Hi Judy, I'm sorry you didn't have a better stay. After I answered your initial inquiry and questions, you booked a new reservation, separate from your inquiry, but continued to ask questions in the inquiry thread. I sent you all the necessary information, including entry codes, one month before your arrival, and asked you to please make sure you understand it and urged you to communicate in the reservation, not in the inquiry thread. Then you wrote twice in the inquiry thread asking for the address, which concerned me. Each time I urged you to look in your reservation and check your email. Because you never responded, I called you a few days before your arrival to ask if you had received and understood the information. You again asked for the address. I asked you to please go into your VRBO reservation or check your email and find the information, as you would need more than the address to get in and to use the condo. VRBO sent the entry information to you again three days before your arrival. I then sent the full guest letter and information (twice) the day of your arrival. Not once did you either confirm you had received it or call me to say you still didn't understand. Then you arrived and wrote to say you couldn't get in. The worse for me as an owner than having a guest arrive and not being able to get in, which is why I spent so much time trying to make sure you had and understood the information before your arrival. I won't go into depth on the other issues, as they follow the same pattern of communication problems. I agree with you that the unit is hot, which is why I mention it in the ad and sent you a separate note about it with tips. Summer time is full of construction, which is unfortunate but necessary for an old building. (It's a short summer season between snow and ice up there.) As owners, we don't receive information about which projects will occur or when. The Murphy bed does not require moving furniture. I spoke to the housekeeper as soon as you told me you it wasn't clean enough, which was a few days after your arrival. At that point, we couldn't assess the situation directly, but I asked the houseekper to please make sure she takes her time to attend to all details. I don't know what else to say except that I replied to every question and did all I could to make sure you had all the information you needed. I hope you have a smootehr path in the future. Ned

Hi John, I'm sorry you found the sofa uncomfortable. The seat cushions can slide forward from use, causing them to extend over the front of the sofa. Pushing them back (under the fixed back cushions) should fix it. I will add a note in the guest letter mentioning it, to help future guests. I'll also inspect it myself as soon as I can get in between guests. Ned

(We were booked up in June and July and I was not able to visit.) I just scheduled a professional rug and carpet cleaning this morning, for next week. Hello Daniele, We are glad you enjoyed your stay, and thank you for the positive review. When I saw your review, I immediately contacted my housekeeper to see if she noticed anything wrong with the disposal or bathroom drain upon your departure. She said there was food in the kitchen sink and she had to run the disposal. Fortunately, that cleared it. The disposal seemed to work fine. She also said she pulled clogged material (hair) out of the bathroom sink and got that draining fine. We've not heard of any problems since your stay and we've been booked solid since then. I am checking with the current renter but I think all is well. (As always, we'd like to know asap if there are problems.) We're so glad you had a great stay.

Peggy, thanks for your review. And we agree about the bed. I met with my handyman just prior to your visit to create a list of repair and maintenance needs. I ordered a new bed, which he installed less than a week after your departure. The frame was sagging. We think this will solve the problem and will inspect to make sure. Hello Lisa, I'm sorry for your inconvenience. The pool and hot tub situation is very disappointing for all of us. The first line of our description on VRBO tells potential guests that the the pool has been closed all summer and that we cannot predict when it will open. Originally the HOA expected to open the pool and hot tubs by July 4th, but the date kept slipping (they've done a full replacement of the hot tubs, which required a ton of construction). I let you know as soon as we learned that they would definitely not be open. I suggested other places in town with pools, and offered a full refund outside of our policy. The best we can do is keep people informed and try to work with them. (On the other note, there are replacement batteries and lightbulbs in the closet.) Ned

Hello A.J. I'm glad you had a good stay. Thank you for the feedback. I will follow up with our housekeeping and add supplies as needed. I should be able to take a look myself also (the unit has been heavily booked during the ski season so I haven't been in since before the season took off). I encourage all guests to let us know directly if something seems missing or low, or if you notice any damage, etc. Because we don't live in Winter Park, we won't know about any such issues unless you let us know.
