I came back to this hotel after staying there when in town for a conference a year ago. Although it wasn't fancy by any means, it seemed to be in a safe location and was close to the harbor of Dana Point. When I was at the hotel last year, it appeared to be under renovation (I had stayed in a renovated room that, while not fancy, was reasonable and clean) -- and I had expected renovations would have continued and I would find a better place upon my return -- especially since the price had increased slightly. It turned out to be a total dump -- in even worse shape than I could have imagined. The place is dirty, shabby, and literally falling apart. The bathroom was disgusting. The carpet is torn. The desk chair had vinyl frayed and worn to something you might expect to find in a gas station. The sheets and towels were threadbare and grey instead of crisp and white. Everything seemed dirty and germy. On top of it all, the are charging more for accommodation and even charging for parking in the open lot that they never did before. There was no housekeeping service and the room and the hotel as a facility were a filthy mess. I don't know whether it was true, but I was told by a member of the staff that they hadn't been doing maintenance because the hotel is going to be torn down and two new hotels are going to go in its place. I would not stay there again -- and would hesitate even in a new hotel on the same location if that were under the same ownership or management
