### Le Duplex, atypique, superbe coeur centre ville

Au cœur du centre piétonnier d’Annecy, cet appartement mansardé entièrement rénové vous séduira par sa décoration contemporaine et ultra cosy. Sa vue dégagée sur les toits de la ville en fait un lieu calme et très bien situé. Sa cuisine moderne et entièrement équipée vous permettra de cuisiner comme à la maison, set de bienvenue et remises chez nos partenaires.  
Situé au 4ème étage sans ascenseur, il peut accueillir 2 personnes, l’accès au lit sur mezzanine se fait via une échelle assez raide, peu de hauteur sous plafond, jeunes enfants non recommandés.  
La chambre dispose d'un lit 140x190.  
L'appartement est équipé d'une télévision Smart Tv, du wifi, et de tous les équipements nécessaires pour passer un bon séjour tels qu'une machine à café Nespresso, d'un lave vaisselle.  
La salle d’eau est équipée d’une douche et de toilettes.  
Le linge de maison sera fourni pour votre séjour, draps, serviettes et torchon de cuisine.  
Vous pourrez profiter de la proximité des bars et restaurants après une belle journée au bord du lac ou en montagne. ; vous pourrez vous déplacer sans voiture durant tout votre séjour.

#### Situation parfaite mais logement moyen

Notre avis sur le logement est mitigé. Il est très bien situé en plein cœur et le contact avec la conciergerie a été parfait. Mais le logement n'est pas pratique. L'accès à la chambre sous les toits est très étroite, la douche n'a pas de délimitation donc on mouille toute la salle d'eau. L'état général était correct mais le ménage et quelque détails pourraient être amélioré. Néanmoins, nous repasserons par la conciergerie pour nos futures vacances sur Annecy, mais pas dans ce logement.

#### Bon emplacement, logement défectueux , mauvaise expérience.

J’ai fait une location en juin de l’année 2024. Pour la chambre, la climatisation était HS , qui est d’ailleurs à 10cm de hauteur du lit. Il faisait trop chaud, j’ai du dormir sur le canapé. Pour la salle de bain, la peinture au plafond s'était décollée, et de la moisissure était présente sur la porte dû à l’humidité je pense. Appartement bien placé en plein centre, mais je ne recommande pas tant que les réparations n’ont pas été effectuées.
