Terrible experience. When we arrived at the property, the place was very dirty, poorly maintained, and in very bad condition. It was obvious that there had been no proper upkeep. The condition was so bad that we decided not to stay and had to leave immediately. Even so, we were not given a refund. I find it unacceptable to charge guests for a property in that condition and then refuse to refund them when they cannot even stay there. I do not recommend it at all.

Having changed our flights so we missed Hurricane Melissa, we arrived two days late to be met by Miss Delancy, who showed us some places of note on our way to the cottage.The cottage made a good and convenient base for our month-long exploration of North and Middle Caicos. Rental of a car is essential even if quite pricey.The lonely cottage is located about 2 km each direction over a mainly sandy road. On our second day, we discovered a nearby lovely isolated sandy beach, (East of Horsestable Beach) that provides entry to safe swimming depth in a few easy steps for daily swims.The main room is large and airy with fans. Air flow is maximized with all the doors and windows open.The mini-split Air Conditioner provides good cooling making the master bedroom comfortable for sleeping.The limited windows and ineffective lighting arrangement made it necessary to move one of the bedroom table lamps around the kitchen and dining area. Dishwashing must wait till morning light. The limited kitchen utensils were supplemented with items brought from home and others purchased locally. Our ability to be flexible and “make do” learned during many years of boating was useful.The gazebo is a lovely place to eat lunch and relax when the breezes keep the mosquitoes away.We had a thoroughly good time for our first vacation on TCI.

Friendly, comfortable, and clean

We enjoyed our stay on the island and meeting with Mrs. Delancy was a pleasure. She was kind in meeting us at the dock and we followed her back to the cottage where she gave us a welcoming tour of the house. The house was spacious, clean, and comfortable. The cottage was in a secluded area and about 5 minutes down a rocky road, but we felt safe and enjoyed the peace and quiet. The water pressure was adequate in the bathroom and shower. The kitchen was well equipped. The house was close to one of our favorite beaches on the island. We would be happy to stay here again. Thank you Mrs. Delancy.

Not up to American Standards

Henrietta is a gracious host and I enjoyed meeting her. This home is probably a ten to the local community, but Americans beware. I knew going in that the living room had no AC, but the AC’s in the bedrooms were inefficient to our standards. Also, I can handle bugs, as I live right on the water of galveston bay. What I cannot handle is roach droppings in the sheets or on all of the plates and utensils in the kitchen. I fumigated my luggage with an ozone machine when I got home!

We booked the property on in March 2024 according to information that the cottage is located 1 min walk from the "Horsestable Beach” - only because of this reason we booked this cottage. The point / location of the cottage on the map of the advertisement from host was shown the same. On the day of check-in after meeting with host and during the drive, following host-car, we noticed that we are very very far away from the address-location of advertising and from the “Horsestable Beach”. As we arrived the cottage the host confirmed that the "Horsestable beach" is far away from the house, that for us was absolutely NO GO and we broken the Check-In process. The host also didn’t informed in the property description that the last 2,5 km way to the house required minimum small SUV-CAR with higher clearance because of 2,5 km way on unpaved road. This missing information is also very important for the customers because as far the rental-car is small or has not enough clearance that could lead very fast to the car damage and additionally to drive on such unpaved road required slowly drive that take more time as it shown in advertising. Internet access didn't work, the host was not able and didn't want to help. Very close to the cottage is construction area.

Advert not encouraging with the chain link fence. Too dark inside needs a complete internal paint job. Lighting in the kitchen inadequate. Bathroom needs re tiling or re grouting. Shower head didn't work properly. Seating by TV uncomfortable. Mish mash of kitchen utensils and pans looks like cast offs from other homes. No small sharp knives or potato peeler. Aircon old and inefficient - non in main living area. Isolation OK but should be warned about the track and the need for a high ground clearance rental car. Henrietta was charming, enjoyed the villa despite the above. Would definitely return if the whole house got a much needed upgrade.

If you are looking for a quiet island getaway, you cannot beat Delancy‘s cottage! This was our first time to Turks and Caicos and our experience was definitely the relaxing beach vacation we were looking for. Miss Delancy was an exceptional host. Provided all of the tips we needed to arrange for the ferry to North Caicos, rental car, sightseeing, restaurant, and beach recommendations. She was even able to help us get some fresh local fish! The cottage is very close to many beaches. Our favorite was less than a mile away and each day we were the only people on the beach. The most beautiful water we have ever seen!

Very quaint. If you are looking for privacy and quiet off the beaten path you'll enjoy this unique property. Provo is nice but spend some time in North Caicos.

Nice quiet island cottage

A nice rustic cottage. We enjoyed being away from the crowds here. There are plenty of nice beaches on north and middle Caicos. You’ll need a rental car, which can be picked up at the ferry dock. Don’t be afraid of the unpaved roads.

Quiet, peaceful location. The cottage has wifi, air conditioning, full kitchen, 2 bedrooms--all we needed for a very pleasant stay. If we come back to North Caicos, we'd stay here again. Henrietta was very helpful, guiding us down the road and showing how things worked. She even had some cold drinks in the fridge.

The perfect getaway as always!

This was our second time staying at Delancy’s and the experience was as great as ever. The perfect getaway spot for those needing fresh air and some quiet. North Caicos is wonderful and there are so very delicious places to eat and drink. Highly recommend!

Fantastic getaway house in gorgeous North Caicos!

Delancy’s Cottage is the perfect escape that provides a relaxing and restful space away from it all! The property is lovely and offers a sublime view of the untouched nature surrounding. Great restaurants, beaches, and stores with necessities are just a short drive away. Exploring North and Middle Caicos by car is a must! Henrietta and her family were exceptionally kind and great hosts. Very welcoming, informative, and helpful. Thank you!

Delancy was perfect for us. The site is secluded and no neighbors around. The bedrooms are air conditioned and all appliances worked including WiFi It is located a long way down an isolated road which is perfect if that is what want. The owner is wonderful and met us at the ferry to show us to the site and give us all the information on the area. She even arranged our taxi and rental car
