(Up to 2 pets allowed with $75 fee per pet ) The moment you arrive at our property and see the enormous eighty-foot cypress trees with decades-old wild Mustang grapevines hanging from their limbs, and a 100’ footbridge that takes you safely across the seasonal creek to your private tree house, you realize you are in a special place. All treehouses have an attached private deck, an open living room, a dining area, and a kitchen with a loft above. The master suite is located on the first floor of the treehouse. Our Treehouses have AC/heat, Wi-Fi, smart TVs, a bathroom with a walk-in shower, and 2 parking spaces per unit. We are fortunate to be located near a beautiful section of the Guadalupe River on River Road between New Braunfels and Canyon Lake. Though not right on the river, our cabins sit over the seasonal dry creek bed and have 400 feet of river access across River Road with hammocks, picnic tables, fire pits, and chairs for your use. Also, be aware for those guests staying in the lofts upstairs, our cabins are custom built around the trees, to decrease the weight of the structure, we used spiral staircases to the loft, which can be a bit narrow, but it is part of the charm of our treehouse cabins.! \*\*KAYAKS and TUBES ARE NOT included but can be rented at nearby outfitters. After a long day of tubing and river fun, many of our guests enjoy relaxing and barbecuing along the banks of the river, recounting the day’s excitement. Afterward, you can enjoy the nightlife and live music venues nearby or hang out with your family and friends on your private treehouse deck. While all of these activities described above are the main reasons many of our guests come to stay, others come for a quick escape from the city to recharge their batteries and enjoy the relaxing sounds of the croaking frogs or chirping crickets at night as they watch for shooting stars in the starlit sky. Whether you are looking for adventure or relaxation, you will find it here. After the booking is confirmed, a digital Rental Agreement must be sent out and signed before check-in. (Excludes Airbnb Guests) No-Show Policy:-No refunds or rescheduling options for no-shows \*A $95 late check-out fee will be applied to any unit/RV Site reservation that does not check out at 11 am PETS: Pets are only allowed at The River Road Treehouses & Sky Cabins with a non refundable pet deposit. Below are the outlined fees: a. Non-registered Pet: The charge is $200 per pet. Broken/Missing Dishes: Up to $100\. Dirty Dishes Left in Unit: $25\. Trash not removed from unit $25\. Pillow Replacement: $20/ pillow. Linen Replacement: Up to $150\. Towel Replacement: $25/ towel. There is NO SMOKING in the Unit. If we find any evidence of smoking inside the unit, the Responsible Party will be fined: $200 minimum. Griddle/Hot Plate Replacement: $80\. HDMI Replacement: $20\. 40-inch TV Replacement: $250\. Broken Furniture: Up to $500 per item. Appliance Replacement: Up to $900 per appliance. Pots & Pans Replacement: Up to $200\. QUIET HOURS: Quiet Hours are 11 pm - 7 am Please remember the following guidelines regarding noise: No loud music, loud talking, or excessive noise is permitted after 11:00 p.m. If a tenant violates the quiet hours and a refund needs to be provided to other guests, the tenant will be charged the total amount of the refund. Violators may be asked to leave the property and will not receive any refund. OTHER RULES: a. Fireworks and open flames are prohibited. Outdoor grilling and marshmallow roasting is allowed only in designated pits. Please be respectful of the neighboring cabins, other guests, and their property. Trespassing on neighboring lands is not permitted. Air conditioning should not be set lower than 70 degrees when it is 90 degrees or warmer to avoid freezing the units. Our septic system is sensitive!
