It is a quick 2 minute walk to the famous white sugary sand beaches of the Gulf. Enjoy the large sunny open deck with a peak of the Gulf off the main living area for your morning coffee. After a long day sunning at the gorgeous teal waters of the beach rinse off in the private outdoor shower and relax for awhile on the oversized private lanai surrounded by palms off the dining area and have a cocktail or watch some TV! Quiet col de sac on Gulf Drive makes it safe for kids. Beach is steps away. Oversized heated pool surrounded by a lush tropical setting for North Beach Village residents and guests. Restaurants and shopping within walking distance. Safe for kids, bike riding and walking. Easily walk about 5 blocks to Holmes Beach Park facilities (tennis courts, basketball court, boat launch, and open play space). You have access to the entire home. Private parking for 3 cars (one car in garage and 2 cars under open front deck) is available. FREE Trolley service on Anna Maria Island. One of the trolley stops is located across the street to the entrance of North Beach Village on Gulf Drive. It is super convenient to travel the island from one end to the other from 6:00 AM until 10:00 PM. Go touring, pick up your groceries or go out to dinner and have a drink. The Monkey Bus is another free island transportation services on Anna Maria Island, Florida, and to surrounding areas (Cortez, Sarasota, Longboat Key, Bradenton.) RULES AND POLICIES This property participates in a Professional Linen Program. This luxury amenity provides you high-quality linens that are in place and ready for your use upon your arrival. These high-quality linens are laundered in a commercial setting that uses only hypoallergenic, perfume & dye free soaps assuring all of our guests a comfortable stay. We think of the little things to make your vacation special, all linens are provided i.e. sheets, bath towels, kitchen towels and pool towels, we also provide 4 rolls of toilet paper per bathroom, 2 rolls of kitchen paper towels, dishwasher detergent, laundry detergent and softener. OUR UNIT IS NON SMOKING. Please smoke outdoors and responsibly discard all smoking debris. Evidence of smoking in the unit will result in an immediate and non-refundable $500.00 cleaning fee charged against your card. NOISE ORDINANCE: Anna Maria Island has a zero tolerance for noise after 10 PM. Please show consideration for your neighbors. No loud music, parties or playing in pools after 10 PM. If a neighbor complains the Police Department has no choice but to file a complaint. Any tickets issued for noise violations will be the responsibility of the guest and may result in immediate eviction with no refunds of rent or deposits. ITEMS LEFT IN UNIT: The owner will not be held responsible for any personal items left in the units. If you request us to retrieve and mail items left in the unit, you will be responsible for mailing/shipping charges plus $25.00 processing fee. INOPERABLE EQUIPMENT: Should any mechanical failures occur during your stay, we will do our best to make prompt and thorough repairs. Unfortunately, we cannot offer refunds for inconvenience caused by inoperable equipment. SWIMMING POOL: The pool closes daily at dusk (fall/winter season usually is about 5:30 and spring/summer is about 9:00pm). Pool is regularly cleaned, treated and maintained. Following inclement weather or high winds, pool service cannot be expected “on demand” for removal of fallen leaves or minor debris. Pool skimmers are available for your use if you need them. Pools are heated from approximately Thanksgiving to Easter only and are set no higher than 82 degrees. During colder weather, we cannot guarantee that the pool can be maintained to that degree. No refunds will be offered if the pool temperature cannot be maintained due to unusually cold weather. Under no circumstances are guests to change any settings on the pool equipment. Any repair charges resulting from a guest tampering with the pool equipment will be the responsibility of the guest. SECURITY SYSTEM: There is an exterior security monitoring system for everyone's safety as per my insurance policy. The camera is in front and in back of house. It is only a surveillance for the perimeter of the property. It does not in any way invade in your privacy in the back or front and is only outdoors. INTERNET SERVICE: We offer free Wifi for your convenience. Due to the numerous different providers and age and configuration of your personal computer, we cannot guarantee that you will be able to connect. We will do our best to assist you, but cannot be held responsible and no refunds will be offered if you are unable to take advantage of this service. It is clean and well-stocked and only a 3 minute walk to a beautiful beach. The place is relatively well-kept but isn’t new and has expected weathering as a beach condo might have. There are some newer places to stay, but the vicinity to the beach makes it’s a great choice. It is also on the trolley route if you want to avoid renting a car. We liked the lanai that also has a television which we enjoyed for watching football playoff games. Elisa was fantastic, giving us updates to ensure the island was in shape for receiving visitors; we also easily got an extension on our final day to accommodate a later flight. Arrived to a grimy ,dirty house, sofa stained, rugs huge stains, paintwork flaking off mattress stains, broken queen bed. Dirty stained sun-loungers, outdoor rusty sun sign left on floor , garage with rusty washer and broken chairs. Two cleaners sent to deep clean took over 12 hours to clean through house. Sofas steam cleaned to remove stains another day. DIY guy screwed broken bed in top floor still broken rocks too and fro. The worst is the badly stained mattresses look under the cover they need replacing, awful to think you sleep on them . Wanted to leave property on checking in! owner refused and left us to holiday in 5 out of 9 days living in cleaning and trying to repair what should have been done before arrival. The worst is thinking you sleep on stained mattresses , we stayed out as long as possible as we didn’t want to come back to this property. ##### laura r. Our plans were minimal, to build a jig-saw puzzle, enjoy some fresh seafood from Captain Anthony's, roast some oysters, walk a lot, play some games, and enjoy some good conversation over morning coffee and afternoon cocktails. 6317 is nicely located mid-way between two beach bars that made for some nicely long walks on the beach. It is also convenient to Captain Anthony's, Publix, and The Island Seafood Market. The kitchen table was an excellent venue for our jig-saw puzzle and became the central gathering place throughout our stay. It was a little chilly but one day we enjoyed the back porch area which was perfectly suited to our game-playing and conversation. Food was and is one of our favorite events --- preparing it and eating. The kitchen served us well. All the appliances worked as expected and everything turned out as hoped. We did use the grill to roast some oysters. 6317 served us well, as four. We were supposed to have been 6 and we think that would have been a bit crowded, especially four adults sharing the one upstairs bathroom. We had some issues keeping the temperature consistent. Obeying the note to not adjust the thermostat left us to open and close windows which was a little tricky as the outside temperature was a little inconsistent too. There are more than a few "don't do . . ." notes which kind of dampen the many reminders to "relax". There are three noisy events that come with 6317, trash pickup and the landscaping clean-up crew which occur once each week. The other is the stone driveway that crunches with each passing vehicle. All in all we enjoyed our stay and the unit served us very well. Thanks for making it available and for furnishing it so well. Happy New Year. ##### Harriet G. The condo is well equipped with beach equipment and games for the family. Our whole family enjoyed their stay.
