\- Pets are allowed and will need to be approved prior to arrival. Pet fee is $150 for the duration of stay. Do not leave pets unattended while in the house and please keep off furniture. The house will be inspected upon departure for any damages which would be charged to guest.  
  
TO BE AWARE   
\- No air conditioning as with most Colorado mountain houses. Ceiling fans and windows opened for cross breeze will keep it cool.  
\- Children to be attended at all times and not allowed on the decks or outside unsupervised  
\- No fires or smoking anywhere on property. Wildfires are a real risk and there are no embers of any kind allowed. This is incredibly serious.  
\- For your safety and liability, we have exterior cameras pointed at the parking area and garage.  
  
PARK COUNTY & GOOD NEIGHBOR RULES   
\- No outdoor fires are permitted  
\- No parking on the street or roads  
\- No parties or events or additional guests allowed  
\- No music or loud noise outdoors  
\- Do not trespass pass marked property boundaries  
\- Do not feed the wildlife, it is against the law. Do not leave food outdoors on the deck.  
\- 6 guests permitted - occupancy based on septic. This does not include infants/young children in diapers.  
\- Quiet hours are 10pm to 7am. We kindly request guests respect the peaceful nature of our neighborhood.  
  
LOCATION & VEHICLE ACCESS   
\- The house is located 13 minutes off the main 285 highway.  
\- The last 1.7 miles is a well maintained dirt road.  
\- The driveway to the house is a steep dirt road - a high clearance vehicle is recommended and momentum should be maintained to avoid any difficulty.  
\- 4WD or all-wheel drive is REQUIRED for winter months (mid-October through mid-May)  
\- We have a snowplow service contracted for the winter months when snow removal or plowing is needed.  
\- Safety is our priority so be aware and engaged at all times when driving. The beautiful view can be distracting as well as the adorable deer, but please stay focused.

The home was beautiful, clean, very comfortable, and close to Pine Valley Ranch Park for fishing and hiking. The hot tub under the stars was so relaxing and exactly what we needed after a big work deadline. Hubby and I enjoyed playing pool. Erika was prompt to respond to any of our questions. Can’t wait to come back!

My dad and I had a wonderful stay here! The place was immaculate and beautifully designed with lots of perfect little touches! The kitchen was fully equipped for those that love to cook like us. It was a very peaceful and serene location with a gorgeous outlook just down from the house, and we had the pleasure of two large bucks visiting the yard almost daily! The yard could use a little love to make it even more dog friendly and beautiful, but otherwise the view from the deck was perfect! Would absolutely recommend staying here and will definitely book again!

We had a lovely time! This house is secluded and so many amenities. Gorgeous views and the outside deck and fire pit were amazing. Star gazing at its finest. We enjoyed the hot tub too! The kitchen is well stocked. Bathrooms clean and also well stocked. Softest towels ever and there were bathrobes! I would definitely stay again. Love the town of Bailey and surrounding areas. Perfect for leaf peeping! Thanks again for a great stay !

Had a great, relaxing stay. Spacious, cozy mountain home. Spectacular views, great amenities, and dog-friendly. Hot tub under the stars. Brief walk away from a beautiful rock lookout. Enjoyed listening to the eclectic record collection while sipping our morning coffee. Host is thoughtful - in house / amenities set up, instructions, and providing activity and restaurant recommendations.

#### Beautiful Getaway

The home is stunning beautiful place clean everything you need and more! The hot tub was clean and overlooked the most beautiful view! The kitchen is well stocked with clean organized items! The bed was heaven! The place was exactly as described if not better in person and working with the owner an ease, I would highly recommend you check it out for yourself!
