Excellent walking location! Spotless modern rooms ! Wonderful breakfast with extremely friendly and accommodating staff! Only one small working elevator and noisy construction work but that will all pass! Absolutely stay here … this place is a gem!!!

Nice hotel in a good position to see the sights. Hotel room wasn’t as clean as we would have expected & only 1 lift working so could be long waits as we were in the 5th gloor

Good location, clean modern but bed was way too stiff and uncomfortable. Elevator service was limited as one out of service. Menu at restaurant was not inspired, few choices. Breakfast was very good.

Wonderful staff, lovely hotel.
Lovely warm welcome and so pleased with my spotlessly clean and comfortable room. Very quiet. The staff could not have been kinder or more helpful and the breakfast was amazing with special effort made for a vegan diet. I will definitely return.

We have stayed here often but were really disappointed with our room after giving ourselves an upgrade due to us celebrating. Our room was "unfinished" and very sparse. No desk / dressing table, chair, pictures etc. Banging and drilling started at 9am both mornings. No long lie that we were expecting. We only learned when we got there that there was renovations going on and the swimming pool etc was not open either. We were really disappointed in the whole experience. We do realised that it is changing hands and it needs renovations but were really disappointed in the whole experience.

Donald is our favorite
Really lovely new modern room. The bar area and breakfast area was very clean and modern. The porter Donald is a real credit to your company. Very helpful and lovely man.

We have had the most wonderful time which was made special by the lovely staff at the Holyrood hotel. Nothing was too much any niggles were sorted very efficiently. We must thank them all for making our stay so enjoyable.

The staff at the hotel were all lovely. Unfortunately the pool,spa area was being refurbished so we were unable to use. The hotel was very clean the foyer area was nice and relaxing, breakfast was nice. Great views over Arthur seat and well situated for Holyrood Palace,Dynamic Earth and parliament building.

I booked the Holyrood Hotel in Edinburgh through the expedia site. The main reason I chose this hotel was because it had a spa and swimming pool. When we got there we were informed that there are refurbishment works ongoing and that the spa, swimming pool and leisure facilities could not be used throughout the duration of my stay. This was not stated on the expedia site. Not only that, the noise disturbance since 8am every morning until 5pm every evening was terrible. The workmen were refurbishing bedrooms on the floor above. There was a skip outside my bedroom window that the old furniture etc was being thrown into from the floor above, again this was very noisy. The workmen also parked at the back outside the window. I booked a king room and instead of a king size bed it was 2 single beds pushed together, it was very uncomfortable. I stayed for 5 nights to get away for some rest from a busy home and work life and i got very little sleep due to the mattress and the noise both inside and out the hotel. I will not be staying here again nor will I be booking through Expedia again.

Nice enough hotel but the room was cold, heating didn’t work. Its a little run down and needs renovation. They had some renovation works ongoing whilst I stayed so I suspect it will be very nice once the works are completed.

The hotel was undergoing major refurbishment whilst we were there, which really spoilt our trip. Whilst the hotel did advise us in advance that the spa would not be available we were not advised of the general disruption and the noise of the workmen. We complained about this to the duty manager who kindly arranged for us to have a complimentary dinner on the second night of our stay. We were also concerned about the mould around the window, which we again brought to the attention of the duty manager, who in turn deducted the cost of our breakfasts from our bill. It would have been nicer not to have had to made these complaints in the first place. On a positive note the staff at this hotel are excellent.

Hogmany trip
Arrived early on new year's eve. Greeted at reception with a smile and a welcome glass of prosecco. Swiftly taken to our room by Mike who was very helpful by carrying our bags and giving handy advice for our evening ahead and told us to ring and ask for him if we needed anything for the room. The room had everything we needed, spacious with a partial vue of Arthur's seat. Had a swim and sauna downstairs in the spa. The gym looked well equiped from what we could see. The hotel provided some lovely hot traditional Scottish food (Stovies) on our return after the celebrations, which was very much needed. We had a lovely chat with one of the supervisors in the bar on new years day, who was so nice and made some delicious cocktails. Breakfast buffet was delicious. Hotel is in a great position. About 15 minutes walk to the castle. We parked at the NCP just a little up the road, though dynamic earth would be handy as nearer. All the staff were very friendly and we would stay again,

A wet December trip
A wet December, the staff were all friendly, professional and helpful. Nothing was too much trouble. Bed and bedding were exceptional - so comfortable. The room was spotlessly clean. Staff in the spa were also professional, friendly and efficient - really positive experience. Buffet breakfast meant the mushrooms, scrambled egg etc were underwhelming, sitting too long. Freshly cooked poached eggs were superb. Some of the fittings, walls, woodwork are showing some wear and tear.
