To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.
Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.
HOUSE RULES:

- We can accommodate 4 extra guests on rollaways. Each rollaway bed is $10.
- The primary guest must be at least 25 years old and present for the entirety of the stay.
- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- 4 pets are allowed for an additional $100 fee per pet. The pet/s should be leashed at all times. Please clean up after your pet/s.
- Unauthorized parties and events are NOT allowed without prior written approval.
- Quiet hours are from 10 PM to 7 AM.
- If any furniture is moved, please place it back in the original space where it was found.
- Additional charges (including shipping fees) may apply if personal items are left behind.
- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
- There are exterior cameras at the property for security purposes. Please do not tamper with it.
Additional Guests:
- The property can accommodate up to 20 guests with prior approval. Rollaway beds are available upon request. Please notify us at least 48 hours before arrival if you will need them so we can prepare accordingly. $10 per rollaway bed will be added to the cleaning fee.
Event Space:
- There will be a $25 per guest fee if you have over 20 guests for an event.
- Indoor event space cleaning fee is $100 if the space is utilized for an authorized event with over 20 guests.
- Outdoor event space cleaning fee is $100 if the space is utilized for an authorized event with over 20 guests.
- 50 chairs and 10 round tables are available. Please contact us for additional details and fees associated with setup.
Fire and Safety Precautions:
- Indoor fireplace is not available for guest use.
- Lighting candles is not allowed inside the property. We kindly ask that you refrain from using candles indoors to ensure the safety of all guests and the property.
- Smoking is NOT allowed.
- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.
- Fireworks are not allowed.
- There is a fire pit on site. We kindly ask guests to bring their own supplies, extinguish any flames/coals after each use, and adhere to any county burn ban in effect.
- The propane BBQ grill must be cleaned and turned off after use.
- No shooting firearms or weaponry on property.
Trash Rules:
- There is a dumpster on the backside of the house by the garage.
HVAC Rules:
- Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as cattle, birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.
As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
