You have come across a gem! This CRYSTAL RIVER water front property sits right on the water of an inlet in Kings Bay. There are 5 Bedrooms and 3 Bathrooms, along with a living room, kitchen, dining area, and great views!

Step out of the back door to the manatee capitol of the world! Enjoy 2 large decks but please note, due to Florida weather right off of the ocean, they appear weather worn, but have been checked , are regularly maintained, and are safe!

This property is close to town and many attractions!

Crystal River is a coastal city in western Florida. Kings Bay, which is fed by springs, is home to the Crystal River National Wildlife Refuge, sheltering manatees year-round. There are many manatee snorkeling tours! Boardwalks at Three Sisters Springs Wildlife Refuge offer views of the marine mammal and the natural springs where you can do a clear kayaking tour of the area. Northwest is Crystal River Archaeological State Park, with remains of an early Native American settlement.

Neighbors: This rental home is in a quiet neighborhood so we ask for your help in respecting the friendly neighbors by not hosting parties of any sort and keeping music and noise quiet after 10pm each night. This helps our neighbors stay enthusiastic about our rental services.

We do not allow any house parties in our homes out of respect for neighbors and the protection of our beautiful homes. Pet Policy:

Please note that we do have an additional pet fee to help protect against the natural wear and tear it causes to our properties by allowing pets. If your furry friends are accompanying you for your stay, we do allow up to 2 dogs and charge a pet fee of $50 for 1 dog or $115 for 2 dogs. This fee is required and is paid after booking is complete when you register your pet on our digital check-in, please note pet fees do not cover any damages or accidents caused by your pets.

Failure to comply with the pet fee, smoking/drug policy and unauthorized events or parties could result in a $500 fine, immediate eviction with no refund and additional expenses may be charged to remove odors or repair any damages done.

Great location, could use some TLC
We had an enjoyable stay in Crystal River, but would only choose to stay at the house again at a lower price point or with some TLC. The location is great, right on the lagoon and a short paddle to the bay. We saw manatees not far from the house in the bay. The beds were comfortable. Plenty of room for our two families of 4. The photos on the listing were taking by a very talented photographer at great angles. Not pictured is the hole in the deck covered by heavy plastic plywood. Still only a tiny coffee maker for a large house and not nearly enough cups. The game room is a joke - non functioning or missing parts to all but the ping pong table. Pictionary game was so old that the timer sand had solidified. Canoe collecting water and rotting away in the yard. Had the feel of a state of the art house in the 90s without much updating since then. I have concerns about the authenticity of the owners - they claim to stay in all of their houses with their family to ensure adequate comfort. If that’s true they haven’t been there for awhile! Dock was okay - not nearly as nice as pictures but I did allow my kids to go on it (with supervision). Missing one board on the bottom, missing one safety fence rail on the top, another piece of plywood covering some unsafe pieces. Was covered in bird poop the first day, rain luckily washed that away. No safe seating (breaking plastic chair). We did lose power due to a storm, host was responsive but unaware until I messaged.

Not up to expectations
Even though a hurricane had come through, I did not know the damage it had caused. I was told it was OK to come. Most of what was wrong had nothing to do with the storm. When we arrived, the air was not working. To their credit, someone was there to work on it promptly. However, it took about 4 hours for the house to cool down. The floor in the downstairs bedroom was wet. I dried it with towels. The downstairs toilet did not work until Monday night. The downstairs shower never did get hot. There were several rotten boards with holes in them on the upstairs deck. The remotes for the ceiling fans did not work. These are just some of the problems we faced. We left a day early. I sent the owners a message just like this the day we returned home. I have not heard from them. I do not recommend this property until the problems are fixed. This is the first negative review I have ever left.

Not worth the price
When you pay significant amount a night for a place you expect the pictures to accurately represent the house. This was not the case. PICTURES DO NOT REPRESENT THE HOUSE. Location was perfect but the house had wood rot all over the deck, rusted nails sticking out, sliding glass doors didn’t close all the way, chemicals within child reach, no working grill, hardly any kitchen utensils, non working kitchen light, everything in game room was in terrible shape, main refrigerator broke, entire top deck of dock was about to fall through, 1 of the 4 ceiling fans had a remote, junk laying all throughout the house. This is a rental that has been used and abused- not up kept.

Inaccurate location
If you are looking for a place to keep your boat at the dock look elsewhere the rental map indicated the property was on the main area of Crystal River with a deep water approach. The actual location was a back water location accessible only by small Jon boats not bay boats. The water way was very tight and shallow and the dock was unusable even for casting from the dock . Both the outdoor deck and dock need replacing as the wood is rotting and unsafe. The house was fine except for the lack of hot water in the downstairs shower and the light ballasts need replacing in the kitchen and one of the upstairs bathroom. The AC worked very well. You have to download an app to get the access code and it has to have access to your-contacts photos and location in order to work. I am not a fan of this aspect.

