The property is located at the end of a cul-de-sac, on the outskirts of the village. The domicile is also popular due to its quiet and sunny location. Available for exclusive use: lawn for sunbathing, sun lounger, barbecue facilities, terrace, and garden furniture. **Location** Materada. The villa is situated on an enclosed garden plot with shrubs and trees, bordered by a hedge and a wall. The landlord does not live in the house or on the property. This spacious villa is furnished in a traditional and romantic Mediterranean style with local materials such as natural stone and wood. In the garden you can enjoy the natural shade of the trees, which also provide additional privacy. The private pool with sun deck and sun loungers, as well as the outdoor kitchen with barbecue and fireplace, will enhance your stay with family and friends, offering you an outdoor area for relaxed gatherings. The interior is spacious and well equipped for your comfort. The large master bedroom with seating area, queen-size canopy bed, en-suite bathroom, large windows, and a large balcony gives the house a particularly romantic touch. Your pets are welcome and will certainly find their favourite spot in the shade of the trees. The villa is located in a quiet village 8 km from Umag, just a few minutes’ drive from the beach, the town centre, and a variety of activities to choose from. The area is close to local wineries and vineyards, olive oil routes, and restaurants. Access is via a side road (asphalted).
