Experience modern living located at the heart of the energetic Drake neighborhood. Based on a design-led aesthetic and commitment to modern simplicity, our apartments are functional, luxurious, and bathed in natural light. The studio includes a full living room area, kitchen, bathroom, and in-unit laundry area. The entire building, including the fitness center. No one will be available onsite, there is contactless check-in and phone support 24/7. Surrounded by great bars, restaurants, and retail, our space is more than a place to call home. Our convenient location has something for everyone, with dining, unique shops, and entertainment just a short walk away. The key fob will allow you to access the elevator and all other parts of the building. Please do not lose it or you will be locked out. There is a $450 replacement fee. You cannot receive mail here. We Created Sleepover to be a safe haven while you\`re on the road traveling. We\`ve put our love, sweat and tears into making ALL our units amazing accommodations for all of our guests. As a result, we strictly enforce the following rules to maintain the integrity of our spaces: \- NO SMOKING: Smoking of any kind (including tobacco, marijuana, e-cigarettes, vape pens, and hookahs) is never allowed at this property. This applies to the entire apartment, including the balcony or patio, as well as all common and outdoor areas of the building. Any smoking violations will result in a $500 fee. \- NOISE: Sleepover guests may not disturb their neighbors’ quiet enjoyment. Guests must observe quiet hours from 10 p.m. to 8 a.m. Parties and large gatherings are strictly prohibited. \- OCCUPANCY: Each Sleepover space has a maximum occupancy limit. There can be no more than the specified number of guests on the premises at any given time. Large gatherings and/or parties ARE NOT allowed. \- PACKAGE HANDLING: Sleepover does not have a staffed front desk, so we cannot accept any package deliveries. WE DO NOT ALLOW GUESTS TO ACCEPT MAIL HERE OR GIVE OUT THIS ADDRESS. Sleepover assumes no liability or responsibility for missing packages or mail. \- LOST AND FOUND: Sleepover assumes no liability for lost, misplaced, stolen, or damaged belongings, including any belongings that are left in the apartment after your departure time has passed. \- PETS: Only certified service animals are allowed. Breed and pet restrictions are subject to building management. Requests to bring a pet must be approved by Sleepover prior to booking. Pet fees are not included in the total reservation price. If you are authorized to bring a pet, an additional pet fee will be applied after the booking is complete. Any pets brought onto the property without approval will result in a $500 fee. Sleepover has a one-pet-per-apartment limit. Only dogs are permitted to stay at pet-friendly properties. \- RETURN OF FOBS & KEYS: All designated fobs, keys, and parking passes must be returned to the original lockbox. Do NOT leave the keys in the unit. Failure to leave all access items behind will result in an immediate replacement fee of up to $450 per item. Please alert Sleepover staff immediately if any items are missing at the beginning of your stay. \- INFESTATION: If Sleepover determines that you have brought any infestation into the apartment or onto the premises, Sleepover reserves the right to charge you for any and all costs and expenses that Sleepover deems necessary to address the infestation. \- PARKING: All vehicles parked on the premises are parked at the risk of the owner. Sleepover shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property. \- DAMAGED OR MISSING PROPERTY: Guests are liable for any damage and/or theft at the apartment, premises, or property caused by the guests, their visitors, or other persons present in the apartment during the guests’ stay. This includes damage to rooms, fixtures, furnishings, and equipment (such as towels, artwork, electronics, and kitchen equipment). Sleepover reserves the right to charge guests for 120 percent of such amounts as it shall in its sole discretion deem necessary to compensate or make good the costs or expenses incurred or suffered by Sleepover as a result of the damage and/or theft. Charges may include but are not limited to all property damage, missing or damaged items, smoking fee, cleaning fee, and guest compensation. \- IDENTITY VERIFICATION: To protect against identity theft and fraud and for the safety of other guests and neighbors in the community, you will be required to provide a scanned or photographed copy of your valid, government-issued photo ID during the virtual check-in process for the purpose of performing a background check or screening. \- USE OF PREMISES: The apartment and all amenity areas shall not be used for any unlawful or illegal purpose. No nails, screws, or other items may be driven into any portion of the apartment. Guests shall use the apartment for residential purposes only. Guests shall not conduct any commercial, industrial, or retail activity in the apartment. \- SECURITY DEPOSIT: Non-compliance with the House Rules and Sleepover Rental Rules could result in a penalty and/or forfeiture of the security deposit and/or eviction without a refund. \- CHECK-IN AND CHECKOUT: The check-in time is at 4:00pm and checkout time is at 10:00am. Guests will be charged an early check-in fee of $25 for checking in earlier than 4:00pm. Guests will be charged a late checkout fee of $25 for any checkouts after 10:00am.
