There's always something exciting happening in the area! You'll also be able to explore the surrounding areas with ease due to excellent public transport and lots of attractions within walking distance! \*\*I am delighted to have the chance to welcome you to my newly listed property. I look forward to hosting you!\*\* A spacious and bright flat boasting 1 bedroom, equipped kitchen, and well decorated throughout. In the spacious living room there is a comfy sofa, a beautiful armchair, coffee table and smart TV so you can enjoy a cosy evening after a long day exploring the town. There is also a dining table where you can enjoy homemade meals with your loved one! The kitchen is located next to the living room to socialise with the keen cooks. It is nicely equipped and has the advantage of a fridge freezer, hob, and oven. The bedrooms has a comfy double bed and there is also storage, so you can store all of your personal belongings and luggage without losing too much space! The bathroom contains a shower over bath, perfect for a long soak and relaxing time! There is also a toilet and sink and we provide fresh towels, and consumables! Last but not least, there is a shared garden where you can enjoy some peaceful time. If you have any question, please don't hesitate to get in touch! Important information: \* Standard check-in time is 4pm onwards, and check-out time is before 10am. \* Please note there will be a fee for lost keys, £100 and £50 if you find yourself locked out. From 24 July 2026, the City of Edinburgh will introduce a Visitor Levy (sometimes referred to as a tourist tax). This is a 5% charge on paid overnight accommodation. I would have appreciated knowing that the entry and staircase are old, dim, and narrow. The bathroom looks great but poses problems thanks to the absence of grab bars and the outdated plumbing lines. The water supply to the shower was unreliable. The warnings about the need to be patient with the toilet flush were useful. I appreciated the level of taste and the very good bed linens as well as the functional kitchen. ##### Ruth N.
