The Space:

This 2,700-square-foot, five-bedroom condo sleeps 10 guests right on Playa del Carmen's famous 5th Avenue, just one block from the beach. The standout feature? Your private rooftop terrace with a plunge pool and ocean views—the perfect spot to start your morning with coffee or wind down after a day exploring the Riviera Maya. You're steps from Mamitas Beach Club, dozens of restaurants and bars, and all the energy of the pedestrian strip, yet the noise-reducing windows keep the space surprisingly quiet inside.



Bedrooms and Bathrooms

All five bedrooms feature king beds and are spread across three levels, giving everyone space and privacy. Four full bathrooms mean no morning lineup, even with a full group.



Living, Dining, and Kitchen Area

The main level flows from kitchen to dining to living in one open layout, with a breakfast bar and dining table for shared meals. Head upstairs and you'll find a second TV room on the third floor—great when half the group wants to watch the game and the other half wants a movie night. The fully equipped kitchen has everything you need to prep breakfast or mix drinks, and there's a reverse osmosis filtration system so you can drink straight from the tap.



Outdoor Amenities

Beyond the rooftop pool, there's a shaded terrace with a built-in BBQ and outdoor dining setup—ideal for grilling fresh fish from the market or enjoying takeout under the stars. A hammock offers a quiet spot to read between beach trips.

The condo runs entirely on solar power, so you can keep cool without the guilt. Free underground parking saves you the hassle (and cost) of street meters. A washer and dryer in the unit means you can pack light and refresh your wardrobe mid-stay. There's a dedicated workspace with strong Wi-Fi for anyone who needs to log on. Bikes are available if you want to cruise the beach road, and the smart lock means flexible check-in on your schedule.

The Neighborhood:

The condo is in an unbeatable location, right on the famous 5th Avenue pedestrian walk street, with tons to see and do like boutique and souvenir shops, open-air malls, cafes, eateries, bars, street performers, and loads of people-watching! You’ll be near popular beach clubs like Mamitas and Coralina, near convenience stores like OXXO & 7-11, and 3 blocks from the new Selecto Súper Chedraui grocery store.



Getting Around:

The condo is about 55 km | 34 mi or about a 45-50 min drive from the Cancun International Airport (CUN). It’s best to prearrange your airport transfers. Let us know if you need any assistance. We’d be happy to help!



If you’re traveling by car, there’s a free assigned underground parking spot at the complex. You can park on the street, too, but please be aware that there are parking meters throughout downtown. You must pay at the meter and display your paid parking ticket on the dashboard.



The condo is in the heart of Playa del Carmen, you can walk pretty much anywhere in town and not even need a car. You can also rent a bike or go by taxi around town. And, there are two ADO bus stations with buses departing to Yucatan Peninsula destinations and other Mexican states. Great for day trips or excursions out of town. ADO stations:

- 5th Avenue and Benito Juarez

- 20 Avenida Norte and Calle 12



Other Things to Note:

A daily allowance of 40Kw/Day of electricity is included for short-term rentals. Additional consumption will be charged at 6 mxn / kw. Electricity is not included for bookings of 7 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check-out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property, and close all windows and doors when you use it.



*Please note that because this property is right on 5th Ave there is potential for noise until the early morning hours because there is a bars/clubs downstairs. However, we've installed noise-reducing windows that cut the street noise by over 75%.



Wi-Fi, Smart TVs, bed linens, beach & bath towels, and a designated parking spot are all provided free during your stay.



There is no daily housekeeping service however, we offer a complimentary mid-stay cleaning service for stays of over 7 nights.



Long-term stays are available. There’s a dedicated workspace inside. Great for the remote worker!



Guests will be requested to sign a Rental Agreement upon booking confirmation.



A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



HOUSE RULES:

- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $500 penalty.

- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed.

- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.

- Renters may be required to provide a government ID at check-in or during their stay.

- Please avoid moving furniture.

- Pets are not allowed.

- Please avoid hanging towels or clothes on the balcony/terrace railings.

- It is requested to use the safe box in the rental for all your valuables. We will not be held responsible for any loss or theft.

- Pool and common area regulations and opening hours have to be respected. The use of speakers & music devices in common areas is prohibited. Glassware, food, and coolers are not allowed in the pool, and the use of disposable or plastic glasses is allowed.



Services such as electricity, water, and internet are provided by external companies. While these services are generally reliable, occasional outages beyond our control may occur. We appreciate your understanding.



Interaction with Guests:

The place is self-check-in. The keys are in the lockbox and the access code to the lockbox will be provided to you before your arrival.
