. Enjoy the propane grill on the back patio, stare at the firepit or enjoy the private hot tub on the back patio. Oh and don't forget that you can hop right on the bike trails from our backyard.

* Guests are also allowed access to Bella Vista POA amenities as guests if they request guest passes from us within 3 business days of arrival and after booking is confirmed. Instructions given after booking. These amenities are not free but you are given access to them for a cost per activity as a guest. Costs of activities can be found on the Bella Vista POA website.

* We don’t live on site but we love hosting and want to ensure you’re comfortable and enjoying your time at our home. Reach out anytime with questions or needs!

* We provide the initial toiletry items for kitchen, bathroom and laundry. Additional supplies will be the guests responsibility.

* The charcoal grill is provided but guests will need to bring their own charcoal & lighter fluid.

* All of our TVs are smart TVs and setup for you to stream from your own accounts. This includes the projector/roku for the Theater Room.

* We're less than a mile from the London Boat Ramp where you can launch your boat into Lake Windsor

* We're less than a mile from the Kingsdale Recreational Area which offers golf, pickleball courts, swimming pools, workout facility, putt putt course, tennis courts, and more!

* We're right at 1 mile from the soon to come OZ Trails Bike Park where you'll be able to ride lifts to the top and downhill bike to the bottom.

* We're 15 minutes from the Bentonville Square & Crystal Bridges Museum

* We're located on a quiet dead-end street in Bella Vista near Lake Windsor and right on the Landline mountain bike trail.

* Please respect our neighbors who live here full time and observe our quiets hours between 10pm-8am 7 days a week

* We are VERY bike friendly! You can access mountain bike trails right out the backyard or if you want to zip right out the garage we're only a few hundred feet from the nearest trailhead.

* We offer a 2 car garage for storing your bikes, vehicles or motorcycles.

* We have driveway space for about 4 vehicles depending on size.

* Please no street parking as it is against POA rules.

* Guests may see some wildlife or insects during your stay — this is common for properties in natural, wooded, or lakeside areas.
