Easy access to shopping and to Saint Augustine for sight seeing and the beach is about 20 minutes away. Great for family vacations. This a two story home with another home available across the street for groups that cannot fit into one home. Grill is available for barbeque. Golf Course Community stay and play golf, community pool. One story home. Very easy to get around. Very close to shopping malls and the beach. Garage is not included in the rental. South Hampton golf course is one of the finest golf course in Florida. Another home is available across the street for booking when a bigger group is coming. Easy access to the interstate and restaurants. Available for longer stays as well. License Agreement Terms and Conditions In accordance with the local laws, community rules and regulations Guest acknowledges and agrees that this is: License Agreement Only: When a guest agrees to make a reservation the guest agrees that the guest enters into a license agreement to go on the property and enters into an expressed license agreement between the Host and Guest. No rental agreement is entered by making a reservation. No fee is received for the issuance of the license. No fee is received to enter into the license agreement. No lease agreement is entered by making the reservation to go on the property. No Lease or Rental Agreement Created. This Agreement grants the Guest a limited, and revocable license agreement between Host and Guest to go on the Property. The licensee may not use, may not occupy and may not reside at the property. No Possessory Interest: The Guest has no right of possession, no leasehold, and no landlord-tenant relationship with the Host. The license agreement is non-transferable. The license agreement is revocable at hosts discretion. The license agreement grants personal permission to go on the property only as a social guest. Consideration: Consideration for the issuance of the license is intangible and is solely the satisfaction of hosting social guests at the property. Nuisance: The home is subject to a strict no noise policy after 10pm. Exterior noise emanating from within dwelling or other improvements including without limitation, talking, singing, television, radio, cell phone, speaker, shall be maintained at such a volume that the noise is not audible beyond the boundaries of the Lot or Building Plot from 11:00 pm to 7:00 am. Any Guest deemed to be in violation of this policy shall have their license revoked and will be required to vacate the property. Acknowledgment: By proceeding with this reservation, the Guest expressly acknowledges and agrees that this Agreement creates only a license agreement, not a lease or tenancy, not a transient use or transient occupancy and that the Host retains full legal possession and control of the Property at all times. The person that is making a reservation obtains a license to go onto and stay at the property as a non paying social guest. No rental agreement is entered by making a reservation. We had 12 people in our party and booked the house because it is listed as an accommodation for 12 people. There is a little blurb in the listing that says "charges may apply for additional people." We had 12 people and the listing is for 12 so obviously I didn't think this applied, as we had no "additional" people. I mistakenly did not pay attention when I made the first payment to the "extra host fees" and did not click on the drop down itemization. I figured the host fees were the service fee and cleaning fee. When I made the next payment I noticed they charged us 300 for "4 extra people." I messaged them and said we had 12 and there were no extras. The house manager said they charge for any extra people over 8\. No where in the listing does it state and the house is advertised as a listing for 12 people. The only thing that mentions anything at all about extra people is what I mentioned above, which I did not believe applied because we did not have additional people. They offered to take off half of the extra person fee, but never did. I think this was intentional, otherwise why would you not clarify in the listing? Otherwise, the home was nicer than the pictures. Lots of space. Cleanliness was so so- the primary bathroom downstairs had not been cleaned and the toilet was very filthy and the carpets need to be replaced, but overall we liked the house and neighborh ##### kelly s. I'd say that is even better than the photos. There was plenty of space within the 3000plus square ft property. My issues are not with the property. I read the amenities list well before I came, even double checked it..The coffee pot on the property was not working and most of us expected to be able to have fresh brewed coffee in the morning, it's' a pretty basic appliance that is found in almost all rental situations. It wasn't working, so I reached out right away to the host who answered pretty quickly that we could use the one across the street, (which is apparently also his property) he gave us the code to get in. We retrieved that coffee pot and was able to make our cups of Joe. The next morning.... that coffee pot didn't work either. There was a coffee bean grinder mentioned in the amenities. I don't normally see this, so I was excited that they had one and that I wouldn't have to use mine. The was no grinder on site. The amenities also mentioned a blender, which we had absolutely planned on using, but there was also no blender....so we went out and BOUGHT one. My complaint isn't so much that they didn't have these things, it was moreso that they are listed as things that I would find on the property that were just not there. If there is no intentions of replacing these items, please do everyone a favor and remove them from the list. We did need to replenish our own paper towels and napkins ,as we did cook a lot. ##### Iris W. It was exactly as described in the listing. The location was very convenient to our wedding venue. Communication was good with the host. The coffee pot was broken (wrong carafe) and we couldn’t get it to work. The owner did respond and provided a replacement. When we arrived, all of the garage cans were full and had not been put out for pickup. Probably not the owners fault. The owner did respond and it was emptied. One bedroom room (on the first floor) was a converted office/den. It had no bathroom. The user had to use the facilities in the other first floor bedroom. ##### Robert C. The house was super spacious and had more than enough room for the six of us. It was just a few minutes from the venue so it was very convenient. My only suggestion is to bring your own paper products. Some of the bathrooms had no toilet paper and there were no paper towels or extra trash bags.Besides that very minor inconvenience, everything else was great! ##### Christine L. This property was perfect! It was 2 miles from their new home and had plenty of space so we could keep the kids over for a few days while the unpacking process began. The golf community neighborhood was wonderful! The backyard faces the golf course, what a view! Communication with the owner was no problem, we needed to extend our stay for 2 nights, that was done with ease. Great value! We can't wait to stay there again when we come back to visit!!! ##### Barry C. We loved the location, neighborhood and the community center. However, the AC was not working when we arrived and the owner eventually responded and sent someone to look at it but it still took an additional day to get AC in the house. We ended up having to go three days without AC and o e of the bedrooms was very stuffy. Also one of the bathrooms toilets was broken and the owner never responded to my texts about that. Some of the kitchen appliances listed do not work like the coffee maker so be ready. ##### David B.
