Interaction with Guests:
Before check-in. Like most professionally managed homes, we ask every guest to complete a quick pre-arrival step through our booking system: a STRA, ID verification, and a damage protection selection. It takes a few minutes and helps us keep the home safe and well cared for.
Damage protection (required, processed before arrival). Choose either a $500 refundable security deposit — a pre-authorized hold, not a charge, released after a damage-free inspection — or a non-refundable $40 damage waiver covering accidental damage beyond normal wear and tear.
Check-in & check-out. Check-in after 4 PM, check-out by 11 AM. Early check-in or late check-out can sometimes be accommodated for a small fee — just message us before your stay and we'll do our best.
House rules at a glance. No parties or events (immediate removal, no refund). Max 8 guests; the person booking must be 21+ and stay on site. Quiet hours 10 PM–8 AM, monitored by a decibel reader (sound levels only) — excessive noise may incur a $500 fine. No smoking indoors ($500 fine); smoking permitted outside. No confetti, glitter, water beads, balloons, or small plastic, glass, or metal pieces.
Hot tub. Max 7 guests. Shower before use to remove body oils that affect water quality. Beach towels only (no bath towels); no glass, food, or drinks; no diving. Leave the cover on after use and the temperature set — turn off the jets only, never the unit. Do not add any chemicals. Misuse or excessive cleaning need may incur a $250 fee.
Trash. Place all trash in the outdoor cans — our vendor brings them to the curb, so there's no need to take them out yourself. Follow posted recycling rules if applicable.
Utilities. WiFi and power are normally reliable, but occasional outages happen and are outside our control. These rare interruptions don't qualify for refunds or cancellations.
Right of entry. We may need to enter for emergencies, urgent maintenance, or safety concerns. We'll give notice whenever possible, except in genuine emergencies.

The house was easy to find and appeared just as in the photos. It was a pretty central location to all things in and around Geneva on the Lake. The neighborhood was quiet.
We had a fantastic 3 days!!! Your place was very clean, you provided had all necessary toiletries, and kitchen supplies. We hope to be back in February.
We wanted a place to stay close to GOTL. This place was clean and spread out enough inside so my family and I have our own rooms and not be crowded. Just a short drive to GOTL. Large yard and outside area that we didn't use but we would stay here again.
It was perfect in every way! Our group grandparent's, parents and 2 children 5 and 7.
Kids loved the playground. Hot tub was enjoyed by all. Super clean too. Evening walks to catch the sunset on the lake spectacular!!

We decided to take a nearby winter getaway and searched VRBO for a home with a hot tub which was pet friendly. This home near Geneva-on-the-Lake fit the criteria and was perfect for our needs. We were 2 couples and the layout with 2 bedrooms/1 bath near front of house with another bedroom/bath in back of house was the perfect separation. A winter storm came in as we arrived and it was below freezing for our 4 nights but we still used the hot tub 2 of the evenings. We definitely enjoyed our time and visiting the nearby wineries and restaurants.
We had a wonderful stay here. My grandkids enjoyed the hot tub. I liked the layout of the house and it was very spacious. We were close to the lake, wineries and restaurants. We would definatly come back again.
Property was clean & fine for our needs. Was hoping for a fenced in yard where dogs could be out without leash. Grandson did enjoy playing in the yard. Never used the hot tub so I can’t comment. Kitchen adequate although we never cooked. Didn’t seem to be many serving bowls. Price a little high. All in all, a nice rental.
Wonderful Stay!Communication with the host was outstanding. We never had any questions. The home was spotless and comfortable. We were traveling from different parts of the country and wanted to stay in something other than a cold hotel. This Vrbo was perfect for us. We are returning to NE Ohio in July for a wedding and will (hopefully) be staying here again.Steve
Nice neighborhood. Location was centralized enough to drive to lake accesses, parks, food etc. Our main goal was a few days away for us mom’s to relax, so the hot tub was the big ticket item, wished it was a bit more secluded but it was warm and had easy access from the deck. We were there in the “off” season. I did take my dog and he was quite comfortable there.

Place was dirty. Red mold on both shower curtains. Towels were worn out. Didn't match. Hot tub smelled sour, not a chlorine smell. Kitchen faucet was not attached to sink. Whole faucet came out of sink. Numerous items from previous guests. No Lake view. We stayed 20 minutes and left. Would never sleep here. Trying to get refund but contact, Dan, is not responding. VRBO is working on a refund.
The house was not as clean as i would have expected. Most of the bacic stuff was clean but there some areas that you could tell Never get cleaned. The leaf guy showed up around 9:30 saturday morning so that wasn't great. The dogs across the street never stopped barking for 3 days. Not a terrible stay but i wouldn't stay there again

Overall we had a good time
The house was cute but definitely uneven it appeared that the house was two double wide trailers made into a single house. The house was clean and there were PLENTY of towels. The hot tub was amazing but definitely no privacy. Our babies (3 and 1) LOVED playing on the play area but the twist slide does appear to be falling apart. We noticed several ants in the house and we did see a couple ant traps but I can deal with ants. I don't recommend staying there with more than 4 people. The pull out couch is awful and if you slept on it with your head near the couch portion, you're basically sleeping at a downward angle with your head under your legs. We when got there the cleaning lady was finishing up with a last load of towels that didn't dry for another hour so we folded them. No big deal. We didn't like the fact that we all (family of six) couldn't eat together at the kitchen table or have enough seating for everyone to enjoy a family movie when it was raining outside. The back portion of the house didn't have any air conditioning but there was a tall fan that helped our 16 year old stay somewhat cool.

There were some issues with the house that just didn’t work for us. Floors were on even and with balance issues it was hard for me to navigate. But we made it work and had a great vacation Thank you o
Our stay had a few issues and while the host was responsive, these shouldn’t have been issues at all. On the day of check-in we received a message that there was an issue with the fridge. A temporary replacement would be delivered same day and maintenance would come out on Tuesday. The mini fridge was waiting for us when we arrived but if we wanted to use it, we had to install it or wait 2 days. It was an easy install but not a job we expected to be doing. We were also traveling with our dog and made it clear we would need communication when maintenance was coming out. They arrived Monday, not Tuesday. Luckily we happened to be present. The stove set off the smoke detectors with no actual smoke. I asked where the carbon monoxide detectors were located and the response was they’d get back to us by that night. We couldn’t find them and our son started not feeling well so we were forced to have the fire dept check the house. All turned out to be fine but there were no carbon monoxide detectors in the house… with gas appliances. The host ordered some and later we actually found an unopened one in the supply closet and set it up. There were also inconsistencies in the messages we received and the book at the house around garbage day and check out procedures. People randomly stopped to take out the garbage and bring it back. The sliding glass door and bathroom window locks did not work. The host was very responsive and ordered us pizza but the issues were avoidable.
