Property access is from the front door. For your security, the entry door is equipped with a digital lock. A unique code is provided for every booking, and both locks use the same code for convenience. Your access is valid from check-in to check-out time. Please ensure the entry door is fully closed upon departure.  
  
Other things to note  
  
For any guest booking with an initial duration of less than one month, if the guest wishes to extend their stay beyond one month, the Host requires the creation of a new booking rather than altering the existing reservation. Each subsequent monthly extension will also require a new booking. Guests extending their stay beyond one month must also schedule a housekeeping visit within the first week of each new monthly booking.  
  
For bookings exceeding 35 nights, a mid-stay cleaning fee will be applied and collected through the platform resolution center monthly. This is necessary to maintain the property in the advertised condition. The mid-stay cleaning includes housekeeping for all the bedrooms, bathrooms, kitchen, and living room. Host-provided color linens are the guests' responsibility to launder but our team will make the beds if the linens have been washed before our housekeeping team's arrival. The cleaning can be scheduled at your convenience, and your presence is not required for it to take place.  
  
Additional Notes  
  
1\. Each television uses a Roku or Firestick for TV access or you may bring your own smart device. Please use the Roku TVs for any shows and free movies.  
  
2\. The house has 24/7 security monitoring provided by Ring. There are two video cameras in the home. There is a video camera on the doorbell and in the corner of the living room near the ceiling to the left of the fireplace.  
  
3\. In the case of Fire, a fire extinguisher is located under the kitchen sink. The exits are the front door and back patio doors. If necessary, break any window in the home to exit. This is a single-level dwelling.  
  
4\. The kitchen is fully stocked with appliances and essentials to use as needed. All paper products are provided. There is a Keurig coffee maker and a regular coffee maker, double over and 5 burner gas stove.  
  
5\. The Outdoor space is for your enjoyment. Charcoal located in the hall storage room and firewood is on the patio. If using the Fire Pit and Grill(s) please clean the grill and extinguish the fire after use. The twinkle lights around the Gazebo are battery-operated. Just turn the switch on when using it.  
  
6\. A security bar for the patio doors is in the hallway storage closet.  
  
7\. Window blind operation.  
To Lower – Grab the bottom rail and pull down.  
To Raise - Grab the bottom rail and lift.  
  
8\. To turn off the Water:  
The water main is in the closet of the first Queen bedroom on the right.  
  
9\. The electrical breaker box is in the laundry room.  
  
10\. Back porch light: The wall switch for the light over the kitchen table needs to be turned on in order to make the porch light switch operational.  
  
11\. The security deposit will be used to address any incidents. After, depending on the results, security deposits will be returned within 14 days or less.  
  
12\. Regarding the fireplace, it does not have a remote, but you’ll find the control buttons in the upper right corner of the unit for easy operation.  
  
The host may conduct a random identity verification to protect both the host and guest from identity theft and illegal activities. If selected, you’ll receive a link to our portal. There is no cost to you, and the process takes less than five minutes, so please complete it as soon as possible when requested before your arrival.  
  
If using the grill, charcoal, lighter fluid, and a fire starter are located in the first cabinet in the kitchen closest to the back door. Please leave the grill like you found it - clean and without leftover food on the grill. The grill must be left free of debris, or burned on food or a $25 cleaning fee will be billed to the guest.  
  
The twinkle lights around the Gazebo are battery-operated. Just turn the switch on when using it.

Overall, house was very nice for our stay. House clean and comfortable. Only recommendation is to get better bath towels. Towels were mix and match. Some towels in linen closet were still damp from when someone else washed them.

#### Overall a good house

The house was as expected from the pictures. We didn't use the outside at all, but the inside was good. TV's in every room was nice. Everything was clean. Plenty of towels. My only minor gripe is that the master bedroom didn't have a top sheet for the bed. It was only a bottom sheet and a comforter, so it was difficult to get comfortable. The owner said there were some in the linen closet, but there were only other bottom sheets and towels. Otherwise, a great house.