The house was lovely. Could not use any of the exercise equipment. The lights downstairs were very hard to find to cut on. The house was cold and was not sure how to turn heat up. No blankets for the beds. The big deck on the water was so beautiful, but very shaky. The coffee pot was way to tiny for even 2 guest. The trash was piled up way high out front. I would stay here again in the summer. Thank you.

Great Location
Great location to snorkel with .manatees and within a short drive to restaurants, grocery stores, dive shops, ad a 2 hour drive to Orlando. There were 3-10 manatees behind the house on a daily basis. The stairs leading to the water are EXTREMELY slippery so be careful... I flell down them and got cut up. Glad u It was me and not my wife and kids. The bedroom off the dining room could use some blinds; there is no privacy in that room at all. There was trash in garage that was oozing on the floor and making house smell. We cleaned the garage floor and took it out, so we wouldn't get blamed for it. Trash was piled up, because the trash truck kept skipping the house; even though we pulled trash to the curb. Overall great house and amenities that made fantastic summer memories for my 3 kids. We would book again.

Great location to see manatees but beware before you book.
Upon arrival the neighborhood was beautiful but the two trash cans and two recycle cans were overflowing with stinky trash. The steps porch steps were rotten(some). The access door code worked once. Upon returning from dinner/groceries a couple hours later code no longer worked. This was about 10pm. I messaged the owners/manger and chat option with no reply for 12 hours. Luckily we found a sliding glass door off game room unlocked. Was told the next day when I was finally contacted the emergency # usually works but they were on a plane. The a/c in the game room didn’t work. This room was very hot being it’s surrounded by glass sliders and the sun rises on that side of the house. The manager was extremely rude saying it wasn’t that hot. (It was 92 that day) my elderly mother with bad knees was staying in the downstairs room that has a kitchenette and the plan was we’d hangout down in the game room mostly so she ne Ed had to climb the stairs. With the a/c inop this made it pretty uncomfortable. Was told it had been out but they hadn’t been able to replace or repair it.(window unit) i asked why I was t informed before renting but no good answer. I was again made to feel like it was somehow my fault. Manger/owner said “ why did you book a two story house then” umm because it had even downstairs needed for someone disabled…. Very rude. Also argued that the door code was accurate and implied I didn’t know how to use it even though I obviously used it to get in initially. Was given another code but it too didn’t work. After 4 codes, it finally worked. The double decker deck, yes the beautiful one in the pictures, is unsafe, rotten, some individual steps half gone due to rot aNd the structure sways ALOT! . Owners tried to say a deck specialist cleared it but I don’t know how with the amount of rot. Deck boards off main house were sticking up on corners creating a tripping hazard. Random 2x4’s leaned up against the wall in the game room. Had to move them so my nieces wouldn’t get hit if they fell. One of the bedrooms (with sliders to dining room) should have curtains otherwise there’s no privacy. The lights in the master bathroom weren’t working but maintenance came and repaired them along with removing the garage pileup at road. Mouse traps in the upper kitchen cabinets. Found a couple cans of soda under one of the beds. Beds were comfortable and the house was decorated in a trendy way. Carpet was brand new. Had a great time but no thanks to owners.

Very nice location, and good location for boaters
Beautiful location, and a good house overall. I would stay here again. Pros: - Location is amazing. Manatees came through the cove behind the house every day when the tide was up. - Water is beautiful and stays perfectly cool throughout the day - Kitchen was well stocked with cookware, utensils, etc. - Beds were very comfortable - Dock was great, and I was able to access it with my boat at both high and low tides. Use extreme caution at low tide, as the cove is full of lime stone rocks that can easily damage a hull / propeller. I would suggest swimming or poling the boat into the slip at low tide. Cons: - Propane tank for the grill was nowhere to be found, so we had to change our cooking plans. Bring your own, or talk to the host ahead of time. - One of the bedrooms is accessed through a sliding glass door (with no curtain), and therefore has zero privacy. More like an observation chamber for someone on suicide watch than a bedroom. Very strange choice... Would recommend a curtain between the dining room and bedroom. - The game room could use some love! New pool cues, ping pong balls and paddles at a minimum. Everything was there, but was beaten up badly and very hard to use. The foosball table is in disrepair, and is essentially unusable. - The steps leading into the water behind the house are extremely slippery, and there is no handrail - USE CAUTION when going in and out of the water! - Lighting in the house is incredibly harsh and unpleasant. They use bright, blue tinged LEDs throughout... This is partly a matter of taste, but I don't think anyone would describe it as cozy. Again, good overall, and I would book this place again. Addressing the aforementioned 'cons' would make this place truly unbeatable.
