Gorgeous waterfront space with multiple decks created for fun and relaxation on the Guadalupe river. Drink your morning coffee right outside one of the three top bedrooms that open directly to the balcony with a waterfront view. Play in the water with the paddle boards, kayaks, lily pad, and tubes that are included in your rental. Roast marshmallows around the fire pit or play a game of ping pong on the deck. When you get tired of being outside come on in and enjoy a round of poker or a board game.
This is a river so water level will fluctuate depending on season and weather but pretty much what you see in the pictures is what you get! We are at about 5 feet out to 7 feet at the end of the dock. Ring doorbell at front door

We had a wonderful stay. The house is located at a wonderful location on the river. The home was clean, stocked with everything you can think of, clean and comfortable.
There was something for everyone to do, especially since we were a large group.
The river was great and well stocked with kayaks, sups and outdoor activities.
Jenny was super responsive and it made the stay comfortable and pleasing.
We loved our weekend spent at this house. It had plenty of room for 9 of us. House was gorgeous and the perfect getaway for us. Owner was very friendly and helpful. I would highly recommend this property for any gathering of friends or family.
Our stay was great! Lovely area for some quiet time in November, enjoying Thanksgiving with the folks. Beautiful house, very spacious for all of my tribe. Nice outdoor deck and backyard leading to the Guadalupe. Would enjoy coming back in the summer to enjoy the river too. Great communication with the host, 5 stars!!
My husband and I spent a long weekend of spring break there with our 5 children (ages 3-15) and had the best time! This home is STOCKED with anything and everything you can ever think of needing or using from kitchen items to water toys! Kids loved playing in the river and especially the lily pad. Clean, easy check in and out and owner is beyond kind and easy to work with! Highly recommend.
This was our big summer vacation and we were so excited to go with friends and our little one. Jenny’s house did not disappoint! We had kids ranging from 4-9 with us and they had a freaking blast! The kayaks and lily pad were a huge hit😊 The adults enjoyed hanging out on the patio and talking, laughing and listening to music. The communication was amazing and check-in was a breeze! The house was in perfect condition and comfortably fit four families. We would definitely recommend this house to anyone looking to spend some time down on the Guadalupe!
We took 10 family members (age 18 to 81) for a long weekend. The home has plenty of space to spread out, especially the outdoor deck and areas at the river. We enjoyed the backyard porch swing and the ping pong table. Also, we were able to seat 10 at the dining room table for meals. The kayaks and SUP boards were added fun for those who wanted to get onto the water. Beds were comfortable and having 3 full bathrooms was helpful. The kitchen has plenty of glasses, plates, and silverware; however, cooking pans and items like kitchen knives need a refresh. Housekeeping inside and maintenance outside was ok, but some items were broken such as the icemaker and all but one ice tray. Overall we very much enjoyed our stay and would recommend the Waterhouse.
This is my review lmk what you think also***We enjoyed our stay here in Seguin, Tx. We were just minutes away from multiple groceries stores (Walmart, HEB) and gas stations, shopping area (Ross & Marshall’s) while still having a water front access experience. I was a bit unprepared for the amount of steps but we had no problems and enjoyed our stay and the water.In the very middle of the water. It was shallow enough for us to stand comfortably and enjoy our time in the water. The kayaks and paddle boards were also nice to be able to site see.The back patio is very spacious and provides plenty of room for everyone to hangout. They had several games to play such as corn hole boards, Yahtzee, and a ping pong table to keep everyone entertained. We also traveled to new braunsfels to go to the Gris Mill and Gruene Hall (took about 35 min with all the stop lights). And went back another day to float the Comal. Would recommend and also give recognition to the owners for there timeliness on responding with any questions or needs we had.
We had the best time at Jenny’s place. The home is beautiful, welcoming, and so relaxing. It has everything you need for a great visit. The beds are incredibly comfortable and the house has been updated and furnished nicely. The location is convenient to shopping, New Braunsfels and Gruene if that’s the purpose of your visit.
This house was perfect for our group of 13. We fished, floated, used the paddle boards and the lily pad. Kids loved the ping pong table, and the hammock. We would definitely stay at this place again.
The Waterhouse was absolutely beautiful. Everything from the view of the river to a comfortable environment inside the house provided the best getaway. The communication was also great throughout the whole experience. I hope to visit here again when the sun is out and we can enjoy the weather a bit more.

