Welcome to our beautiful waterfront Hiwassee River property! This spacious 4-bedroom, 3-bath home offers direct water access with a dock and cabana. The open floor plan provides easy flow to the screened-in porch overlooking the river, perfect for relaxing. With plenty of room inside and out, it's ideal for creating memories with family and friends. We look forward to hosting you!
The Space:
NOTE: Our dock is not currently accessible by boat. Guests are more than welcome to use the boat ramp (about a mile away) to put in and take out at the end of the day but will not be able to pull up to the dock at this time. Our dock is still accessible by land. Sitting right on the beautiful Hiwassee River, the lovely scenery is the first thing to take. With views of the river, rolling hills, and mature trees surrounding our home, it is TN nature at its finest. Our multi-level home offers multiple southern-style porches, allowing guests to spend ample time outside. The main level offers an open concept living. Enjoy relaxing in the cozy living room with a love seat, sofa, and flat-screen TV complete with Roku. The eat-in kitchen offers doors leading directly to the beautiful screened-in porch. It is sure to be a favorite spot during your stay! The lower level of the home has a cozy den, a full bathroom, and bedroom #1 with two full beds. The main level of the house also contains a full bathroom and bedroom #2 with a queen-size bed. There is a steeper set of stairs (this could be challenging for elderly folks or anyone with mobility issues) leading to the upper level, which has a jack n jill bathroom shared between bedroom #3 with a king-size bed and bedroom #4 with two twins over full bunk beds. Complete with its dock and cabana down at the river, our home will surely have you living the Hiwassee Highlife! We love our dock, but it does require going up and down a large flight of stairs to gain access. Please make sure you are comfortable with stairs if you would like to use the dock! A boat ramp is one mile away, perfect for larger boats. Please do not hesitate to reach out with any questions! We look forward to hosting you!

***Please note: our home is on a slough. There is little to no water for dock use from mid-October to May. Water levels begin rising in April and decreasing in October.***

Guest Access:
The house has a digital combo lock pad. We will provide you with the code upon check-in.
Getting Around:
We recommend driving and offer parking for our guests! Our driveway will comfortably hold 4 cars.
Other Things to Note:
We require a signed rental agreement, and for guests to be 21 years of age to book.
If you notify us of your intent to cancel prior to the lapse of the free cancellation period, we will return 97% of your payment. The other 3% will already have been collected by the credit card processing company, and we have no way to return that portion of the payment.
We kindly ask guests to treat all towels and linens with care. If any items are stained or damaged beyond repair, a replacement fee will be charged to cover the cost of new linens. This helps us maintain a high standard of cleanliness and comfort for all future guests. Thank you for your understanding!
We are a pet-friendly home. Pets must be crated when they are left unattended in the home. We do not allow pets on furniture or beds, and all waste must be cleaned up from the yard. All pets require a non-refundable pet fee. If there is evidence of pet hair on the furniture, excess hair in the home, stains, or waste found in the yard or home, you will be charged the cost to clean this. In the event that a security deposit is collected, we will retain all or part of the security deposit to cover any costs associated with additional cleaning due to pets.
Interaction with Guests:
We want to provide our guests with maximum privacy and flexibility, so we have check-in and check-out automated. We will call and touch base on the phone, and we can always have someone come and help if you need it, but otherwise, we will leave you and your friends and family to spend time together.
