### Fully furnished studio, 50 yards from ocean, shared pool, fishing-jetty
ACCOMMODATIONS:
Unit 10 is a fully furnished studio/efficiency. The unit has a queen size bed, dining table with two chairs and a comfy leather sofa for watching TV or reading a book. It has a fully equipped kitchen, and a private bathroom (toilet, sink and shower). All dishes, pots and pans, towels and linens are provided (not Beach/Pool towels). A relatively quiet AC will keep you cool at all times. Smart TV, fast WiFi. The studio has a front porch with two chairs and a small table. It has a small front yard with tropical plants and has its own gas-BBQ grill and picnic table with a large umbrella for shade.
No daily housekeeping. Housekeeper will clean after the end of your stay.
YARD:
Tropical yard with native plants including: Pineapples, Sea Grape, Exora, Bougainville, Croton, Hibiscus and an abundance of Coconut palms allowing for relative privacy. An assortment of butterflies and birds including tiny humming birds frequently visit our yard.
BOATING:
Optional dock is available in our protected marina lagoon for boats up to 25 foot (additional dock fee of $15/day to home owners association). Proof of insurance, boat and trailer registration must be provided and approved before the boat can enter the park of the marina.
FISHING:
Our efficiencies are located ideally for fishing in the Florida Keys. Grassy Key has quick and easy access to fishing both on the Atlantic and the Bay side (the bridge for bay side access is 1/2 mile away). You can fish by boat on the flats a couple hundred yards from our dock for Bonefish, Tarpon and small Sharks. Shallow reefs only a mile or two away offer Yellowtail, Mangrove snapper, and Mackerel in abundance. The Gulf Stream offers Dolphin, Wahoo, Tuna, Sailfish, you name it. This is a boating and fisherman’s paradise
Lobster can be found under rocks and ledges on both the Atlantic as well as the Bay side (during season).
Fishing from the Jetty is a lot of fun. There are small sharks, Tarpon, various Snappers and Grunt.
KAYAKING:
Our marina provides easy access to shallow water bordered by mangroves, and some small mangrove islands less than a mile from the marina. This is a great area to Kayak, you frequently see small baby sharks, tarpon, rays and a variety of tropical fish and birds. Duck Key Island is about 2 miles from our dock.
Kayaks can be rented at marina located directly across the street.
BIKING:
Grassy key has some quiet streets suitable for biking. Bikes can be rented at marina located directly across the street.
SNORKELING :
Snorkeling is fantastic at numerous nearby reefs and state marine parks (Coffin Patch Reef, Sombrero Reef). Several Snorkel-Boats leave Duck-Key and Marathon for daily trips to the nearby reef.
POOL :
A shared community pool is available to you, it is located a minute or two walking distance within our park grounds.
LAUNDRY :
A community coin laundry facility is located a minute or two walking distance within our park grounds.
TIKI-HUT:
Great place to meet the locals and other visitors. Enjoy a cup of coffee in the morning or a glass of wine during informal "happy-hour"
JETTY:
Within our park, there is a jetty stretching a few hundred yards out into the ocean, great for star gazing at night, sunbathing during the day or fishing day or night.
WiFi:
WiFi is fast (and it is free)

#### Bel endroit pour notre séjour dans les Keys
Dans l'ensemble, l'unité était confortable, propre et complet pour un séjour de 4 jours dans les Keys. Nous avons bien apprécié le petit port et la jetée, très proches, et qui donnaient un cachet au lieu. Le site était très calme et reposant. La localisation est à une dizaine de minutes de Marathon et ses nombreux restaurants et centres d'activités. Lors de notre séjour, nous sommes allés à 2 reprises à Key West (environ 1h15). C'est assurément une place à recommander, et qui nous plairait de retourner.

Cottage 10 was perfect for us! The approach to the covered porch and welcoming chairs set the tone. As soon as we opened the door I was impressed with the cleanliness and fun, funky decor. The location was quiet and scenic, we walked out on the pier several times a day (and night). Never got tired of that view! Big bonus was the residents of the park. They were lovely, we were invited to join in several activities which we greatly enjoyed. Overall a 10+, we totally recommend this property.

The unit was located in a friendly, private community, was well appointed and impeccably clean. The air conditioner broke while we were there and Hans, the owner, replaced it within 2 hours. To say he was responsive is an understatement. Marathon is beautiful with much to enjoy and also a great location to explore further in the Keys. I would not hesitate to recommend this accommodation to others or to stay again.

We were so happy with our stay! The place was so clean and everything was beautiful. We had an issue figuring out the TV, but I called and Hans was over in a flash to fix it. The bed was so comfy and all the neighbors were so nice. We will come back for sure! One of the best vacations we have had!!!

My husband & I enjoyed our stay very much. It was clean & a good location. Wonderful artsy decor. The Dolphin Rescue Center was right across the street, a fascinating place to visit. We loved sitting on the front porch & grilling dinner.

Very cozy with all you need to enjoy your days at Florida Keys. Owner support was super, thanks Hans. The only improvement I would suggest is to enhance the WiFi coverage. Very week signal inside the unit. For sure a place to be considered in our next trip to the Keys.

Clean, well-equipped. Consider upgrade for the picnic table in front. Umbrella did not work.Coin operated laundry not a good option. Internet unusable inside, only worked outside which the "no see-ums" really appreciated! Would have stayed longer if available and would consider another stay in the future. #### Great Place in Middle Keys
This is the second time I've stayed at this property. I enjoy it very much. It's simple, clean and very well situated. Close to a couple of nice beaches (beaches are rare in the keys), as well as grocery stores. There are also some decent restaurants in the area if you want to go out. It's about 1:15h to Key West. If you want to relax and enjoy the Keys this is a great place to do that.

#### The overall experience was good. Very quiet!
There were a few things that could have been better, but it was nothing that was extremely terrible. Secluded and quiet! Window coverings need to be more private. Map of park amenities would have made things more convenient. The bungalow is centrally located in Marathon on Grassy Key which was one if the best features.

#### The property was exactly what I was looking for. Clean and convenient minutes from fishing.
Had a great time with my eight-year-old son on our annual fishing trip. Everybody was super friendly and the accommodations were great. It had all the amenities we were looking for including great access to the Atlantic and a short boat ride to the Gulf. We will definitely be back!
