Relax in resort-style comfort, enjoy shared amenities like the pool, hot tub, and recently restored, historic game barn and explore the wonders of Kanab and southern Utah. We're close to Zion, Bryce and The North Rim of the Grand Canyon National Parks, Antelope Canyon, Horseshoe Bend & other adventures in the area. This private resort has it all for your Southern Utah stay! The Space: Families, unwind and explore! Timber + Tin D provides the perfect southern Utah basecamp for your family vacation, with everything you need for a relaxing, comfortable and fun stay. With two bedrooms featuring king bed, a queen bed with a trundle, and a sofa bed in the living room, plus two full bathrooms, there's plenty of space. The open floor plan, accentuated by lofty ceilings and large windows, fills the living room with natural light. The sofa, which doubles as a bed, and chairs mean plenty of space for everyone to spread out and enjoy TV time. . Create memorable meals in the modern kitchen, equipped with top-of-the-line appliances. Gather around the dining table or kitchen island for delightful dining experiences. Outside, you will have your very own barbecue grill, stargazing on a rooftop deck with table & chairs, and a fire pit (perfect for roasting marshmallows!). As well, you'll have access to all of the common areas, which include a pavilion in the recreation area, games (corn hole!), pool, hot tub, and the restored 1920's barn. Make some new friends and while watching one of the many terrific old Westerns filmed in Kanab, and then play some games in the barn loft. Guest Access: You will have access to the entire home and all common areas. Key pad door lock. \*Winter Hours November to March in the Common Areas\* \- Pavilion, barn, fire pit and play area are open from 9am to 10pm. \- Hot tub is open noon to 10pm all year. \- Pool is closed for the winter November 1st to April 1st; weather permitting. The Neighborhood: Timber + Tin D is just a few blocks from the center of town. It's a quick walk to shops, restaurants, grocery stores, museums and the tourism visitor center. There's plenty to do with state and national parks nearby, but if you're looking for something more low-key for a day or two, consider the local hikes featured on the flyers in our house book: Squaw, Bunting and K-hill, all offering wonderful views. As well, Jacob Hamblin park has a playground, field, pool with slides, splash pad, and tennis/pickleball courts; Kanab City Library is nearby and often has books for sale; Ranchos Park has great baseball fields; Best Friends Animal Sanctuary has great guided tours (they welcome donations). Also consider the local restaurants, bakeries, and ice cream shops. Getting Around: This home has convenient access to Hwy 89A/89 which takes you to Best Friends Animal Sanctuary, Zion and Bryce National Parks, Lake Powell, as well as the north rim of the Grand Canyon. Here in southern Utah a vehicle is required to get around in town and beyond. We recommend a 4WD vehicle with high clearance if you intend to go off-road to out of the way places. Page, AZ airport is 1 hour away; St. George, UT airport is 1.5 hours away; Las Vegas airport is 3 hours away. Their tour company Expedition Kanab offers truly unique off-road experiences in UTVs and Enclosed Vehicles: They can take you to Peekaboo Slot Canyon, The Great Chamber, Inchworm Arch, Southfork Indian Canyon, the East Zion Warriors Walk, and really anywhere else you are looking to go. If you’re lucky, you might even find some treasure out on the trail! You can also receive 10% off any tour since you are staying with us! Interaction with Guests: Your hosts the Jackson family are 7th generation Kanab locals. Their ancestors helped settle this area. We had originally booked another property in Kanab, but after arriving there and finding roaches, we got a full refund and quickly found another place! What a blessing in disguise. This property was wonderful! Beautiful inside and out, very clean, soft beds and sheets, great location, very quiet and we LOVED the heated pool and hot tub and beautiful "back yard" as we called it. Our rooftop deck was really lovely too! The owners were SUPER responsive with any minor issues or questions we had! Our only complaint was the very cheap toilet paper and kleenex and the fabric softener and fragrances in the unit. We have allergies to scents and they were raging. The fabric softener/febreeze is very strong and really not necessary - it had made the towels very rough, in fact. For many, this won't be an issue, but for us it was. However, we would love to return - I would just be in communication with the owners about the scents and/or bring my own toilet paper and towels for bathroom and pool. Oh, one other suggestion, not huge deal, but just a thought, based on the previous VRBO we had just stayed in - instructions for running the washer/dryer and dishwasher would be great! :) Thanks so much! We really did love this place. My kids have said many times since leaving there that they miss it! ##### Anna B.
