- This home does not offer pool heat.
- Please note this home has a fully working horse stable and there are daily workers on-site each day. They will not bother you or be on the premises of the home itself but will be on the 40 acres throughout the day. The stables are off-limits to guests. If you wish to bring your own horse and utilize the stable and barn, please contact Kim Newbury 602-689-9644 for details and additional fees.
​​​​​​​- The backyard fire pit is not operable at the moment due to state-mandated fire restrictions.
- Per requirements in the cities of Scottsdale, Paradise Valley, Cave Creek, and Phoenix we utilize door alarms for all doors with access to the pool area.
- Please be aware that there may be connectivity issues with the Wifi due to the location of this home.
- This is a smoke-free property. Smoking will not be tolerated anywhere on the premises.
- Please be aware that the barn and the equipment around the barn are strictly off limits to guests.
- This home allows pets for a fee. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Pool Service: Mondays and Fridays - Mid to Late Afternoon
- Pest Control: First Thursday of every month
- Landscaping: First Thursday of every month
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- You must be 25 years or older to book this home.
- Please note that parties are strictly prohibited and will not be tolerated to ensure a peaceful and enjoyable experience for everyone.

2-3 cars can fit in the garage.
7 cars can fit in the driveway.

This home comes with a pack n' play travel crib available. A high chair can be provided upon request with at least 24hrs advanced notice. Just ask and we are happy to accommodate you and your little ones!

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.