Great stay. House was clean and comfortable with nice touches to make us feel welcome. Grill in back yard with plenty of room for toddler to play. Master shower was beautiful. Kitchen stocked well with appliances and misc utensils you’d need to cook just about anything. Host responded quickly to questions. Would stay here again! Thanks again for everything!

#### Thanksgiving in Roswell

Our family stayed at this lovely property to celebrate Thanksgiving with family near by in Alpharetta. This home was clean and comfortable for our family of four. There were some snacks in the pantry along with some other staple items as well as plenty of cookware and dishes available for use. Although we did not cook at the property, it was equipped with everything you need to feel at home. Upon check-in, we had a very minor incident, but maintenance was sent over promptly and all was well. We appreciated the quick response. Should we visit again, we would absolutely rent this home. Neighborhood was very quiet, yet not far from restaurants, grocery and shopping. And we had a special sighting of some deer the night before we left and again the morning we checked out!

We arrived the day before Helene was to hit Georgia. The host never hesitated to let us come earlier than 4 o’clock check in. The home had everything we needed and was very clean and comfortable. The beds were very comfortable. Neighborhood was quiet and respectful. It was a great place to stay with the days we were there for our family wedding.

Nice clean home tucked away in a quiet neighborhood, but convenient to local restaurants and supermarket. Also a good location visiting various attractions in the Atlanta area. We did have a problem with the refrigerator on arrival, but it was resolved the next day.

#### Above and beyond our expectations!

The property was nice, the neighborhood was charming and a few deer can be seen grazing around in the morning and early evenings! It was great, but the thing that really stood out was the generosity of the host! Fresh fruit, even some basic groceries (bottles of water in the refrigerator and Starbucks coffee drinks!) not to mention that there was even cleaning supplies to do your laundry and a thoughtful gift basket that included even more essentials that sometimes get lost in packing! This house was the most stocked than any other rental we have ever used. We will absolutely rent again! The only things that keeps it from being absolutely perfect are: 1) I did wish it had some kind of radio or speaker we could plug our devices to because I like to listen to the radio while cooking. 2) some rocking chairs in the front bc it is such a lovely house and neighborhood. All in all, it was just like home because it was so thoughtfully stocked with daily essentials. Also, the home was clean, the beds were comfortable and the neighborhood seemed safe, friendly and located very close to 400!

#### Great for post-op recovery

Teresa was a wonderful host. She checked in on us every few days just to make sure that we were doing well. She took a personal interest in how my wife was doing after her surgery. The property itself was great for post-op recovery since it was a single story home. The renovations were done beautifully. The Master bathroom was gorgeous. The location was very convenient to her surgeon, as well as restaurants and grocery stores. We will certainly book this property for future surgeries.

We spent Christmas week here and Teresa had the house fully decorated for us. Everything amenity you could want. The kitchen was large, wonderful bedding, spotlessly clean. Easy communication with Teresa, who we wish we had met to thank her in person.

My wife and I stayed at this home for 7 nights.The house was very clean and cozy. The kitchen was stocked with everything you need. The location was perfect for our needs; Shopping was less than 10 minutes as well as restaurants. The neighborhood was not that impressive. We experienced a barking dog 2 houses down from the property after hours. When we contacted Teresa about the issue and she immediately addressed the problem with the neighbor. The neighbors kept the dog inside for a couple of nights but on our last night the problem resurrected. My wife had to go outside at midnight to ask the neighbor to quiet the dog. Apart from the barking dog, the house was everything we needed.

My husband and I enjoyed our 5 night stay at this lovely, very clean home. Teresa is a phenomenal owner who goes beyond expectation to ensure her guests are comfortable. She welcomes her guests with fresh fruit, snacks, and wine. Teresa’s communication is timely and reliable. The kitchen is generously stocked with food, drinks, dishes, serving and storage pieces. The bed was very comfortable and the bedrooms are appointed with attractive furnishings. The highlight was enjoying the fall foliage and the family of deer in the back of house from the covered patio. Highly recommend to others.
