Beachside Villas in Seagrove Beach is a  low-density complex located in a quiet area south of 30A, just 1 block from Eastern Lake and the beach access. A beach boardwalk is provided for easy access over the dunes. Community amenities include 2 pools, lighted tennis courts, shuffleboard, BBQ grilling areas, and a lakeside deck. Eastern Lake even offers  paddleboarding. Beach chairs, kayaks, waterboards, bonfire services, and more available for purchase by Spyglass. Many fabulous area restaurants are nearby, such as Cafe 30a, Angelina's, The Perfect Pig Gourmet Market, and Old Florida Fish House. Find your perfect beach vacation at Beachside Villas.

AREA ATTRACTIONS:  

Seaside is a  short drive away and is most widely known for being featured in the Truman Show with Jim Carrey. Its incredible architecture has helped to make it famous but also its faithful replication of the kind of seaside town that used to be common up and down the coast. Seaside has its own Farmer's Market, post office, Repertory Theater and neighborhood school. It boasts unique shopping, fantastic cuisine and the incredible architecture that makes Seaside famous, there are activities for everyone; kayak rentals, bike rentals, paragliding, fishing, golfing, hiking, swimming, tennis -- you'll find it all right here. 

Greenway station is 30A's newest destination for gathering, shopping, and dining in Seagrove Beach. Greenway Station features known retailers Wild Olives Tapas and Wine Bar, Pecan Jack's Ice Cream, Coast Hippie and YOLO Board + Bike, plus introduces Local Cantina Mexican Restaurant, Souper Jenny Coffee Roasters, Canopy Road Café, and more.

The Big Chill offers something for folks of all ages and tastes, from tacos and tequila, to wings, burgers and shakes, a stop here is quick, tasty and convenient, and comes with a side of entertainment at the outdoor amphitheater. It's a great place to catch a concert, sporting event, or a movie on the lawn.  

The snorkelers in your group will love the new artificial reef called Sea Turtle Reef, deployed in 2017. Located just 783 feet out from the Grayton Beach State Park access, it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Sea Turtle Reef is at a depth of 12-19 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often. Enjoy!

Unit was older, but nice. Much of the beach directly behind the condo belongs to other developments and private owners. So, the beach access is close, but not as close as it seems. All in all, it was a good place for our family.

Perfect family vacay

This condo was perfect for a family vacation! The area is nice and quiet. The location is great being across from Old Florida Fish House and The Beachy Bean. The walk to the beach is one of the easiest I’ve had in 30A. The place was very clean. It had all of the kitchen supplies we needed to cook in a few nights. We would definitely stay here again!

Great family trip!

Condo layout was great. Excellent use of space, and we appreciated the variety of bed set-ups and the TVs in each room. The pool on site makes this a great property for families with kids who want to swim non-stop! There were some outdoor charcoal grills near the pool, and the tennis & pickle ball courts are right there too. It's only a short walk to the beach, and you can see the ocean from the master bedroom window and part of the balcony. Note - the coffee maker is a small 4-cup one that takes basket filters. I didn't see that listed anywhere in the original info, and we accidentally brought the wrong ones. Closest grocery store is about 20 minutes away. All in all, we had a great time.

Perfect time by all

Our family had a much needed vacation. At first we were a bit worried about the distance to Seaside with the heavy Spring Break traffic, but then realized we we were in the perfect location. It was so nice to have access to a gorgeous beach without having to find parking. Loved the condo, location, and views. We will be back!

A get away with family.

