Offering a prime waterfront location just 25 miles from Auburn University. Situated on a private, wooded lot, it has a huge living area with a lovely fire place, an enormous 70 inch flat screen TV and a gorgeous view of Lake Martin. It’s a warm and comfortable environment with a mountain feel even though you\`re on the lake. Beautiful, large and fully stocked kitchen for home cooking with a dining area that will easily seat 12 guests. If you\`re not in the cooking mood there are several great restaurants within minutes of your perfect vacation spot. Everything from pizza and fish to great southern cooking! Relax lakeside on the covered deck or on our private dock watching the family enjoy the lake. With the house only 50 feet from the water, the covered deck is like an extension of the house and yard. There is ample outside area for gathering and visiting. The property is situated directly on the water. We are on the quiet side of the 49th Street Bridge. Our home is perfect for folks with fishing boats or smaller boats or rent our pontoon boat! There is 5 feet of clearance under the 49th Street Bridge. So the bigger boats don\`t come down our slough. Vacation Property Rental Agreement This Vacation Property Rental Agreement (hereinafter referred to as “Agreement) is for the property located at: 131 Lakeview Drive, Dadeville AL 36853, a 3 Bedroom 2 Bath Lakehouse, hereinafter referred to as “Unit.” I. SECURITY/DAMAGE AGREEMENT 1\. Security Deposit. A security deposit of $ 300 has been deposited with the Property Owner, or Property Owner’s designated agent (hereinafter referred to as “Owner”), in trust, as security for the performance by the Tenants of the terms under this rental agreement set forth following, and for any damages caused by Tenants, Tenants’ family, agents and visitors (hereinafter collectively called “Tenants”) to the premises or furnishings during the rental period. Owner may use part or all of the security deposit to repair any damage to the Unit cause by Tenants. However, Owner is not limited to just the security deposit portion of any security deposit amount and Tenants remain liable for any balance. 2\. Key Charge. A $\_25\_ fee will be charged to Tenants for failure to return any and all Unit related keys and/or gate access cards\* (\*if applicable). Such charge shall be deducted from the security deposit. 3\. Cleaning. Cleaning fee is $125.00\. All debris, rubbish and discards must be placed in garbage can, and soiled dishes must be placed in the dishwasher and cleaned. Tenants shall be responsible for any undue and/or unreasonable cleaning of the unit immediately subsequent to the Tenants’ departure. 4\. Damage charge. Any damage charges incurred by the Tenants not covered by the security deposit listed above shall be paid by Tenant within a timely manner. III. CHECK-IN/CHECK -OUT PROCEDURE 1\. Check-In. Check-in time is \_4:00 pm\_ on the day Tenant’s scheduled reservation begins. No early check-ins absent prior consent of Owners. Two days prior to arrival, Tenants will be given their key code as well as any special instructions or updates that may be applicable to the Unit. 2\. Check-Out. Check-out time is \_10:00\_ on the day Tenant’s scheduled reservation ends. Any delay in check-out, absent prior consent of Owners shall result in Tenants being charged for another night’s stay. IV. USE AND ENJOYMENT OF UNIT AND PROPERTY 1\. Use of Premises. Tenants shall only use the Premises as a residence. The premises shall not be used to carry on any type of business or trade, without prior written consent of Owner. Tenants will comply with all laws, rules, ordinances, statutes and orders regarding the use of the premises. 2\. Quiet Enjoyment. Tenants shall be entitled to the quiet enjoyment of the premises, and Owner will not interfere with that right, as long as tenants do not interfere with those rights of other tenants. 3\. Smoking. This is a NON SMOKING HOME. 4\. Pets. PETS are not permitted in the house under any conditions. 5\. Furnishings. The units are furnished and equipped by the Owner to owner’s taste. All units are set up for light housekeeping, daily maid service is not included in the rental rate. Unit is stocked with at least one roll of toilet paper per bathroom and an initial roll of paper towels. All cleaning products are provided. Bath towels and linens are provided by owner. Beach towels are not provided. Please don’t bring bath towels to the lake. 6\. Use of Grills. Grilling is permitted on the patio. 7\. Locked Areas. Areas that are locked, such as Owner’s personal storage spaces, for which Tenants are not provided a key, are off limits to the Tenants. Any attempt to enter locked areas is cause for immediate termination of this agreement, forfeiture of all monies paid, and Tenants will be liable for any damage and/or missing items. 8\. Falsified Reservations. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 9\. Written Exceptions. Any exceptions to the above mentioned policies must be approved in writing in advance. 10\. Water and Septic. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the plumbing system, you could be charged damages of up to two hundred dollars ($200). V. HOLD HARMLESS 1\. Owner attempts to maintain the Units in the best of condition. Owner expresses no guarantees, express or implied, regarding suitability or fitability for any particular purpose. Owner does guarantee that appropriate repair and/or replacement will be performed as soon as possible under prevailing circumstances. It is Tenant’s responsibility to immediately notify Owner of any issues that they incur during their stay so that the repair and/or replacement may be promptly taken care of. Owner is not responsible for any inconveniences for which Owner has no immediate control. Owner shall not be held liable, or otherwise take any responsibility, for any injuries that may occur to Tenant, and/or Tenant’s invitee, that is caused or permitted to be caused by the intentional, unintentional, negligent, or careless acts of said Tenants, and/or invitees. By the written or electronic endorsement of this Agreement, Tenant agrees to forever hold-harmless and indemnify Owner form any liability and/or responsibility arising there from. ENTIRE AGREEMENT. THIS AGREEMENT, COMBINED WITH ANY AND ALL COMMUNITY RULES AND REGULATIONS (IF APPLICABLE) SERVES AS THE ENTIRE AGREEMENT. NO ADDITIONAL PROVISIONS ARE EXPRESSSED NOR IMPLIED. The location was perfect. Quiet with very little boat traffic. The house was clean and comfortable. And renting the pontoon boat for the week was the best. The house is in a great, quiet location which was great for my two special needs kids. I was a little disappointed to see that there was not a paddle board on site even though I was told there was. Dishwasher doesn’t do a great job of cleaning so we pulled some dishes out of the cabinet from the previous stay that were covered in mustard and ketchup. The inside is light and bright and comfortable. The bedrooms are nice and the bathrooms are clean— plenty of hot water even with 6 of us stating there. Also we cooked most of our meals and the kitchen is well stocked with cookware, dishes, utensils etc We came specifically to go to the auburn game but made a long weekend of it. We rented the boat with the property to ensure ease of going back and forth under the low bridge nearby. Plenty of places for us to sleep and be comfortable. The property was clean and included all we needed for a pleasant stay. The hosts were very responsive to all questions and needs especially when we needed assistance on the lake with the pontoon boat. The boat had many sizes and makes of safety vests on board, all well used. The compartments that held the vests were a bit dirty and bug infested but we got over it. Beyond having a bit of fuel-related mechanical trouble on the boat, we would rent it again. You can’t beat being on the water on a sun-filled day! Be warned, the driveway to the property is very steep, as are some of the steps to the house, so an all-wheel type of vehicle is best to traverse the hill. The lake is beautiful! ##### Veronica H. The weather was beautiful and over our 3 days of fishing, we caught over 100 fish. The cabin is beautiful and plenty big for a family and the area is so peaceful and serene...we never saw another person our entire trip! Definitely recommend this cabin! ##### Paige Y.