House is spacious, nice and clean. We enjoyed playing corn hole, ping pong, kayaking, and spent the afternoon outside enjoying the peaceful view. At night, we sit around the pit fire 🔥 chatting and making s’mores. It was an amazing weekend. Jenny is very friendly and kind, she replied to my questions super fast. I will definitely come back to this house in the future.
Our family of 11 stayed at The Waterhouse during the 2023 heat wave. Thankfully, the AC worked great and we stayed cool the entire stay. This home had so many things to offer us, outdoor activities, lots of board games in the home and plenty of space for everyone. The beds are all very comfortable and there are plenty of pillows and bedding for all of the beds. The home was well stocked with everything we needed. It's also about a 30-35 min drive to many attractions, including Schlitterbahn, which we went to 2 days, as well as the Comal River. Shopping is so close, and that is convenient as well. We can't wait to come back again when the water is back at normal levels to enjoy it again. You can kayak and fish and that was fun, but I'm sure the water is better for floating and swimming when it's higher. It's definitely a great place to stay! Jenny was so quick with all responses to our questions too. She's great!

You even cleared your own reservation to allow me to book the home was so classy! My friends were amazed with the cleanliness, location and all the offerings the home provided. The group of 8 adults fit comfy, plenty of space for all to enjoy. Beds, couches, kitchen, backyard/deck...better than advertised. The views towards the river from every part of the house and deck were truly amazing...and the sunsets, breathtaking!! The house was all we could ask for and fully satisfying. Jenny is a fabulous host; friendly, helpful, and made us feel welcomed. The inside of the house is clean, cute, sufficient space for our family of eight....overall good; but the back yard was the best part of our week! Even in the scorching heat, the shade trees on the back deck made for comfortable morning coffee drinking overlooking the river. The lights around the property provided a great atmosphere for after dark discussions, and there are plenty of sitting spaces to accommodate our entire group. Even though the river has been lowered for dam repairs, the area behind Jenny's house was still deep enough to enjoy. Water toys/floats were a bonus. Lots of games inside the house and outdoor games as well. If the weather would have been cooler, we would have stayed in the back yard all day. Upstairs would get a little warm during the day, but AC and additional fans cooled it well at night so we were able to sleep well. Thanks for sharing your home with us!
This rental was just as described! It had ample sleeping space for the 10 of us. The kitchen was well equipped for a big group. There are lots of indoor and outdoor games to enjoy. The river was a bummer since it is very low and full of muck. The host was very forthcoming about this which we appreciated. There is dining room seating for 14 but only 8 can sit around the table so our group of 10 was crowded since we wanted to enjoy meals together. There is only one AC unit and it struggled to keep the house cool on the 100+degree days but it was fine at night. Jenny was extremely communicative and helpful throughout the process. She is trustworthy and honest. Many amenities and plenty of indoor and outdoor towels were provided but be sure to bring laundry detergent, dishwasher detergent and ice!
We can tell that this is a home that the family/owners use and care about. Its always better to stay in a house like this than a corporately owned house that is minimally stocked. Everyone enjoyed the water toys and the water front dock.
The AC worked amazing which was impressive for July and with 8 people coming and going.
The only thing we didn't all love was the location. It was convenient to several grocery stores which was great, however, we hadn't spent any time in Seguin before and it didn't quite have the charm of New Braunfels. As other reviews stated, the water level has been down since 2019 and it was a little sad out on the water. This isn't the owners fault and its really a shame that the city did this to them. It was 4th of July and there wasn't really anyone else out... it was a bit of a ghost town which felt strange. The street the house is located on surprised us as we assumed it would have been nicer/more affluent but it was quiet and we didn't have any issues.
Overall, we enjoyed our stay but would opt for something in New Braunfels or Gruene next time.