First time renting a condo. A different experience but not hard. Overall awesome time! All rules and requirements were we covered in available literature or emails. Only one contradiction. I requested 2 hours early arrival and 1 hour late departure. I was notified that was not available. No problem! I asked about available parking. I was informed my group gets 2 parking passes. I informed my contact person that I had 4 groups arriving in 4 vehicles. I was told there was overflow parking. We all arrived Thursday night. Parked two vehicles with passes and the other two in overflow parking. Parking was not a real problem due to the low volume of people in the units. One car departed on Sunday morning. A security/ maintenance man put a parking warning on my Grand- Daughter’s car and my son just happened to see him. He told my son even overflow vehicles are required to have a parking pass. It worked out ok. We had another vehicle depart so Sunday night we we legal. We saw a lot of parking spots filled with bicycle racks and dumpster. Had I been told that two passes and two vehicles in the parking lot, I could have made different arrangements. I asked for extra passes and was told I could use overflow parking for my extra vehicles. Office and security need to get on the same page. If my Granddaughter’s car had been towed I would have really been upset. #2. Checkout was slightly confusing. No text or email with departure time or bell etc. we talked to the cleaning person and she indicated she would check us out. I also texted our checkout time later in the day to be sure I was not charged $200 dollar late checkout fee. Other than those two issues all was awesome. Plenty of room, beds, furniture and bathrooms! Overall all a great time.

Disappointed

We have stayed at beachside villas for years. But this time was so different! The place itself was clean but the beach access for a day at the beach was NOT. Do not stay here If you don’t want to walk a LONG way to the private beach. If you are older or have older people with you it is nearly impossible! The description is deceiving! The property managers did not know the answers to simple questions. Amenities were scarce in unit. Master bed was too soft therefore you sank. And wifi went out every 15-30 minutes. We re-booted the router dozens of times on out stay. Dryer took two cycles to dry even on hottest level. Bring coffee filters and trash bags !! I love the panhandle and will continue coming back but not to Beachside Villas

Great location with easy access to the beach. We rode the trolley down to the beach which was nice when carrying a lot of things. The only issue we had was the oven not getting very hot. Overall we had a great stay and would Definitely use real joy again in the future.

Nice stay. About close to the beach. Each front is pushing it as you can see a corner of the ocean bc new condos are being built right in front of these. Listing should say no elevator access. We had a nice stay. Good amenities and zero issues.

Not impressed

We were so excited to vacation at a new place in 30A but we were let down very quickly. Upon arrival, we noticed several issues right away. The floors underneath the beds had not been cleaned. There was trash and dust underneath them. The mattress on the twin bed had been damaged and had a huge uncomfortable lump in it. We also noticed an issue with one of the toilets and the ceiling fan in one of the bedrooms sounded like it was nearly going to fall out of the ceiling. We called maintenance immediately and a guy came out and addressed the issues with the toilet and ceiling fan which we were appreciative of. However, it took 4-5 nights to finally get a new mattress for the twin bed that was un-sleepable. Our biggest issue was the beach situation. It was not at all what we expected. When I booked this property, it said it was 100 yards to the beach. Yes, it is 100 yards to the beach, however, there is only a small area of public beach access available. The rest is “private.” We were finally informed by one of the chair/umbrella boys on the beach that we would need to walk even further down the beach to get to the beach access that is offered to the people staying at Beachside Villas. The whole situation was so irritating. We decided to just rent a golf cart to get back and forth to the beach with especially since my parents who are older were going to have to walk an unexpected longer distance to get to the beach and we also had chairs, umbrellas, coolers, and bags to carry. Overall, we were not impressed with this property and will not be back. Very disappointing.

No Elevators

Condo was great but would have liked to been informed up front that there are no elevators, as I was traveling with family member that had had knee surgery and was very hard on her to go up and down the stairs. I would have requested ground floor condo if had known in advance. Also, not enough information about amenities, such as chair rentals and shuttle to beach. Did not find this out until second day of stay. Location of condo was great and was very impressed with completely stocked kitchen as far as pots, pans and all needed cooking utensils and appliances. Would definitely stay again but only on ground floor!

Beach side villas 332

Beach side villas are great, we come every year or so for vacation. The beach situation this year was extremely disappointing. I think it should have been disclosed at booking that you will have to walk a football field length of beach to get to the now private beach for BSV. There was security for the neighboring property kicking people off the “owners beach”. Never experienced that before and with one infant and two children, unfortunately we will never come back unless this is rectified. The sliver of beach in front of the walkway is not enough for the entire complex and with security on both sides, there are no other options. I feel sad for the owners of the BSV because this is our absolute only complaint.

Good Condo

We like the condo and it was really close to the beach. It had enough rooms and a really great porch. The only negative is that the Full size mattress needs replaced. The other mattresses seemed okay.
